Go and be greeted as if you were old friends into this beautifully restored family house. Penny and Trevor will make you feel at home and nothing appears too much trouble for them. The rooms are immaculate with all that you will need for your stay. They provide vegan snacks, fruit, and filtered water in the room. The continental breakfast was amazing – you’d be hard pushed to think of anything vegan that wasn’t available...even home-made spelt bread was provided. Their dogs too are very friendly, but will be shut out of the way if you are at all worried by them. We definitely intend to return.

Lured by the excellent reviews and the prospect of dedicated vegan hospitality, my wife and I booked a three night wedding anniversary celebration stay at BayTree House. Trevor and Penny gave us a warm welcome and showed us to our chosen room 8, the executive double/triple bedroom with an oriel bay and ensuite. The room was bright and tastefully decorated, with nice touches such as the bottled water and bowl of vegan goodies, including plain chocolate, fresh fruit, dried cranberries and nuts. Refreshed by a pot of tea we enjoyed one of many chats with our genial hosts in the comfortable and characterful sitting room, talking about all things vegan and otherwise, in particular food and the ever important local restaurant recommendations! A second warm welcome, with vigorous tail wagging and hand licking was provided by the handsome family dogs, Rummy and Bullah. The following day, as we are not fans of memory foam mattresses, a choice of two other rooms was offered and we settled for room 11, a double aspect Superking/Twin, with integral vanity unit and the use of a superb and spacious luxury bathroom. Breakfast lived up to it's reputation as described by previous reviewers, an enticing and artistically arranged selection of cereals, mueslis, nuts, seeds, various non dairy milks, yoghurts, fresh fruit, artisan/homemade bread and jam, and a fine selection of teas. The house is brimming with architectural delights such as beautiful original fireplaces, complimented by attractive antiques, stylish furnishings and accessories. In discussing the restoration, it is clear that Trevor and Penny's hard work, determination and passion were crucial in realising the potential of this impressive and charming Victorian villa. The location proved very convenient, with only a short walk taking us to the town centre and seafront. Overall, we had a relaxing and enjoyable stay in excellent surroundings and a friendly atmosphere, thanks to Trevor and Penny, whose care, eye for detail and easy going rapport should ensure that many more people from all walks of life will have a memorable experience in this wonderful vegan gem!

stunning Victorian property and beautiful garden with views. Rooms very stylish and comfortable. Most rooms have ensuites but good bathroom facilities for those that dont. Nice location near large park and easy to get into town. Breakfast is wonderful and the hosts very friendly. Lots of attention to detail to make staying there a delight. Looking forward to going back.

We have been visiting Hastings and staying in various hotels for the past few years and nothing has compared to the Baytree House which we discovered only last week. The minute we walked in, it was like walking into a palace. We were treated like old friends by the hosts Penny and Trevor and it felt like home. Penny and Trevor have lovingly refurbished this beautiful late 19th century Gothic building - absolutely no expenses spared and with exceptional attention to detail. Our room had lovely views onto the garden, a selection of healthy snacks we could not resist and a DAB radio. Apart from being a vegan B & B which meant a lovely healthy non-cooked breakfast, it is also a dog-friendly house. Our spoodle Ted was also made welcome and while we were out in the evening, our hosts 'dog sat' and visited Ted to make sure he was ok. This guest house is situated 5 minutes walk to the beautiful Alexandra Park, about 15 minutes walk to the station, town centre, and the sea, and a further 5 minutes walk to the old town. We would recommend the Baytree House to anyone without hesitation.

My boyfriend and I are both carnivores and enjoyed a great stay at the Bay Tree. The house has wonderful charm - as do the friendly hosts. The rooms were delightfully comfy, clean, spacious and provided a great night's rest. I would love to return - and if I were ever in the area I most certainly would. The breakfast was a highlight of our a stay - so much nicer than the usual 'heart attack on a plate'. It offered a range of top-quality cereals, mueslis, jams, breads, berries, fruits, etc.; afterwards I was extremely full - but felt healthy for a change! Overall we had a wonderful stay and I would recommend it to all - not just vegans or veggies. Oh and the value is excellent - compared to other B&Bs of a similar price it is miles better, and sadly I have paid a lot more for a lot less in the same area. Quality, care and value are provided at the Bay Tree.

Firstly, to all of the people who wrote previous reviews, thank you... you described a guest house that absolutely matched the type of getaway that we wanted for a home away from home. And to Trevor and Penny, thank you so much for your hospitality. We thoroughly enjoyed our stay.

The house is beautiful, having taken painstaking years to refurbish with amazing attention to detail. The rooms are a good size and very well laid out. Do not expect a TV or radio, but do expect fruit, snacks and plentiful bottled water. The bathrooms are well stocked with toiletries and towels. Despite the temperature hitting at least -5C and snow outside, the rooms were lovely and warm.

Breakfast is a vegan feast, with organic breads and make-your-own muesli ingredients, yoghurt, fresh fruit, juices, and more traditional (organic) cereals. Trevor makes sure that you have everything that you want.

There is a lounge that you can use (with a TV if you need it) and Penny and Trevor check in on you every so often, asking if you want a cup of tea.

We brought our dog who is a younger and more boisterous version of 'the boys' (Rummy and Buller). They are beautiful flat-coat retrievers who are super friendly. Penny and Trevor make sure that they do not dominate the house in the way some pet-friendly guest houses can be over-run. And yet you can tell the boys are a big and beautiful part of the family.

Penny and Trevor have put a great deal of thought into the experience they want people to have of their home. They are deliberate in choosing to advertise as a vegan b&b when others advertise as 'vegan-friendly'. They are also very deliberate in the attention to detail in the surroundings and facilities, so that there isn't much that you could suggest will improve the place... and if there are things missing (again the TVs in rooms thing), that is also deliberate.

I would recommend the Bay Tree to couples looking for a quiet and comfortable stay-away; to families with children who will find the house and garden great fun; to dog-owners who will be made to feel very welcome; and to breakfast-eaters everywhere, whether you are vegan or not. You will not be disappointed.

My girlfriend and I stayed at the BayTree for a one night stay in January. What a wonderful, beautiful place to stay! We were greeted on entry with extreme warmth and hospitality. The building has gone through extensive restoration and no expense has been spared, it's truly wonderful. The breakfast was great, a dazzling array of cereals, excellent artisan bread and loads of fresh fruit. This is a vegan hotel, my girlfriend is a vegan but I am not, and this was not a problem whatsoever. There was more choice, better choice than I have ever received in any non-vegan oriented hotels, I was truly spoilt. The bedroom was beautiful with loads of original features, and a lovely big comfy bed. In the lounge is the most amazing fireplace I have ever seen! The couple that run the hotel are warm, friendly and inviting, you know that these people are doing this because they want to, not because they have to and therefore the happiness and brilliance of the place shines through. I would thoroughly recommend this to anyone who asked, with no reservations whatsoever! GO!!!!!!!

Room Tip: Book in advance if you have a dog as not all rooms are available to dog owners, which is also a good...
