“Comfortable and clean stay!”

I stayed here for a weekend break in August with my boyfriend. We booked very late online and we were a little concerned that the website looked old fashioned and the rooms chintzy but we were pleasantly surprised! Ann's House is easy to find and a great distance from the centre of Canterbury.

We were greeted in a friendly fashion and shown into a clean room. We had a small bedroom with mock four-poster bed, flat screen t.v., wardrobe, dresser and bed side table. The bathroom is very modern with a big shower. The only fault we had was that one of the bedside lamps didnt have a plug socket to go into but that wasnt a huge problem as the lamp that did work had 4 different lighting levels that are easily adjusted to suit the mood of the room.

We were given a room key and a front door key. We felt very welcome and essentially left to our own devises! we felt like we could come and go whenever we wanted!

The breakfast was a full english with loads of toast and the manager offered more toast/tea. The dining room looks quite old fashioned and cluttered on the website but actually it is a nice size with good quality furniture and china.

We felt welcome and the staff were all very friendly. We did not see any of the issues previously mentioned by reviewers. A bargin B&B!!!

Stayed there for 3 nights in July. We were greeted nicely and waited for our room to be cleaned for about half an hour, which we did not mind. The room was clean and the location was good. The breakfast was typical english and served hot.
The problem began the next morning when the cleaners came knocking on our door and we said we were jetlagged and needed a little more time. We left the room shortly afterwards, but it was never cleaned that day. We ran out of Toilet Paper (got less than half roll with the room) and was literally YELLED at by the Manager when we asked for more toilet paper, where she screamed at us "This is a B&B not a Hotel".
Whats worse is that we wanted to order some indian food, and she told us that it was not allowed in the rooms, for fear that the smell could remain in the room.
None of these "rules" about cleaning times and ordering of take-out were explained to us on check-in, so we were extremely disappointed to encounter these issues while on vacation.
Attitude goes a long way in the service business, and this place has a serious attitude problem, so unless you like rude management, DO NOT stay here!

Do not stay here if you can help it..... We did a double take after having been shown to our room. The bed had been made up with a bedspread complete with what looked like a large blood stain in the middle! This could not have been missed when making the bed.... The room was dusty and unclean.
Breakfast wasnt worth getting up for and even on a Sunday had to be taken between 7.30 and 8.30 am.
Terrible.

The staff / owners seem to think that as they have a steady stream of visitors that they do not have to treat customers with courtesy or respect. We were made to feel that we a burden to their daily routine; and an irritation in their day.

The owner failed to communicate. She did not listen or give clear information as she was so busy rushing the interaction. People are different and have different needs. No attempt was made to understand what these may be. We were felt that we were purely there to fit into their very strict routines and schedules. There was no care or thought about producing a comfortable stay.

The breakfast is strictly 7.30 to 8.30, even on the weekends. No access to cereals, tea or toast after this time. Check out is an astonishingly early 10.15am. The only reason for this seemed to be cutting down on staff costs.

The room was nice, noisy at the front, and we presume quiet at the back. There was a good sized flat screen and a nice shower and bathroom.

Perhaps all the penny pinching is to pay for these. There was x2 tea bags in the room and the milk carton expiry was March 2010. The breakfast brioche in packets were similarly expired ! The place was dusty. There was a £5 surcharge for paying by credit card / debit card.

The four posters look good on the website but are a bit embarrassing in reality.

All in all, the nice shower and TV doesn't make up for the lack of hospitality, coldness bordering on rudeness and absence of kindness and care.

I would advise to go and find somewhere else nice to stay.

Lets hope they read these reviews and mend their ways. I doubt they will. We will find somewhere else to stay.

We were sent to this place from a guest-house called the coach house because they were fully booked when we were suppose to be there the day we turned up!! I'm glad they sent us here because Ann's House is a very pleasant stay! The rooms are spacious with en-suite facilities, the beds are nice and cosy and it was a pleasant nights sleep! Breakfast was lovely and freshly cooked, and served with a smile! Most of all we were felt welcomed as soon as we set foot there and I wish we stayed the other night instead of going back to the coach house!

"Caveat Emptor" - Let the Buyer Beware.................!

We have just had a staggering experience at Anns House with two ladies, the older of whom we believe may be the owner.

My brother and sister-in-law had stayed at Anns House before, and being happy with the location and service for the price, he had booked in again for the Saturday night and had booked a room for us for the Saturday and Sunday night. However, our plans changed so we rang to confirm we wanted Sunday only. Maybe this was the root cause for the ensuing upset?

After driving almost 300 miles from early morning, we arrived pretty exhausted just after 10am and were greeted with a welcoming smile and shown to my brother's room. They were planning a walk so we went to the lounge to wait for them. It had been pre-arranged that we would take over this room for the ensuing day and night and that the staff needed a little time to sort the bedding etc. We had a family occasion to attend at lunchtime, so we had also pre-arranged that all four of us could freshen up in this room.

I asked if we could have a coffee and was told that this was no problem at all, but later the rather embarrassed lady told us that as they had just done 30 breakfasts it was taking some time to clear up the kitchen and we would have to wait for the coffee. Incidentally, breakfast is very strictly between 7.30am and 8.30am and it was now 10.30am.

In the guests lounge, we noticed a camera on top of a cupboard and the younger lady later confirmed that she had checked back through the tapes of us - astonishing!

In the lounge, we had chatted between us about Anns House and my family said that they felt the service was not so good this time and sensed an attitude or atmosphere - had someone listened in to this conversation?

We decided to make coffee in the room - room 8 which is at the front of this really fine period building. My husband took his cup downstairs to the lounge where he was confronted by an angry older lady asking where he got the cup from. He explained and was met with a tirade about check out time being 10am and check in time not until 4pm. Rather than have a problem, he came back upstairs to the room.

There was a knock on our door and the younger of the two ladies had come to say she was leaving and couldn't wait, so we agreed that my brothers' bill could be added to ours and we would settle up the following morning. She said she was quite happy with this arrangement.

We returned from our 'do' in the afternoon and we all went up to the room so that my family could change, collect their bags and set off home. This was when the fun and games really began.

After just a few minutes there was a real heavy banging on the door which we opened to find a very irate older lady - the one who my husband had met in the lounge earlier. She began shouting that this was a room for two people only, not four and that we were trying to pull a fast one. I tried very hard to gently explain that indeed only two of us were staying, but it was very very difficult to finish a sentence.

She stormed off, leaving us somewhat stunned. Just a couple of minutes later, when once again bags had been picked up ready for departure, there was another knock on the door. This time both ladies were outside, both shouting at the same time and both appearing to be convinced that all four of us intended to stay. The younger one said that she had watched the tapes on us which confirmed that indeed we had been filmed...!!
Needless to say, that was the final straw. Shocked by this exhibition of rage, not to mention the invasion of privacy, we sensibly chose to pack up and leave - even though we were nearly 300 miles away from home, tired and nowhere to stay!

My brother had been waiting at the desk downstairs to settle his bill and had overheard shouting from the kitchen area between the two women. I joined him and rang the bell for attention. The older lady came out and I explained quietly and calmly that we too were leaving. My reward was yet another tirade of abuse. I did try to say that she mistakenly assumed we were "taking advantage", but she would not listen to me.

My brother asked for his bill, but his offer to pay was loudly rejected with much arm waving and even more shouting. So, at least none of us had to pay for the pleasure of our earfuls of abuse!

Never actually having slept in room 8, I can only say that it is a pleasant enough double room with an en-suite shower room. A bit flowery perhaps in decor, but that is just personal taste. It has an enormous flat screen TV and a brass four poster bed.

There are notices in the hall and up the stairs, proclaiming that breakfast is between 7.30 and 8.30am - so as we were not having to get up for work, it is likely that we would have missed it had we have stayed.

The lounge is, in my opinion, a bit dated and one chair is completed occupied by an enormous teddy bear which I find a bit spooky rather than quirky. The location is really very good indeed and there is plenty of parking which is a great advantage.

So my advice to potential guests at Anns House is to make absolutely sure that your arrangements are crystal clear meeting the proprietor's approval and do nothing at all to irritate them. If you have concerns, don't talk about them until you are outside the building!

The excellent location should ensure that most rooms are occupied most nights, so maybe the owners are not too concerned about encouraging guests to return. We certainly will not be.

Perfectly situated for getting into and out of the city, plus variety of restaurants nearby. We liked the 'come and go as you' please atmosphere. Parking was no problem as large car park at front and plenty street parking outside property.
View from back of property exceptional especially if top floor booked, evening city skyline and lit up cathedral gave the 'wow' factor for me. Plus the modernised rooms/showers fantastic.
Bear in mind this is 'bed and breakfast' accomodation but it certainly is top in its class.
We thought rates very good compared with exhorbitant hotel prices in the area.
Breakfast was really nice in a lovely morning room and the staff were very helpful and polite.
