If your planning a trip to Canterbury, this is the place to stay.
they are so welcoming, nothing is to much trouble the rooms all have a little fridge with complimentary drinks and they have real coffee in every room.
The breakfast was amazing, all the food was locally sourced, and there's a great choice pus there's a wonderful garden.
I have travelled far and wide but this is lovely B&B. Well worth a stay.

This B&B is way to pricey for what it offers.
The B&B is centrally located. It takes you about 10 minutes walk into town.
Our room, the garden room, faced the car drive and behind that the neighbour's garden. We did not like the interior of the room, but that is a matter of taste. The design looked old-fashioned, but not in a charming way. It felt a bit like visiting someone's grandmother. The room was very clean though.
The owner had a very strange air about her and we could not get things right. The car was parked in the wrong place, we should not drive into town by car and we should go to a restaurant not to a pub (she recommended a very nice place to us though!).
Breakfast was disappointing. We had to get up early on Sunday, because the last serve was at 9.15. The croissants were reheated supermarked-ones and you could chose only one item from the buffet (either cereals or fruit) and not go again. The breakfast form gave the impression of a large choice of things, but in the end you could chose hardly anything, so I left hungry.
All in all it felt greedy. 125 Pounds for what?? The night before we had stayed in a beautiful B&B, in which everything was brandnew and had a fantastic, large breakfast for 80 Pounds. We will not go there again.

The Magnolia House is a charming Bed & Breakfast in great city. We went primarily to see the cathedral, but the city really did charm us. We stayed in the Garden Suite, which was wonderful. The bedroom had a large four poster bed that was extremely comfortable and the bathroom was large and very well stocked. The garden was lovely and a nice place to enjoy tea in the afternnon. Isabelle, the proprietress was very friendly and offered wonderful sightseeing and dining recommendations (be sure and eat at the Goods Shed and The Weavers Inn). We arrived early in the morning expecting to have to wait for our room, but it was ready and waiting. The breakfasts were very fresh and filling. I would highly recommend the Magnolia House.

Stayed here fo 1 night but was not happy really. When we arrived the owner was reluctant to shake hands. A bad start.

Filled out the breakfast proforma and ticked what paper I wanted only to be told "it's not possible to supply papers" but when we went through to breakfast the latest edition of the Times was there. This suggests laziness.

Then there was the breakfast proforma which said "select ONE ONLY" in many places on the food list. Hardly generous.

The room itself was fine apart from a few minor things; lack of drawers for clothes, some of the bathroom furniture had seen better days and the room lacked real privacy as family members were constantly walking to and from their car and the back entrance.

As for the host this is most strange. A little offish and told my wife off for sitting at the wrong place on our designated table.

Also seemed shocked that we booked our own restaurant without going through her first.

A very pricey room with a less than friendly host. A shame really as the place has potential.

We spent a lovely relaxed weekend at the Magnolia for our wedding anniversary in March. Brilliant location in a picturesque part of Canterbury a short stroll to all the action of the main street, cathedral, restaurants etc. Gorgeous room, great service and breakfast to die for. Thoroughly recommend this guest house and Canterbury for a historic and lovely weekend away or side trip to London. Dinner at The Goods Shed (recommended by our host) was also excellent.

We mirror another Trip Advisors comments that, " this is rated as a five diamond B&B but it is not...only the price is".

We paid £100/night for a room which was extremely small, it was uncomfortable for two people and really should only be a single not a double. We could not even walk around the bed without climbing over it as a chair was blocking the small gap between the wall and the bed.

the bathroom was also very small and the shower pressure was nothing more than a trickle. Certainly not a power shower, which you would expect in a 5 diamond.

When we booked this room, we were told by email that breakfast would start at 7.30 am, which would be ok as we had to catch a ferry. However, when we arrived at Magnolia House, the owner told us that breakfast does not start until 8.00am on a Sunday. We were therefore left an unappetising cold breakfast in our room at 4.00pm on the day of our arrival to consume the next morning. Not what you expect for £100 per night and in advance of a long journey.

However, that said, Magnolia House is very clean and is in a good location within very easy reach of the town....

We stayed for 2 nights while going to a family members wedding. Check in was very smooth, and the staff were very friendly and helpful with advice on where to eat etc.
We stayed in the lovely 'Garden room' which is a good size with a four poster bed (very comfortable), a small sofa, 2 chairs a desk/dressing table, TV, tea and coffee facilities, a fridge with complimentary wine and water, some drawers and a wardrobe. There was also a trouser press and we requested the use of an iron which was immediatly available.
The Bathroom is big with a great corner bath.
We used the garden to relax in, it was a beautiful garden.
The breakfast was tasty and there was pleanty of it!
There was parking on the driveway - always available.
City centre was a short walk.
All in all a great stay in a very friendly guest house, I would definitely recommend it and we would go back!!!
