Comfortable accommodation in a fabulous location. The views from the windows are stunning. What makes all the difference is how well stocked it is with everyday essentials (like free soap, washing up liquid, kitchen roll, etc.), makes it feel like a home away from home. The accommodation always smells fresh and clean on arrival and there is a plate of biscuits to welcome you (always very much appreciated after a long drive up). If we had to say anything negative it would be that the bath did not drain properly and the markings on the oven controls had rubbed off so a bit of guess work was required. But we love the place and the problems were not big enough to affect the 5 star rating. We have already booked to return again next year.

Stayed there with our 4 and 6 year-olds and they loved it too. Fantastic views down the valley to Ambleside. Lots of benches and multiple barbecue grills and wood-burners outside around the farm buildings for evening meals and socials with neighbours if desired.
About 25 mins brisk walk down the lane to Ambleside town. The single-track entrance lane is quite a long stint up to the cottages, but it's not a through road so little chance of encountering cars coming the other way. Most likely to be neighbours, and then you'll figure out the passing places. A great walk up the valley to the pub, the Kirkstone Pass, where you can see all the way down to Lake Windermere in the distance.
Book early to avoid disappointment! We're definitely going to return.
Fabulous stay in this cottage. Cosy bedrooms are on the ground floor, with a bathroom between the two rooms, accessible directly from each room. Great quality mattresses which were very comfortable. Then the first floor has the kitchen and sitting area with amazing views in two different directions. The cottage has been opened up to the roof, so it feels very spacious. Well appointed kitchen. Comfortable sofas in the sitting room. Amazingly the wifi worked really well throughout the cottage.
Although this cottage is within a little terrace of other holiday rentals in the same group (Grove Cottages) it was very quiet and appeared very well insulated for sound - we could hardly hear anything from any of the other cottages.
We did several walks just setting off from the front door, which was lovely. Nice little information room - we borrowed one of the OS maps.
Would definitely recommend this lovely place to stay and explore the Lakes.

Extremely well furnished, great layout, plenty of space yet cosy and very comfortable. Dishwasher, washing machine and WiFi were great and much appreciated also the information office and maps available for guest use. Perfect touches such as flowers and biscuits and some milk on arrival. Sarah very helpful.
Magnificent views in all directions and walks on the doorstep. Location is great as it's quiet and away from the hustle and bustle of the town which was perfect for us
Would have liked a private outdoor eating area for our cottage given the fantastic weather we had but this is a minor comment.

A little difficult to find at first - it's up a winding track just outside Ambleside - but more than worth looking for! A lovely cottage, retaining many features of the barn, certainly plenty room for 4 of us, and would easily have slept 6. Very comfortable, clean, and well-equipped. All you can see around are fields and trees, absolutely stunning views. Very quiet, apart from the odd baa from a sheep, or moo from a cow. Heaven! Ambleside is a pretty little town, with a nice selection of eating places (do try Jintana Thai!), plenty shops (Silver Moon is an amazing gift shop, if, like me, you are partial to silver jewellery and ethnic knick-knacks!), an independent cinema, and a climbing wall. Lots of walks to do nearby, there was a guidebook available in the cottage. My daughter and I had a wonderful spa day at Oxleys in Ambleside, can thoroughly recommend their therapies and their food. The Go Ape centre near Hawkshead is within easy reach, as is Kendal, which is very pretty, and has a bigger range of High Street shops. Probably one of the nicest and most relaxing breaks we have ever had - would definitely go back.
