Just the perfect place for you if you´re traveling and looking for a good bed and kind people! It also has a good breakfast and it´s quite near from the main touristic points in Brighton, especially the pier! Loved that!

Room Tip: All the rooms are just fine!

The Kelvin Guesthouse is located in a road right opposite the Brighton Wheel, making it very close to the city's main attractions. This is extremely handy for travel if you don't have a car and don't fancy journeying on public transport. The hotel itself was clean, and to a large extent so was our room, bar a few marks on the wall, and one of the bedside lamps did not work. The en-suite shower was hot and easy to use, but the shower head slumped down when we tried to keep it at a decent level, meaning constant adjustment was needed. Free WiFi is provided, but the connection was not great and cut out a few times from our room on the third floor. Breakfast was OK but the Full English was a very small portion in our opinion, which was disappointing. A decent selection of cereal was also available. While the location was a plus point from a travel perspective, at night sleep was very difficult to come by. With no air conditioning on the two hottest days of the year, we were forced to keep windows open, which exposed us to the cacophony of seagulls, who seem to never sleep and drunk people staggering home for the whole night. Service was friendly and the place comes across as a family-oriented guest house which is a good thing. When we arrived we were greeted with a sign that asked us to call someone as the staff were out, so we had to call and collect our keys from the kitchen after being instructed to enter a key code to open the door. I didn't have a problem with this but it may not go down very well with other guests. And when we came to pay our bill after breakfast the next day, we were informed that we had already paid a £105 deposit, despite choosing to pay on check-in on hotels.com when we booked. This could have caused serious problems with money if we had not been so fortunate with our finances. Despite a few gripes we had an enjoyable stay in Brighton at the Kelvin, if you want a good hotel at a very good location to enjoy all the main attractions then this guest house will probably be fine. (As long as you bring ear-plugs!)

Room Tip: A room facing away from Madeira Place may be slightly less noisy.

Having stayed at the kelvin twice before under the ownership of Paul and Shaun, we were disappointed to find out they are no longer there......and doesn't it show. It is now just another tired B & B which serves a purpose, close to all amenities but no friendly hospitality which really helped make your stay a special one. A phone call to get into the place, shower head broke ( although replaced on request) tea making facilities not replenished, worn out décor. The ' luxury ' king sized bed was two singles put together. Not the worst place in the world but wont be going back

We stayed here over a weekend for my birthday last week. What a lovely little guesthouse.
We arrived early at Brighton (10am) however our check in wasnt until 2pm, so rang the hotel and was advised to come straight away as our room was already cleaned and ready for us.
Room was small but clean and perfect for a couple on a weekend break. The Kelvin is about a 2 minute walk to the pier with views of the Brighton weel down the road. Shops and bars are also very close but sound is minumul of a night time considering.
Breakfast in the morning was perfect and served until 10:30.
The only bad note i would add is that on our last day (Sunday) our train wasnt until 5pm and we asked if we could leave our bags there which wasnt allowed so we had to cart them around with us on the last day. Iv never stayed in a hotel without this facility but i suppose every hotel has their own rules. I have a feeling they may not have had the room/space to hold bags as there isnt an office or offical check in desk. Other than that this B&B is perfect for a short stay in Brighton. Owners/Cleaners are also very friendly :)

I paid £100 for 'luxury king size room'. Room was small; the king sized bed 2 beds put together; cheap mattress; cheap duvet and pillows; flimsy curtains. Mediocre breakfast; waitress smoked fag in our sight; no help with buggy. Unwelcoming and depressing.

Myself and two sisters stayed last weekend and found it very comfortable and above all clean (we did the hotel inspector thing and checked for matress protectors!!!) Patrick was brilliant, very helpful. Breakfast was lovely, nothing lavish but lovely nonetheless. We had the room on the ground floor next to the entrance so it was a bit noisey when people were coming in at 2am! Other than that it was great, only 5 minutes walk to the beach and a little longer to the shops.
Trying to re-book for my Birthday weekend in December now.

Room Tip: I suspect a room on an upper floor would be quieter!

The Kelvin is a pleasant, value for money short stay guest house. It does not claim pretension like some of the other gaudy "fun palaces" one can stumble across in Brighton.

It is in an excellent location, close to the seafront, the bus station and some splendid restaurants and pubs.

The reception we received was both sincere and welcomed after a very long journey. The room was comfortable and breakfast more than adequate.

Whilst one can always find fault if one seeks to, as other reviews show, frankly I got what I paid for and was more than happy with it.

Recommended.
