“Upmarket boutique Hotel on the Beach”

Zanzibar is owned and operated by 'Max'. Max looks like he'd very at home on a surfboard across the street and in the not far away water. He says he's owned the funkily and lovingly and creatively restored hotel for 12 years. Bot it then for a song when the whole boardwalk was boarded up and ran it as a youth hostel. As things got better he reinvested the cash flow and then 6 years ago closed it down, gutted it, and reopened it a year later in its present, still a work in progress (a restaurant opens in the living room next month) form. The love and thoughtfulness certainly shows in the two rooms we stayed in (late decision; so we had to move rooms after the first night). Great beds, views right into the Channel, and a fantastic (adjective well deserved) breakfast served wherever you want. Max and his staff are terrific. If you can afford the reasonable prices (breakfast is included) then try Zanzibar and we doubt you'll be disappointed. Two things...some rooms face the back garden....make sure you book an ocean room if that's what you want; also, if you're walking get out at the Warrior Square train station....that will be closest.

My Husband and I stayed here for our wedding anniversary. The
experience was amazing. Our room was beautiful and it was wonderful to be able to hear the sea all night. I loved the honesty bar and the breakfast was
delicious. We are definitely planning to stay again, but can't decide on the
room!

The Zanzibar Hotel is an extremely well presented hotel/guest house, in a convenient location with a very nice owner Max and his great staff. The Africa room had a lovely view of the Channel, large and airy with a comfortable bed and nice bathroom with again views of the sea. I recommend breakfast taken in the room as it affords privacy and the view alone is worth it. The whole decor of the hotel is eclectic and reflective of a seasoned traveller which the owner Max certainly is . Overall the hotel is a lovely place to stay and if i was ever in this location again would be where i would choose to stay.

For parking i would suggest purchasing a permit off Max as this allows you to park *if room* near the hotel.....parking is a premium in Hastings/St Leonards. However we felt perfectly secure that should we have to park elsewhere the car would have been safe.

I had read about St Leonards and drunks....never saw any of that and Africa is right on the front of the hotel so you can see everything !!

Only one MINOR comment some drawers in the room would be beneficial, especially for guests who may stay for longer, but only a minor point......

Zanzibar Hotel is original and charming with the greatest attention to detail I've ever come across in a hotel. If you want a unique small-hotel experience, with staff who will not only welcome you but remember your name, a magnificent view of the sea and a delicious breakfast, this is the place to stay. Things that stand out are: hot milk with coffee in morning, glass of champagne on arrival, great bed linen, firm bed, complimentary fresh milk (none of those silly little pots) and water in fridge in room, DVDs which can be borrowed without charge, cleanliness - there was even a telescope in the room. The acting manager (Ava) was spectacular - charming and always unobtrusively available. Thank you!

My husband and I stayed at the Hotel in January and what a delightful place it turned out to be. We were in Africa room with a fantastic view, and the quality of the fittings and decoration were excellent. Add in to the mix friendly, helpful staff and a lovely cooked breakfast and you have a winner! When booking I mentioned we were attending a funeral and when we arrived the chap knew about this and helpfully printed out directions to the crematorium – very thoughtful. We intend to visit again on a happier occasion when we can fully enjoy the Hotel.

Just had my second stay at Zanzibar - Africa and South America rooms are superb. The beds and linen are of high quality and a treat to sleep in. The attention to detail - the slippers, robes, DVDs and books - makes a night's visit a luxury stay. The owner clearly puts a lot of effort into keeping the whole hotel refreshed and maintained to a high standard. The young staff are friendly, efficient and unobtrusive bringing a delicious breakfast to my room dead on 8.00 a.m. as requested. A great location too - just a gentle walk into town. I will return and intend to sample every room!

Stayed for 1 night in the India room for my boyfriend's birthday. We paid £125 which was a great deal as the room was lovely and the service was great. All the little touches like champagne on arrival, breakfast in bed on a big wooden tray, free newspaper, free dvds to borrow and proper coffee in the rooms really made it.
The hotel is full of lovely furniture, art and antiques, it feel like a lot of care and attention has gone into the decor. It feels new and clean.
Looking on the website some of the rooms do look a bit small. Choose your room carefully I guess... its an old building so it is a bit higgldy piggldy. But I can recommend the India room...
Can't comment on the surrounding town as we only stayed for 1 night. We walked across the square to St Clements restaurant which was also great. We did see one guy being lairy outside the off license. But we live in South London so St Leonards didn't exactly feel like the ghetto! Maybe its worse at the weekend.
