We spent three nights here and really enjoyed it. The location is peaceful and quiet, five minutes' drive from Hawkshead or a half hour amble (in our case) over the fields. We had a lovely view of the surrounding countryside from our room. Patsy and Mike are welcoming and genial hosts who go the extra mile to make your stay a pleasant one. There is free parking; the hotel is clean with nicely furnished rooms; the breakfasts are delicious. We really appreciated the attention to small details - tea and home made cakes on arrival, fresh milk available for cups of tea and a home made chocolate in your room every day! What more could you want? We would recommend the Summer Hill Country House without reservation.

We went to celebrate my fathers 90th birthday so the family took over the whole of the guest house. Patsy and Mike were great hosts. rooms were clean airy and adequately sized. There was a guest lounge that we did turn into a bar on our return from our evening meals. Patsy helped us to choose and reserved restaurants whilst Mike cooks a mean breakfast. I tend to do a lot of walking in the Lakes and fully plan to return when I can.

Room Tip: there are only 5 and they all looked good to me

We received a great welcome on arrival (tea & cake). Breakfast good. Room clean with lovely views of the countryside. Enjoyed watching a variety of birds on the feeders from our window, We were given excellent advice about things to do in the area. Made to feel at ease throughout the stay. Relaxing, pleasant stay.

We've just returned from five nights here, and can't recommend it enough.
From the home made cake and welcoming cuppa on arrival, to the handmade chocolates in our room each day, the substantial breakfast and their knowledge of the surrounding area and recommendations of things to do, Patsy and Mike were wonderful hosts!
We stayed in room 5, with a super-king sized bed, a TV and Apple computer. Needless to say, the TV didn't get switched on all week. Everything about the room said quality too - Denby crockery, glass wine glasses and tumblers, nice quality toiletries and tissues, home made biscuits, and even a card and a small gift on my husband's birthday. There's also a guest lounge to relax in, with a strong wifi signal. Patsy's artwork and photographs adorn the walls too, a lovely touch.
The location of the hotel is about a 5/10 minute drive to Hawkshead or a 20/30 minute walk across the fields. There's plenty of free parking.
It's perfect if you want to be away from it all, have total peace and quiet, and relax, and still be on the doorstep to some stunning scenery and great walks. (The stunning Tarn Hows is close by, with free car parking for National Trust members).Which is precisely what we did for the week. We ended each evening after our walk back from the pub, with a glass of wine in the garden by the summer house. Bliss.
We enjoyed it so much we have already booked another week next year.
The whole experience oozed quality with the personal touch.If you want some time away from it all, this place fits the bill perfectly :)

Room Tip: All rooms overlook the beautiful garden - and it's very quiet at night, guaranteeing a great nig...

A warm welcome with homemade cake and t&coffee, very interesting warm hosts, both into the arts. Patsy has wonderful pictures she has taken or painted on offer and Mike has written a book on kindle! Very funny the pair of them and they cant do enough for you! I'd recommend a stay there to anyone a very comfortable stay with a good breakfast. The hosts make it though!
Also a point to note the hosts know a lot about the area. Myself and my mother stayed for a girly break and each day they suggested fabulous laces to visit by what sort of things we liked. This helped us have a successful break. Both very knowledgable about the area!

I'm writing this review not as an actual guest (my parents stayed at Summer Hill and the rest of our party stayed elsewhere) but we had so much interaction with Patsy and Mike that I needed to write a few comments. :). First of all the B&B is absolutely beautiful. Wonderful quiet location. SO peaceful and relaxing. My mother continually comments on the beautiful room she had at Summer Hill. And Patsy and Mike were just wonderful hosts. So welcoming and treated everyone so well. We had a chance to eat breakfast with my parents and the food was so delicious. I feel like Mike and Patsy went out of their way to treat all of us (with all of our comings and goings) so well. Enough positive can't be said!!! Thank you so much!! Ps. I hope the baby Robin is doing well! :)

What a thrill it was to stay at the Summer Hill Country House in the Lakes District for three blissful nights.

Nowhere else we have stayed during our four-week holiday through the UK from Australia were we so warmly welcomed by the hosts. Upon arrival we were led into their lounge room where we were comfortably seated and treated to homemade cakes and tea and coffee and enjoyed a lovely introductory chat.

Mike and Patsy made us feel right at home from the very first minute and their ongoing hospitality and generosity were a sheer delight.

The setting is idyllic, the location so convenient to many of the jewels within the Lakes District, and the peace and tranquillity of their surroundings are simply divine. There is ample parking and you can enjoy scenic walks or drives in every direction from the front door.

Add to the mix our daily treat of Patsy’s delicious homemade chocolates and truffles, her superb breakfasts and the striking cleanliness of the rooms and facilities; you just never want to leave.

Mike is a fountain of local knowledge and he was very helpful in suggesting daily travelling itineraries. His humour-peppered conversation often had us in stitches.

We could not want for more. Imagine our surprise then, when arriving back from our second day’s sightseeing, we discover that Patsy had put all our dirty clothes through the wash.

At most B&B’s it’s great just to have a good bed, clean facilities and a decent breakfast. Occasionally, you not only get all that, but you get to be welcomed “home” as a part of the family. Patsy and Mike at Summer Hill Country House do just that.

The worst part of our stay was having to say “Good bye”.
