Had a lovely 3 day stay at Annes House as my son was graduating in Canterbury Cathederal. Very nice friendly welcome, spotlessly clean and warm. Very good full english breakfast with all the extras. Excellent. I would recommend and return to this B & B.

We received a friendly welcome. The room was ready for us when we arrived at 10.30am and it was clean and warm. We thought the wardrobe was haunted as the doors kept opening on their own but all was ok when we discovered the knack of closing the doors! The four poster bed was really comfortable. Breakfast was good - plenty to eat and laid out nicely. It took 10 mins to walk into the city and we were able to leave the car in the hotel's car park.

Room Tip: We stayed in room 8 - light and airy on 1st floor.

Thanks for a lovely stay. We stayed here as a family and loved it. The family room was very spacious with a four poster bed. Very clean and comfortable. Lisa was so friendly and helpful and nothing was too much trouble for her. We chose this hotel for its location and also because we could bring our dog, there is a nice little green less than 100 metres away to walk him. Opposite the green is the Victoria Hotel which serves a delicious carvery and other food. Only downside, option for a cooked breakfast finished at 8.30am (although you could have cereal or toast after 8.30am) , which was too early for us as we like a lie in whilst on holiday and also when hotel full, parking was restricted.

Room Tip: Just ask Lisa to recommend the best room, she'll do her best to accommodate you.

Booked by the tourist office and found it pleasantly .
Our room was a double at the last floor , it was very spatious and clean .
Large flat screen tv and large bathroom with shower.
The lady who welcomed us was very gentle in showing us the room and giving indications
Breakfast has been very complete from yogurt , cereals , and of course English breakfast
I recommend this B&B

For a summer family trip, we decided to call Ann's house as it looks really nice. Sadly the lady who answered the phone was extremely unpleasant and stopped us from booking a 2 night stay.

Calling for availability for a family of 3 and a small pet created quite a problem for this lady to handle repeating very rudely with a definite attitude.

All we wanted to say was "Your Mother was a Hamster and Your Father smells of Elderberries".

Our search for a hotel continues.

My only recommendation for this place is: do not book it in the first place! I made a telephone booking a few days before our stay where they took my credit card as guarantee and had a detailed discussion about our arrival time ( not particularly late at 10-30pm) but on arrival there was no-one there and no-one was answering the phone. When I finally got through to the owner thanks to one of the concerned residents giving me their mobile number, the owner nonchalantly informed me that she had given my room away to another guest despite having taken my credit card booking. She didn't even have the courtesy to come and talk to us in person. I have no idea whether Ann's House is a nice place to stay. All I know is that you can't trust them to honour your booking and the owner showed absolutely no sympathy for the plight of me and my 76 year old father who were left with nowhere to stay on one of the busiest nights in Canterbury's calendar.

Very friendly staff. We had a problem with the light in one of the two rooms (no light in the bathroom in the evening) - the staff tried their best to sort it out straight away but because they couldn't gave us a discount for the two rooms and offered us nice chocolates. Very clean & comfortable rooms. Excellent breakfast - albeit you do need to get up early for it as breakfast time finishes at 8.30. Good location, walking distance from the old town and cathedral.
