Beautiful vista,especially of an evening when the yachts return to the harbour.
Rye deli highly recommended and Inkerman pub at the harbour for excellent fish and chips etc.
Being new to this part of England, my wife and I found the Boathouse to be the perfect base to explore the area and its many attractions. The apartment was
clean and comfortable and we enjoyed relaxing on the balcony after our trips. Rye is a delightful town with lots of great shops and friendly pubs within easy walking distance of the Boathouse. We'd certainly recommend it, especially if you like photography, as there is an abundance of wildlife on the doorstep.
We had a fantastic week and would love to come back in the future.

Located right on the river, this flat is small but amply equipped. We had number 5 which was in the middle of the block of flats, with a balcony where we could sit and watch the boats go up and down as well as the tide go out completely and rush back in. Rye is quite small and so all within walking distance. Restaurants are all excellent and lots of history. Good accommodation for a short break. Nice touch by owner, a bottle of champagne in the frig!
The location is great with a beautiful outlook & just a short walk into Rye ~ the tidal river is literally outside the door & is great for watching wildlife & passing boats ~ numbered parking space ~ place beautifully clean & fully equipped ~ comfy beds ~ good shower ~ Chris (the owner) gave us really useful comprehensive information so no problems with anything during our stay ~ welcome bubbly a lovely surprise ~ We particularly enjoyed the short walk into Rye which is so pretty with lots to see (the Ypres tower, church & antique shops our favourite!) ~ Rye has a great range of places to eat & drink for every budget plus a supermarket for everyday essentials ~ A good base for visiting Rye Harbour, Hastings, The Hythe/Dymchurch railway, Dungeness & Battle with superb countryside & seaside views when travelling around the area ~ We would definitely recommend The Boathouse & hope to stay again!
Rye is just a wow town with so much History so interesting and a day on the beach was such a tremendous few days and weather was magnificent and the Boat House what superb accomodation all you need for a relaxing stay
A good, very clean, tidy apartment with everything you need (towels, bed linen, cutlery, plates, pots & pans, etc), comfortable beds, a good shower and bathroom, a reasonable kitchen, the decor is somewhat dated but it is a great location with a nice view of the river.
The apartment is very well located just outside the centre of Rye and only a very short (5 to 10 min) walk to the restaurants and attractions in the centre of Rye plus only a 10 minute drive to Camber Sands beach. The apartment is very convenient and has it’s own private parking space which you would not normally get in the centre of Rye.
You might want to switch the central heating off at the mains during the night (which is recommended by the host), not just with the thermostat, as it comes on occasionally in the night and did wake us up. Doing this could be an issue if you are staying during the winter though.
We were very happy in the apartment and although I felt the listed price on AirBnB was a little high we would definitely stay there again.
My wife and I cannot recommend this place enough. When the in laws took our son away for the weekend we thought we would book our own well deserved break. We wanted somewhere quiet away from everything but also close enough so we didn't need the car or rely on taxis. We found 11 The boathouse on booking.com and booked straight away.
The views are lovely and the apartment is clean, comfortable and just the right size.
We didnt spend too much time in the apartment to be honest. If it was warmer we would of made use of the decking/balcony though. We spent most of our time exploring the history Rye town and the pubs. Make sure you visit the castle and the climb the church tower. If you want a drink you are spoilt for choice. You have gastro pubs, a night clubby pub (the Crown from memory) and a few spit and sawdust pups. Whatever takes your fancy. If you want food make sure you reserve a table at Simply Italian. They do try and rush you though. Just insist you order your mains when you have eaten your starters though. They lied to us and and said it will take over half hour to cook when in fact it was about 10 minutes!
If you're looking for a fantastic breakfast go to 'the cafe on the quay'. You wont be disappointed!
