We had a wonderful stay with Richard and Lorraine. Our room was clean and they thought of the smallest details like earplugs. Breakfast was wonderful, too! The location was perfect. We had easy access to everything we wanted to visit in Brighton. Highly recommended!

I stayed for 2 nights with a friend and had a wonderful stay. Lorraine and Richard were great hosts really friendly and welcoming.
The room we stayed in was the pier room, it was clean and bright and was furnished to a good standard.
The breakfast was fantastic, cooked to order with local produce.
The Guesthouse is in a great location, close to the sea front with it attractions and a short walk to the shops and restaurants.
I have stayed here before and I will definitely be back

Apologies for the lateness of this review, but felt I had to do it. This is one of the most comfortable and clean hotels I've stayed in. Stayed for a week just before Christmas and the owners couldn't do enough for you. The breakfasts were to die for and made to order. Now live in Brighton but would certainly recommend this place to anyone coming to see the city.

Welcoming hosts- Very clean room with fresh decor and accessories- Excellant good quality breakfast- Great position to access main attractions- Item left behind in room was quickly forwarded at no extra cost. Enjoyable stay and a place we would recommend.

A few reasons why this is a brilliant b&b:

1) Fabulous location with Brighton Pier and the iconic Ferris wheel on the doorstep. Also within walking distance from the pavilion and the Lanes shopping centre (and choccywoccydodah, which was awesome.)

2) Very welcoming and friendly staff. During our stay, my partner and I got engaged and were genuinely congratulated and even presented with a bottle of champers. Really lovely gesture.

3) Parking was easy enough with one of the parking passes - we got a spot right outside the door

4) Rooms beautifully decorated to be light, airy and modern. Very clean. Pretty quiet even though there is a pub close by. But a fresh pair of earplugs were provided to ensure a great nights sleep. Comfy bed helped too!

5) Breakfast was sooooo good in the quaint little breakfast room (which was open for use all day, even if you wanted to bring in some fish and chips and have your own evening meal in). Sausages, locally sourced, and divine!

All in all excellent stay - would recommend to any of my friends (already have in fact!), and would certainly visit again.

Room Tip: Pier view was a beautiful room - nice dresser and great view of the Ferris wheel.

The hosts were very friendly and did everything to make us feel welcome. The hotel is very clean, the rooms are of good standard and the location is great. We will definitely come back, hopefully very soon. Ten points from us!

An excellent B&B and very warm welcome. Rooms are of a really good standard with a lot a thought going into making them comfortable. The owners were very helpful and the service was first class. Easy walk to the lanes but far enough to be quiet and relaxing. Highly recommend you stay here.
