Just got back from a wonderful stay at No12. From start to finish it was perfect, fantastic room, breakfast in the garden, location ideal and with parking.
Only one little thing, we would of liked having our own tea and coffee facilities.

One night when visiting our daughter at the R.A.C. was really not enough.
Once we had actually found the B & B , and then parked up. Both quite challenging! we could relax in our gorgeous room , have tea brought up and wonder why we had never found this place before.
Lovely sleep, a quick wander through the labyrinth of ancient streets and a truly wonderful breakfast.
fruit compotes , yoghurt shot glass tasters, a choice of anything breakfast for mains ( no pre ordering here) a nice chat with our hostess/ breakfast cook and we left feeling much refreshed.

The perfect base for a weekend in the Cotswolds. The house itself is in a very central location in Cirencester. Nothing was too much trouble for Sarah, the host. Nice big rooms and good breakfast. Would not hesitate to recommend.

We came here with unusually high hopes and were not to be disappointed.
Arrived an hour early to a warm welcome and were assisted to unpack the car and take our clobber up to the bedroom
The building is amazing, just oozes age. The room sizes are very very generous.
Getting back from diner about 10pm could have used coffee making facilities but coffee was made for us and bought to our room, amazing, thank you
The en-suite was very large with a great shower
Possibly the best B&B we have ever stayed in
Will call again next time we are in the area

We stayed at No.12 for 2 nights in July 2012, it was a perfect weekend away. Sarah instantly made us feel welcome and at home. The B&B is in the centre of Cirencester, great location! We were lucky with the weather - beautiful sunshine both days, so we were able to eat the delicious cooked breakfast outside in the garden. The room was very comfortable, overlooked the garden and we even had two bathrooms - one with a bath overlooking the garden and one with a shower.

We had dinner at Graze restaurant on our first night, excellent service, blankets for when it got a bit cool, delicious food and altogether a lovely friendly evening out.

Would highly recommend No.12.

Sarah is friendly and welcoming without ever being overbearing or intrusive. The room was very comfortable and the breakfast delicious - locally-sourced food cooked to perfection and plenty of choice of fruit and cereals. Cirencester town centre is a few steps away, and we had a lovely evening meal at Jesse's Bistro which is barely 30 seconds' walk away.

A beautifully appointed property right in the heart of Cirencester and opposite the Corinium Museum - well worth seeing. The house is from around the Georgian period I believe and is an extremely well-done conversion of what used to be a solicitors office.

The rooms are spacious and not cluttered and over-furnished but rather, tastefully done and very comfortable. Although it snowed while we were staying, the room was very warm. Breakfast was a treat, and served in a delightful drawing room with a view out to a garden.

WiFi was easy to connect to, and reliable.

Our host, Sarah, was most obliging - helping with luggage, parking, directions and local knowledge. She even printed off tickets on her computer for a football game I had booked seats for on the internet.

There are plenty of restaurants nearby - the pick of them if you like Italian is the Piazza Fontana - only two minutes' walk from No. 12. Excellent food and very good value.

No. 12 is highly recommended, and we couldn't fault it in any way.
