My daughter booked this property for her sisters hen weekend, we were a mixed bag of young professionals, mums and aunties. First impressions of the property were very good, the hot tub is a bit odd as it as the front of the property, but it was hot and worked fine, we didn't use the back outdoor area as it was a bit chilly. On arrival we were met by the plumber just leaving the property, he pre-warned us that the downstairs toilet was liable to blockage and flooding, as the water level rose precariously to the top on first flush we boycotted that toilet and used the upstairs bathroom.
On the whole the property looks good but on closer inspection you can see lots of wear and tear, such as kitchen kickboards pushed in, the fridge doesn't close properly, when you open the upstairs bathroom door it bangs into the sink, the extra beds are fold out foam squares. Comfortably the house sleeps 8, the rest of the beds are sofa beds or the foam squares, but for a weekend that's fine.
We were told there was parking outside the property, there is but only for 4 hours.
We unloaded our goodies ready for the weekend only to find them soaked through as the kitchen tap leaked, we used the bathroom handtowels to soak up the leaking water as there was only one teatowel in the kitchen. The dishwasher did not work, the crockery came out more dirty than it went in and the dishwasher tablet was just sat inside the machine, we had to do wash up by hand and dry using bathroom hand towels.
The house is very high tech, maybe a little too high tech as it took a while to work out how everything worked. There were a few other little problems with the property and it definitely had a bit of wear and tear.
At the end of our stay, we cleaned and tidied the house and waited for our deposit to be returned. One Month later I have finally been refunded some of the deposit, less £54 which has been withheld for missing tea towels/handtowels and damage to a shower door (which wasn't working so we couldn't use it).
Be warned if you are going to stay here, ask for an inventory before hand as were accused of stealing handtowels and teatowels.....Really!!!
Lovely house, nice location. Needs to bit a little more organised eg explaining where all the bedding and beds are etc but other than that itwas perfect and ver6 modern x

we had a family weekend away in this lovely house. A very convenient location with plenty of space for the 6 of us and two little dogs. The bikes at the end of the road made it very easy to get to Brighton town centre and the marina, with lots of wonderful places to eat and drink. Recommend Marmalade at the end of the road, The New Club and the Black Lion in Brighton and Chez Mal in the Malmaison Hotel in the marina (all dog friendly).
The only downside is that extended parking is tricky with most places close by having a 4 hour limit and no return within 2 hours (which caught us out and stopped us just extending the parking !)
Spent my 30th here and it was fantastic.
Great location, enough space for everyone and a brilliant garden/hot tub as well! It was perfect.
This house was the best place to host a hen party. It was a great location for walking into Brighton city centre and the space worked really well.

I booked this house for my cousins Hen party weekend in June. I fell in love with the house just seeing the pictures, but the house was even better in real life.
There were 10 of us the first night and 13 of us the second night, we all slept comfortably. Location was great, only 5 mins in a cab to the centre.
Myself and a few others arrived a few hours before the bride, to decorate the house and to set up. When my cousin walked in she actually cried as she didn't expect such a lovely house and all of the added touches we had gone to the trouble to make it so special. The hot tub was the best part of the house for us, but it was all decorated and furnished very well. Couldn't fault it.
I have received so many thank you texts for finding this house, from more or less the whole of the hen party.
You will not be disappointed!!!
I would definitely recommend this house to anyone. Emma who I dealt with was so lovely and didn't seem annoyed at all with my 100 questions.
TIP: The cafe at the bottom of the road called Marmalade was so good. We ate there just for convenience when we left Sunday morning. But we wished we had our main brunch there on Saturday instead (we had brunch at Silo, which was not great). So good to know you have that there.
TIP: Rather than carry bottles of drink on the train for the group, I ordered a sainsburys delivery. Which arrived no problem.
