Very friendly management. Beatifully clean. Excellent breakfast. Modern boutique style, refurbished with quality items. However too many compromises - small double bed, open plan toilet in room, basin in room rather than bathroom area, no towel rail anywhere near the basin, main light switches located away from the bed.
Despite its many excellent qualities I consider it seriously over-priced

The owner of this hotel went out of his way to ensure our stay was as enjoyable as possible. The hotel itself is a hidden gem. You can see the attention to detail in every aspect of it from the cleanliness and clean lines of the decor to the delicious breakfast. And very good value. A must if you are in this part of town...

A lovely place to start our weekend. Everything was done smoothly and with the minimum of fuss or intrusion. We checked in, and in a few minutes, were given a quick chat about and some maps for the local amenities and booked in for breakfast at a perfectly reasonable hour!

The room was small but perfectly formed, everything had clearly been thought out with the customer in mind, the tv was sunk into the wall to cause minimal visual disturbance when no in use, the bathroom was small, but gorgeous with a huge shower - possibly the nicest I've used - and the layout planned perfectly down to the jar of cottonwool balls in case you'd forgotten to bring them. The room was scrupulously clean and quiet and the design was great.

Breakfast the next day was lovely, well cooked and tasty with plenty of juice and tea to wash it down along with the papers.

I'd definitely go again.

We were delighted to discover Hastings House. Situated in St Leonards' majestic Warrior Square, Seng and Elisabeth have created a wonderfully sophisticated hotel, combined with a warm and welcoming atmosphere. The decor is stunning; chique and stylish, the breakfasts individually prepared and delicious, Seng and Elisabeth fantastic hosts. A lovely experience!

I stayed here with my husband over a weekend, attending a wedding at the Royal Vic hotel down the road. We were greeted kindly on arrival by the owner and given all sorts of information on the area and shown to our room- number 5. It was spacious, clean and very comfortable. The only trouble we had was trying to find an ironing board when the owners were out but that couldn't be helped. Breakfast was great and unrushed and there were plenty of sunday papers to choose from to. Would definitely return.

My two sisters and I had the good luck to spend the weekend at the Hastings House Hotel recently. From the moment we walked through the door, to the moment we left, Seng and Elisabeth looked after us ( and our family who came to visit us) in a warm and friendly manner. The rooms are luxurious and so comfy!! The food served at breakfast was superb - great choice and healthy too ( should you want it!)
Hastings House is in a lovely location on Warrior Square, and is excellent value for money - we would have no hesitation in recommending it to family and friends - and we look forward to returning in the future!!

This is a guest house set up by a man who has known the best of the big hotels from the inside and knows that he can more than match what they have to offer in the way of rooms and meals and so on; and that he can beat them by a mile when it comes to personal service.
I brought my elderly parents here for a weekend and their every need was catered for - usually after pre-stay enquiry by e-mail to see just what would suit (such as a shift of room to a lower floor [not something I had asked for: spontaneously offered] and a meal exactly constructed to meat their [rather old-English prissy (!)] needs.
Excellent.
