My fiancé and I have just spent the weekend at Black Rock House, Hastings and were impressed with everythng. The breakfast is, without doubt, about the best I have ever eaten. The room was beautiful with excellent linen on the bed. The bathroom spotless and well appointed. As for the location, it is a short walk, albeit downhill, to the town and the beach. The plus side is that there is a lovely view of the sea from the bedroom window if you stay, as we did, in the Turret room. Parking is easy as there is plenty of space on the road outside with parking permits provided.
The welcome we recieved on arrival, with tea and cake, set the scene for an outstanding weekend break.

Room Tip: If you want a sea view, select either of the rooms at the front.

I have never written a review before, but felt compelled to share my thoughts about this truly faultless B and B. My husband and I spent 2 nights here in May. Our room and everywhere else was spotless, the bed fantastic, decor exquisite and breakfast one of the best I have ever eaten! My husband has often said I'm a harsh critic, but for the first time ever,I found this place absolutely faultless!!

Myself and my colleague stayed here for two nights in may 2013.

We were here on business and have stayed at many of the local hotels, b&b's and boutique hotels in Hastings and Bexhill over the years and this has been the best hotel in the area so far.

The rooms are tastefully decorated and the bed and bedding extremely comfortable...

Don't risk those tired hotels on the front, come and stay here. Well recommended....

This place is absolutely lovely. Great room, great bed, great bathroom, lovely breakfast, friendly owner and staff and good value. Its a beautifully decorated house, closer to the look of a boutique hotel than a coastal bed and breakfast. The only downside is that its up the hill from town.... bit for the price that is a fair compromise. We would go back in a flash!

we spent 1 night here in chilly March. a warm welcome by the owner who was friendly. the hotel was spotlessly clean everywhere. Our room the garden room had lovely well made wood furniture and a powerful shower unit. Breakfast had lots of choice not just the usual. little touches like fresh milk in a fridge hidden in the wardrobe were great. A very relaxing grown up break I will definitely return, thank you. Ps the bed was very comfy

We stayed in the turret room which was just perfect - spacious and clean with lovely attention to detail including good coffee and homemade biscuits. We were the only ones staying and yet the breakfast selection of fresh fruit and cereals was amazing - nothing appeared to be scaled back. It's the kind of place that you almost resent leaving . I could happily have checked in and not left until the following day!

As Hastings B&B's go - this is a jewel!
We were welcomed by Yuliya and shown to the turret room which was a cool and elegant suite comprising of bedroom and large bathroom and dressing room. There were many lovely homely touches - facilities to make fresh coffee and excellent quality tea etc, fresh milk in the fridge, biscuits, and mineral water in carafes. The whole house looked like the love child of Edwardian elegance and New England chic - no detail was overlooked.
The breakfast choices were impressive, catering to every taste - we had the full Sussex and the smoked haddock and poached eggs.
This small boutique B&B (only 4 rooms) is an excellent example of how good it should be.
I cannot recommend this highly enough.
