Our first stay at this B & B where we stayed for three nights. Our own particular room, although smaller in size, was very comfortable and clean with what seemed to be a newly fitted carpet. We had a side view room with a lake view, which was lovely. The weather was a bonus too with being so hot (a fan was provided in our room). The breakfast was buffet style and adequate with a good selection. Poached eggs always available, but just ask if you prefer fried or scrambled, as staff will be happy to oblige. Extra toast and tea too should you so wish. Staff very polite an helpful. The Lake House is set in beautiful landscaped gardens; a very short distance from the pier where you can access trips to the islands and Bowness. Lake House has a comfortable residents lounge too. In addition, they have a DVD collection, which you can use free of charge and all bedrooms are equipped with a TV/DVD facility. In addition, it is only a short stroll to Ambleside itself with shops and restaurants.

Room Tip: Although we didn't reserve a front room, which have lake views, we were given a side room which...

This is a very clean and quiet place to stay whilst being close enough to restaurants and shops. It is the sister hotel to the full service hotel called The Regent which is nearby.
We stayed in one of the 'Hideaway' rooms which are delete to the main building. They were modern, with access straight into the room from the car park which would be ideal for any wheel chair users.
The room was very clean with good quality bed linen, towels and soaps. Tea and coffee faculties with nice flat screen TV.
Very nice breakfast with good choice of hot and cold items in a very pleasant dining room overlooking the garden.
The two members of staff we spoke to were very friendly and helpful.
I would definitely return as the standard is good and the location for us just right, nearer to Waterhead than in town at Ambleside.
The driveway is quite steep but no problem in the car and there is a separate pedestrian path winding through the garden down to the road.
Overall: good quality and very pleasant.

Stayed at Lake House for 3 nights B and B Lovely clean room quite a comfortable bed restricted view of the Lake but it was nice to wke up and see part of it each morning

The staff were fantastic group of you ladies who were so willing and helpful

I would definitly recomend lake House

What a great find this place was - found it on Late Rooms and after checking on Trip Advisor then knew we had found a winner.

We had room 19 (on of the hideaway rooms in a separate building behind the main house - no view of Lake Windermere (at a stretch you could see from the bathroom!) but pretty view out of the side window. Ample enough parking - friendly welcome and the receptionist gave us a quick tour of the room. Both check-in and out was quick and easy. The hideaway rooms are slightly more expensive than the main house but we liked the privacy - you even have your own little patio space outside if you fancy a sit out in good weather.

The room had great décor, was very very clean, had a massive TV which a small number of satellite channels, very comfortable bed/pillows and the fluffiest whitest towels I have ever had anywhere! The bathroom had under floor heating which would be great in winter.

The room temperature was controllable which was ideal. Lots of storage space available, room overall was quite large, tea and coffee tray and small hairdryer. Powerful shower (over bath) which was great. There was a small welcome pack so you know what is going in locally and are aware of the services on offer.

They have thought about little touches, like the large umbrella on hand and floor tray to keep wet shoes.

Reception has a ice machine and limited room service for drinks (plus meal and DVD deal but you could also loan a good selection of DVDs for your room for free)

Breakfast (held in the main house) was lovely - buffet style which a good selection of cereals, juices, pastries and hot food. Staff again very attentive and served tea/coffee/toast. The breakfast room was never busy and it overlooked part of the lake.

The building is situated on a small hill overlooking the lake and the main car entrance is quite tight if driving to it from the Ambleside side so take care. The Lake House is about a 10/15 mins walk into the centre of Ambleside and about 30 second walk to the lake side.

Overall, this place was a real find and we certainly plan to stay here again!

Room Tip: Spend a little more and go for a Hideaway room

Stayed for two nights for 50 th birthday celebrations with old school pal ..... Lovely spot with lake view ... Ideal location to walk into Ambleside and to explore lakes. Great spacious room had choice of two when we arrived and free bottle of complimentary wine which was nice ,
Especially as it was a birthday celebration ( but they didn't know that ) Decided to have dinner in Regent hotel on 2nd night and had 10% off meal which was fantastic ...I had Salmon and Freind had roast beef...starters and pudding equally tasty and well presented. Staff very attentive and accommodating as we were late booking our table just before end of last orders for dinner. We ordered champagne and only had half bottle however this wasn't that clear on the wine list but very nice....,.,breakfast was fabulous ....definitely would love to stay again when visiting the beautiful lakes......

Room Tip: Large lake view room was really nice and ver roomy ...

We stayed here for one night. We paid the extra for a superior room and can highly recommend this as the hideaway room we had was lovely. The hotel is ideally located on water head bay about 1 min from the lake and a 10 min walk onto Ambleside. The room we had was spacious and clean with a really comfortable bed.
The breakfast was nice, although we didn't realise you had to order eggs prior to collecting your buffet breakfast.
All in all a great hotel and great value in a lovely part of the lake district.

Stayed over the bank holiday . We stayed last year at the sister hotel , the Regent. This was perfect, we stayed in room 20, a superior double in the hideaway rooms, up some slate stairs at the rear of the main building. This is lovely room, new, modern furniture, clean and well fitted bathroom, a very quiet retreat. The view is to the rear garden bankside & a side view to the lake ( not visible). Other rooms of this type, looked just as nice ( room 16 looked the best). The welcome was first class, as was the service from all the staff. The breakfast is buffet, with plenty of choice for all tastes. The staff on duty were friendly, but not overbearing. We ate in the evening at the Regent with 10% discount and again the service & quality was first class. I can really recommend this B&B . It is one of the best and I would stay no were else in Ambleside except maybe the Regent.Give it a go and you will not be dissapointed. We will return.

Room Tip: Only saw the hideaway rooms 16, 19,& 20 looked perfect. 16 has a upper floor lake view.
