I appreciated the service, the friendliness and helpfulness; the breakfast was excellent, very well cooked Englsh breakfast in a typically British, rather sophisticated atmosphere with a grast vie on a garden; there is a bar in the hotel; the rooms are comfortable and big; the beds are very good; everything si absolutely clean and well looked after.

Was rather worried by the past reviews, but booked this hotel anyway. We were greeted at the door by the manager, given an 'upgraded' room and made to feel very welcome. Our room itself was newly furbished - simple, elegent and spacious. The bed was one of the loveliest we have slept in! The only negative regarding the room was that there was not a mirror other than in the bathroom, but on mentioning this was told the hotel was awaiting delivery of some. Breakfast was good and well served, in a room that can only be described as 'Jane Austen romantic' - it is great to see the new owners refurbishing to the style of the house. The exterior is a bit of a let down but, in our view, belies what lays within. Would definately book again if we were in the area.

I booked a family room at short notice and then I read the reviews on this hotel which were not good, so I expected the worst. Although they advertise a family room they did not have a cot, but bought one just before we arrived. The only draw back was that it was at the top of the hotel and carrying luggage and children it was a bit of an ordeal. The room was spacious and had an en suite. Not quite child friendly since there was plate glasson top of side tables and dressing table which were not secured. Paul the manager did point this out to us, The room had recently been decorated and new carpet had been laid. Scaffolding was in place at the back of the hotel and the windows were in need of a clean but little point whilst there was work being carried out.
The breakfast was suffiecient and you could ask for more.
The hotel is still in need of up dating but it was value for money

Rooms
The hotel is mid-refurbishment. In truth, it should be closed until this is finished. The rooms, which smelled strongly of paint, had grim, threadbare and filthy carpets. There was no television. The little cartons of milk beside the kettle had gone off. The 'double' bed was minute. The whole experience was 'DSS'.

Service
Breakfast was a somewhat shambolic experience, with insufficient cereal bowls and milk.

Value for money
£90 for family rooms for a night might sound like good value - but we all left feeling dirty.

Overall
Pay a little more and go somewhere pleasant.

Dirty windows, dirty room, toilet leaked & decor completely out dated. The hotel is just generally run down & needs to be renovated before charging people £61 a night for a dirty, dusty room & scruffy staff.

Went down to Hastings for weekend to watch football at Pilot Field with 2 other couples. Greeted by pleasant young lady and allowed to book in early so could get off to match. Our room was a family room, with ensuite shower room, which was spacious for the 2 of us; our friends had double rooms. We understood that new owners had only taken over that week and that they had plans to refurbish the hotel. The hotel does need some TLC to modernise it - the flock wallpaper is a bit dated. However the beds were comfortable, breakfast on sunday was good, and we kept the barman occupied saturday evening in the lounge bar (could be better stocked - no beer!)
Overall it was very good value for 1 night's stay. The hotel being within walking distance of Warrior Sq and the beach.

Forget your anonymous, pre-packaged sanitised, featureless chains, this was a real, old fashioned English seaside hotel experience. The hotel is conveniently situated just a short walk downhill to the beachfront promenade, and has private parking for 14 cars. Our room was a large comfortable double, with tv, hospitality tray, and a spacious ensuite shower room. The furniture and fittings are old fashioned and dated, but clean, and everything worked. There were spare pillows and blankets in the wardrobe. The dining room is a delight, with fabulous antique furniture, old pictures, a grand and an upright piano, real faded glory stuff. It overlooks the large peaceful garden. Breakfast was tasty, well cooked and service friendly, with refills of tea, toast and cafetiere coffee being offered. We loved it all, and would stay there again.
