We stayed here for a single night and found the owners, Angie and Tony, very friendly and experienced in providing good accommodation and food. Location is easily accessible to the village. Room excellent - we did discuss the benefit of providing block-out curtain on the window particularly as when you are in bed you look directly at the window - they advised they would attend to this ASAP. Highly recommend the nearby Coach and Horses Inn for fantastic tucker and atmosphere. This was suggested to us by Angie and we accord it full marks.

All four of us arrived at about 1630hrs in the afternoon thoroughly soaked and bedraggled having cycled from Winchcombe: Mine hosts Angie and Tony came out to meet us in the pouring rain, nothing being too much trouble: Our wet clothes were taken from us , socks, gloves placed on an indoor clothes line, whilst other articles went through the tumbler drier: The heating was run up top maximum all of us benefitting from nice hot showers: Nothing was too much trouble: What started as a miserable day ended on a high note - all 4 of us will be eternally grateful.
The breakfasts were superb, the sausages and bacon being of a very high standard indeed reflecting the good taste of the proprietors: The hose was immaculate, spotless and clean, all furnishings being new: The next morning Tony helped us mend a puncture - so all in all can thoroughly recommend a stay here - well done Angie & Tony

Room Tip: All the rooms are excellent

I stayed here with my wife, my sister in law and her husband. The 2 rooms we had were finished and presented to a very high standard, I enjoyed my best nights sleep in a long time.
Both rooms enjoyed great views, and Bourton a 10 minute walk away really is a 'chocolate box' village!
Angela was a lovely host, warm and welcoming, and her 'rules' referred to in a previous review were in my view entirely sensible- no outdoor shoes (muddy) to be worn inside the house and no hot food to be bought into the bedrooms.
Which house-proud owner wishes to have dirty carpets or smelly rooms?
Breakfast was served in a very pleasant dining room, where we exchanged nice conversation with the other guests.
The breakfast was nicely presented and enjoyable!
I would have reservation about recommending this B&B.

Finishing our second day of a four day walk through the Cotswalds, it was nice to see the B&B before we hit the town. Angie and Tony were very pleasant and the guest rooms built in a converted garage are very spacious and comfortable. Breakfast was lovely. The B&B was only a 10 minute walk from the centre of the town which is absolutely charming. The locals deride it as being too touristy but the tourists come because it is so beautiful. We enjoyed our stay.

We really enjoyed our stay at The Lawns. Our room was lovely and cosy, very spacious and nicely furnished. Breakfast was excellent. Plenty of choice and the full English was delicious. Our hosts were lovely and would recommend this B & B to others

Still can't believe the positive reviews I read about this place. When I stayed and then wrote my first review the owners admitted that many of my comments were valid (cheap bread, poor breakfast, cold rooms). The one thing that they didn't admit to (and I am glad to see someone else had the same experience) was their sneaky overcharging tactic. Making a booking by 'phone we are told one price, paying on the day we are told is quite another and a rather more pricey charge is demanded. And please no more comments about the wonderful breakfast, have none of the people who have eaten here ever had a proper start to their day....do try to be discerning and try some other places that don't claim their sliced white bread is artisan made, that Wall's sausages are a local speciality and that their eggs are organic!

Room Tip: Check out my comments please

This is the fourth time we 've stayed at the Lawns, Angela and Tony really friendly, comfortable clean rooms and lovely breakfast. Ideal location with only 10 mins walk to village via shortcut by the church. Thanks again
