We went there for my birthday and stayed in the deluxe room with the bath, the room was so nice and we were made to feel very welcome. The breakfast was so tasty and qood quality food was used.

We've stayed here for one night, two years running now to coincide with a friend's birthday celebrations.It's convenient for us and it really is a lovely, relaxing, clean B&B which is just what you want after a long(ish) drive. Mr Seng and his wife make guests feel welcome from the start, offering tea and biscuits (if one is very lucky, a slice of Mr Seng's delicious homemade orange cake) in the lounge on arrival.
Hastings House is on a pleasant Square which overlooks the sea. The general area away from the sea is not overly salubrious but it's definitely up and coming and that part of the seafront provides some nice strolls even when the weather's not so good.There are a number of interesting antiquey, arty/bohemian/collectors type shops nearby so it's worth having a good browse around and Hastings House makes a perfect base to do that from.
We've taken a small room on the first floor (Room 2 I think?) with en suite shower etc at the rear of the house both times. It's been fine for one night, or longer for one person but would have been a squeeze for two people for any longer. The front bedrooms are much larger (and of course more expensive) with larger en suite and overlook the sea and Warrior Square -so if you want a real treat and are prepared to pay £140 a night, book one of those. Our room included a small fridge/mini bar/tea and coffee, wall mounted flat screen TV etc. Everything was beautiful, spotlessly clean and fresh-I noticed the feather duvet on our bed was a fraction lumpy this year-probably where it had been cleaned and not shaken out properly but it was so cosy in the room that the duvet wasn't a big problem at all.
Breakfast is lovely-all the usual choices and all very nicely cooked and served.
Parking can be mildly complicated in that area on week days but with Mr Seng's assistance we moved quickly after breakfast on the Saturday morning into a free space and were able to leave the car right outside Hastings House for the rest of our visit. It's just a short and pleasant walk into the town from there and we enjoyed a day of live music and poetry with our friends-Hastings has so much more to offer than you might expect in my view.
Liked best:- Being able to relax and enjoy the stay in a very pleasant, clean and well managed B&B.
I really can't think of a 'liked least'

On a dark and windy February afternoon, we arrived at Hastings House and received a warm welcome from Seng, Elizabeth and Dusty. Whilst sipping our welcome drinks, Seng provided us with a map of the area and highlighted points of interest. With breakfast booked for 9am we were shown to our stunning room - fresh flowers, soft music, a wide selection of toiletries, several types of tea, yummy biscuits and a well stocked inexpensive mini bar showed how attention to detail is key and Seng and Elizabeth have really thought about what the customer would need. Dinner should definitely be taken at St Clements which is nearby, serving quality food and the wine list isn't bad either. Breakfast at Hastings House is also a must - the cooked breakfast is one of the best I have had and even porridge on the following morning seemed like a treat. We will definitely return and would happily recommend this beautiful and stylish B&B to friends and family.

A great place to stay while house hunting or on business or just for the many local festivals.
When you enter the hotel you know you are in for a treat. Seng and his wife greet you in a personal way with a drink or coffee and tea and explaining the area and hotel.

My room was amazing, new everything, power shower, tv, really comfy bed...and breakfast was delightful. I will stay here again and again. Just brilliant!

Everything about this B&B is perfect. The rooms, the service, the breakfast and the atmosphere. We were very impressed as soon as we walked in the front door. After our journey from London via Kent we were greeted at the door with a glass of wine, what more can you ask for. We had room 5 which had lovely décor and a great view. The rooms at the back looked nice however if you can get a room at the front they are beautiful. The breakfast was top quality and the staff were very welcoming and friendly. The owners (sorry can't remember their names) were the best B&B owners I've met.

I made a sentimental visit to my old home town of Hastings and was delighted to find Hastings House in Warrior Square, a perfect example of guesthouse hospitality and warm pleasing surroundings. The December weather was the worst possible - icy winds, sleet and snow with a continually overcast sky. But Seng and his wife Elizabeth made it all cheerful and enjoyable. They helped with everything - from parking to advice re hairdressers, local restaurants, driving conditions, finding stamps for my Christmas cards and fixing clothes stained by something that leaked in my suitcase. My room at the top of the house was warm and beautifully appointed. Breakfast was good and served with a smile. I cannot recommend Hastings House too highly.

I stay at Hastings House regularly due to business. The hotel and it's owners are everything you need from a B&B. All the rooms are extremely comfortable with high quality furnishings. Breakfast is excellent with a good variety, cooked to how you like it. The welcome I always receive from Seng, Elizabeth and Dusty is genuine with nothing too much trouble for them such as organizing taxis or info about the local area. Highly recommend Hastings House.
