When we got to the hotel, Monica greeted us and was very friendly. She carried my very heavy bag to the room, showed us around etc. The champagne with nuts was a great touch also.
The room was very nice.
The breakfast in the morning was delicious and having it in the comfort of our room (India) wearing our bathrobes felt very decadent. (Although the 2 young girls who brought us the breakfast were probably a little too shy and didn't really explain the process as they should have). Apart from that, the food was very good and I really enjoyed the champagne.
We had dinner also in the restaurant on one evening. The food was very tasty. The service however was a little cooler than we'd experienced with Monica so were a little disappointed. In addition, we kept having to ask for the water jug to be refilled.
However, generally speaking, this was definitely one of the nicer hotels I have stayed at in the UK. I was very impressed.
As some people have pointed out, the area around it idn't as nice as it could be, but it's still very nice having the sea so close to the hotel. The old town also is very quaint (and only 15 mins walk away), and little villages nearby are definitely worth a visit - though we probably could have spent more time enjoying the hotel, as it was such a relaxing place to be.

We were delighted with our room and the staff were great. There is a wonderful relaxed feeling as soon as you walk through the door. The hotel now has a new restuarant Pier Nine, and the food that comes out of the kitchen is superb!
Our room had a view of the sea - so calming on a Saturday morning having worked in London all week. Breakfast can be taken in the room or downstairs in the restaurant or even in the beautfiul garden.
St Leonards has some quirky shops and places to eat and nearby Hastings is delightful, especially the Old Town with it's cobbled streets and "twittens".
A great little place to excape to for the weekend.

Forget any negative comments about the location, the area is not full of zombies marauding the sea front ready to intimidate. It's actually a very pleasant place to visit. Yes there are a few down and outs but anywhere with a reasonable sized population will have the odd undesirable. The sea front is perfect for strolls and you can wonder to the fishing huts and pick up some fresh cockles, muscles, Cray fish tails and almost anything else your heart desires.

But enough about the location. The hotel is worth a visit wherever it is located. Max was extremely welcoming and the hotel is clean, tidy and beautifully furnished throughout. We stayed in South America which had unsurpassable sea views and it was a treat to eat breakfast in our room whilst watching the waves lap the shore. And what a breakfast. The full English was well executed and the ingredients were clearly of a high quality. We liked the little extras like the glass of cava or bucks fizz with breakfast which showed thought had gone into our stay. The bed was large and comfortable, the room clean and spacious. I really cannot fault the effort, care and attention that Max and his team put into the hotel and making sure your stay is enjoyable and one to remember. Although the room was not cheap it certainly represented good value. I cannot recommend this place enough.

Fabulous stay, the little touches make this hotel somewhere we are coming back too. The quality of the food, service, decor and staff makes you feel like you are somewhere special, which you are.
For what you are paying the value is amazing. My new husband and i arrived with all our wedding gifts, post boxes, balloons, the works and Max and his staff carried everything for us and you feel relaxed from the moment you arrive.
I had left my flowers in my room at check out and Max very kindly posted them to me and would not take any money for the postage, 'all part of the service'
The room was lovely and the quality of the bed sheets, spa extras in the bathroom and the double spa bath were perfect. Lovely bathrobe and slippers and a large dvd selection, this really is a hotel that you want to stay in your room for.
Hastings new town is not great however Hastings old town is a smaller version of the Brighton lanes making it perfect for a quiet stroll, great little restaurants and hopefully in the sun. Thank you for an amazing couple of days.
This really is a perfect stay and we can't wait to go back, same time next year.

We loved this hotel, every little detail has been thought of to make your stay stress free and relaxing. As advertised on their website we parked with ease in Warrior Square just a stones throw from the hotel and on arrival were met by lovely Max putting final touches to his wonderfully decorated restaurant which was opening for the first time this very night . All the furniture had been sourced from Bali he proudly told us, he certainly has a good eye for design, everything in this hotel is so tasteful. He carried the bags up to our room and after a chat hotfooted it to get us a lovely cold glass of champagne. We were staying in room 'India' which was on the top floor, there was no expense spared in the decor and the bathroom was amazing. How relaxing to have a lovely spa bath with mood lighting around the edge and top quality toiletries. Bath robes hung on the door and there were plenty of drinks and snacks available in your room at a reasonable price, tea, coffee, specialised teas, water, biscuits and small yummy chocolates were complimentary. We were informed of good quality restaurants nearby and in the old town and were also able have take-away food in our room. You just helped yourself to plates, cutlery etc from a dresser in the hallway. We decided to give the hotel's restaurant a try and were lucky enough to be the very first people to eat there. The menu wasn't extensive but everything we had was cooked and presented wonderfully. We would certainly recommend it. You had to fill out a sheet and hand it in by 10pm to order what you wanted for breakfast the following morning, well this was one of the best breakfasts we have ever had, top quality food and top quality service. Hastings itself is a bit rough round the edges, some strange looking people meander about, the pier is burnt down, the whole place seems quite depressing - but a 20 minute walk takes you to the old town which has a totally different vibe, cobbled streets, quaint shops, lovely restaurants and good old fashioned pubs. If we were to quibble there was only one thing that the hotel website didn't mention and that was the amount of stairs you had to climb if your room was on the top floor. Would definately come back and experience this little oasis of luxury again.

My partner & I stayed at the Zanzibar for two nights, starting on the night of the Royal Wedding (29th April) in the Japan room. We had purposely looked for a boutique hotel/BnB with spa bath. We didn't know anyone who had stayed here, so only had their website and TA to by, and can honestly say neither let us down.
From the personal, relaxed welcome we received from Max on arrival, through the experience of staying in a room with genuine Japanese antiques (with an 'interesting' 200 yr old wardrobe!), to breakfast (Oh! ... the brekkie!!) it was one of the most pleasurable experiences I have had in ANY hotel, anywhere in the World over the last 30 years. The Zanzibar is uniquely relaxed, stylish (without making you feel in any way uneasy or out of place) and a genuine 'gem' on the South Coast.
Max (the owner, maitre 'd, bar manager etc etc) puts you at your ease from the word go, and has also done an impressive job with the decor throughout in both the bedrooms and public areas - this guy has a real eye for antique art, all of which is presented in a manner sympathetic to the whole ambience of the hotel.
The Breakfast:- This does deserve special mention as per other reviewers. It is EASILY one of the best 'full English's' I have ever had. Very good ingredients (mostly sourced locally), cooked well, served well and any extras were gladly provided and swiftly too. One little touch which I have since used at home was the way in which the butter for your toast was prepared - unsalted butter on which you can have sea salt added on top IF you want it - and the effect on the taste is something to savour (Yum yum!)
As a base for touring the East Sussex coast, you would be hard pushed to find somewhere better to be honest. Taken as a whole package (Location, hotel decor and ambience, service, etc etc) it was about as perfect a weekend as we could have hoped for - and we WILL be back, but next time it will be for the Antarctic or Manhattan room!!!!
Can't recommend it enough.
