I stayed at Ashton House for 2 nights. The late Victorian or Edwardian double-fronted detached house is decorated in individual and charming style. My room was warm (the central heating was on as it was still needed) spacious and spotlessly clean and it had just been re-decorated. The double bed was very comfortable. Besides a TV, free WiFi and a kettle the room also had a microwave oven. Cutlery and crockery are available, as is an ironing board on request. The ensuite was cramped but everything worked and as the room was, spotlessly clean. Cooked breakfast from 0730h was filling and prepared exactly as I had asked - with a fluffy scrambled egg. The landlady, Gloria Beaumont, was extremely helpful.
Location is very convenient for Hastings and St Leonards and the price for B&B, at £35/night single occupancy, was very reasonable. Nearby - quick walking distance - is the very friendly Royal Albert pub, an off-licence and a pizza takeaway. Next door to Ashton House is the constituency Conservative Party office (not an advantage to the reviewer but perhaps an USP for some).
I would have no hesitation in re-booking the Ashton House B&B, alone (as this time) or as a couple for an East Sussex break.
