“Great Location, but average accomodation”

We stayed here for a two night break. The location is excellent, we decided to use the trains to travel down from London, the station is within easy walking distance, (no more than 10mins). The station (Rye) is served by trains to Ashford and Brighton only one an hour which is compromised of only two coaches, and can therefore become full during busy periods.
The location, is situated just outside the town, but again a short walk 10mins and your in the heart of Rye, supermarket is located behind the premises and two pubs close by, the nearest is two doors down. As the location is directly on the street, it can be slightly noisy with people using the pub or visiting the Chinese takeaway on the other side.
The accommodation itself has two floors, ground floor combined kitchen, diner, lounge with ground floor bathroom compromising of a shower and toilet. The floors are tiled and seating is made up of sofa beds. The floor can be cold so somefoot wear I would recommend. The seating is uncomfortable, the sofa beds / seats become uncomfortable after a period. The second floor, again a small lounge with TV and another sofa bed / lounge, then main bedroom with one double bed and a further bedroom with two singles. Further bathroom with bath, toilet and sink. A small courtyard located at the the rear of the premises.

Larkin House was clean and well stocked with the right amenities, but we did feel the stairs were slightly too steep, the floor downstairs cold and the sofa's uncomfortable, but a great location, close to all amenities, and public transport. Despite these minor grievances I would stay there again.

“Excellent stay”

Excellent accommodation in a great location in Rye. Plenty of room (our party included a 4 yr old & a dog) & very well equipped. Park & playground a couple of minutes walk. Supermarket very close, & nearest pub 2 doors away! Good variety of cafes & restaurants in Rye.
Only possible issue is car parking has limited spaces on road outside the property. May need to road park 5 mins walk away.

“Well appointed Let in Great Location.”

“Perfect location”

This quirky little cottage was good value(compared to other properties I looked at). It was very satisfactory-comfortable bed, all the equipment and home comforts you could need, managed to park right outside the door every day, perfect location for Rye town centre, park and playing fields just round the corner which was great as our dog refuses to do her toilet-ing on patio -- she likes grass !

My only slight niggles were the wifi that I had to turn off and on to get connectivity several times (not a big issue) and the downstairs shower that wasn't very powerful and either felt red hot or cold. Luckily the upstairs bath was lovely although I was terrified to use the shower head to rinse my hair as there was no screen or curtain to contain the water.

The house is not a quiet place to stay, try telling the seagulls to keep it down ! I'm sure this is the same all over seaside towns.
Would definitely stay again.

“Enjoyable stay in Rye and Larkin House”

We found Larkin House very comfortable. It was in a good position in the centre of the town. Behind the house was a children's play ground and park which suited our children and dog. Larkin House was well equipped for all eventualities.
We would definitely revisit .

“EVERYTHING WE EXPECTED”

Larkin house was everything that it was made out to be.It was very homely ,well decorated and comfortable with everything one needs for a great stay.The location was awesome and in walking distance( 3 mins) to the town( at the end of the road) and about 10 mins easy walk from the station.( we walked with all our luggage with no problem at all) Rye itself was a great place to visit with lots of quaint shops and eateries. The house had a whole folder of brochures which was very helpful and all the recommended restaurants were great. We hired bikes and rode to Camber sands which was a very easy flat ride. A great place to unwind and relax.Thank you Tara.
