The hospitality is definitely what makes this place great. The chaps are so welcoming and friendly, yet without being intrusive.

I visited with my partner and our dog and all were very happy with our weekend. The location is great as it's set just away from the busy areas which is what I wanted for a relaxing time away but is only a very short walk from the centre of town and the beach.

The trip was topped off with a delicious breakfast, with an extra sausage thrown in for our waggy-tailed friend.

We are a family of four (two young sons) so wanted to have one room for us all. We had room 8 which fit two doubles and an en suite.

The room was cosy, but as we didn't spend that much time in it, it served its purpose, with a TV, DVD player, tea and coffee and lovely white towels.

The shower was a mixer one over a bath, so if you have mobility problems it's not great, but then again I doubt you'd be put in this room as it's the top floor.

I took a sneak peek at the other rooms and they were nicer in terms of decor than ours. But we wanted to be together so the sacrifice was made.

The owners were lovely, so welcoming, with some great tips, ie don't bother with the glass bottom ride in the sea life centre! They recommended a couple of good restaurants too and told us that we couldn't miss the pavilions!

The breakfast was huge...even our 12 year old struggled!

In terms of location, it was fab...a short walk from the beach.

Would I stay again? I probably would as it was great value for money, and so very friendly.

This guest house is small and friendly. The guys who runs this place are so friendly and very helpful. Each morning for breakfast there is a choice of tea/coffee fruit and cereal followed by a full English breakfast.
Set in Upper rock gardens, away from the hustle and bustle, its only a few minutes stroll to the seafront, 10 mins to the pier or shopping malls. Casually walk along Steine street and there are loads of coffee shops, restaurants, hairdressers and shops.

I have stayed in the majority of the rooms and each are unique, some are a little tired, however, given that we just want a clean tidy room with tea/coffee making facilities, a hot shower it ticks all the boxes. And unlike a lot of the other guest houses/ hotels you get such a warm welcome and goodbye that you feel that you want to come back, and I do time and time again.

We stayed at the Avalon with our 3yo twins for three nights and were treated in the kindest and friendliest manner possible by the lovely guys who run this place.
The family room has two double beds and everything we needed for a relaxing and enjoyable stay. Three of us are vegan and one veggie and Brian went out of his way to make sure we had a huge and filling breakfast every morning; even getting soya yogurt in especially for our little ones!
The carnivores were also well provided for with hearty full english breakfasts and the atmosphere is warm and welcoming. The hotel is clean and comfortable but what really makes it special is the nothing-is-too-much-trouble attitude of your Hosts. Highly recommended!

we had a great time and would most definitely return, the room was clean and had everything we needed, the owners were extremely helpful providing us with parking permits and a full english in the morning. Cannot recommend highly enough!

Very welcoming and accommodating, nothing was ever too much trouble. The guest house itself had a lot of character, which makes it unique but homely. I stayed during the time of high winds & flooding in February, but I couldn't hear anything during the night. Breakfast was delicious. Wi fi was strong, rooms had all you needed and were tidy. In a good location to anything you need and the pier. I would very happily stay again.

The Avalon guest house is a perfect place to stay in Brighton. This is our second stay at the Avalon.. All the rooms are very clean and comfortable and well designed. The owners are great. The breakfast room and breakfast couldn't be better. We had no problem parking as they supply you with a parking permit for 24hours which only cost £7.50.It's a approx. 15mins from the station and very close to the sea front.

Room Tip: All the rooms are very nice but of course the ones at the back of the guest house are quieter.
