We arrived here after a couple of days in the Hotel Una in Brighton and we both felt that the Cottage in terms of value for money far outweighed the Hotel Una.

Our room was in the old part of the cottage overlooking the back garden. The room was very generously apportioned and was filled with everything you could reasonably expect in a B&B. Generous helping of chocolate biscuits always works wonders, as does some quality sachets of hot chocolate. I guess if your used to your plasma 40 inch TV and a DVD library running into the thousands, you probably won't be overly impressed with an 18 inch LCD TV - but we took the view that we weren't visiting Canterbury to watch TV at night anyway.

That said, and this is more of an observation, the cottage does lie next to a busy road and if your expecting to hear a pin drop at night, you might be disappointed. For us, the road noise quickly became background noise and we slept absolutely fine on both nights.

Breakfast was amazing. Everything freshly cooked or bought. Decent portions which is no bad thing these days.

We booked well in advance for the Open Golf weekend and had a wonderful and restful stay. Our rooms were upstairs and were wonderful with king size beds and were very tastefully decorated.

Breakfast was great and the owners were very flexible for us as we were up and out very early for the golf, so we were eating as early as 06.30.

Canterbury is a quick car ride of 4 or 5 minutes but it is also definately within walking distance.

All in all would very much recommend Sylvan cottage and would deifinately use as a base anytime we are in the area.

Room Tip: Upstairs rooms were great!!

I called to check availabilty earlier (knowing that it is the Open at Sandwich this weekend so it was unlikely, but at the same time hoping there may have been a cancellation) and the receptionist's sarcastic response was "on Golf Weekend???!!!! You must be joking!!!!!!"

A perfunctory no would have been sufficient.

We are a very small B&B, but will be posting an availability calendar on our site for next season. This should eliminate the need for guests to phone and catch me single-handedly 'multi-tasking' between breakfasts, phone, emails, room cleaning etc.........
We are already fully booked for the next Golf Open in 2021

We needed a place to stay for an early morning departure to France and we couldn't have found better. Upon arrival we were provided with much needed refreshments before venturing out to Canterbury for a quick meal.
The rooms we had for ourselves and our daughter were immaculate in presentation and everything we could have wanted for our stay was on hand. Breakfast in the vast "conservatory" looking out into the garden is our idea of heaven and we are planning on returning soon for our next visit to France. Only next time we will stay a bit longer than one night.

Thank you for such a wonderful stay.
If you have a young baby this is the ideal place to stay - a lovely cot, highchair, bouncy chair, baby bath even disposable bibs! If you need it it's probably already there!
It was great to be able to put the baby down to sleep and still have a pleasant evening in the lounge area for guests with the baby monitor working (oh she has one of these too!)
Full use of microwave/oven/fridge in the guest kitchen.
Much more than you would expect in an average B&B!

Nice and quiet area pleasant 20 minute walk to town. Thoroughly recommend if staying in Canterbury and we would definitely stay here again.

We didn't really anticipate the quality and value for money of this B&B!
Every consideration was given to making our stay comfortable and stress free. The kitchen area freely available was a big plus - no need for "smuggling" food into our room!

Going a bit against all the glooming reviews here probably....
Well, the major thing I hold against Sylvan Cottage is that they have too much lists and too little communication : after booking, you get a first load of information, upon arrival we received two pages of do's and dont's... and it proved really necessary to study all this information to avoid disappointment or frustration. You couldn't find our cottage easily on the day of arrival ? "Well, it was all explained on the paper we sent". What are the options for breakfast ? "There's a paper in your room which describes it all". Could you help me organizing a taxi ? "Well there is a telephone number on the card in your room". Can we pay our bill with a credit card ? "As the list states, we prefer payment in cash"....
I would suggest the owners to talk a bit more to their guests to find out what they need, want or desire ! Some useful sentences : "What are your plans for today?", "Could we offer you a coffee already while you wait for your family to have breakfast ?", "How was your day?", "Could we help you with a taxi / restaurant reservation ?", "Don't forget that when you check out tomorrow you can only pay with cash" etc etc etc
In short, service could be better in our opinion.
Now let me be absolutely clear about all the other stuff : this B&B is in very good shape, lovely rooms, serves a great breakfast (made with love, truly!) and is fair value for money. Location is good in our opinion : away from the bustle, a beautiful walk (around 40 minutes) through the fields to city center. In the evenings, you will probably prefer a taxi ride, which is about £9 each way.
Will we stay again at Sylvan Cottage when returning to Canterbury ? Perhaps, perhaps not... there are probably interesting alternatives to check out.

Please don't visit us if you want hotel quality 'perfection'.
We aim to provide our guests with enough good facilities and useful information to enable them to enjoy a private and relaxing stay.
