we stayed as part of Contours Walking tours; our bags were transferred ahead while we walked there. Downside: We hit unseasonably hot July weather - in high 80's and 90's - and no B & Bs or guesthouses have a/c. Not a deficiency but something to definitely be aware of if you go in the summer.
Now we arrived to find a note on the door for us that the owners had to go out for a minor family obligation and left us the phone for their daughter. We left her a phone message and went into town, walked around for a few hours and returned by 5. She was very nice, place was beautiful, good location, nice view, quiet, well situated. I have to take exception with whoever reated this place terrible - the owners were helpful, polite, available, and knowledgeable. We really enjoyed the stay and it was one of the nicest experiences of a lot of nice experiences on our 2 week holiday.

I stayed two nights while walking the Cumbria Way in the Lakes District. I stayed here my first and second nights of the walk. I shuffled into town at the end of a 15 mile walk late after many wrong turns and missteps. They could not have been more helpful or anymore pleasant.
They will adjust breakfast according to your schedule but not so much as to accomadate an extremely early riser anxious to be off at the crack of dawn.
Oaklands is just up the street from a very good pub and right next to a lawn bowling club. It seemed that all the gardens were blooming while I was there.

Just a couple of minutes from downtown Coniston, the Oaklands Guest House is in a perfect location. Judith made us welcome, loaned us hiking maps, served delicious breakfasts and prepared some lunches to go on the trail. Coniston is fortunate to have her in the community as she seems involved in just about everything. We even met her grandchildren!

Room Tip: Looked right out on the grass tennis courts.

We have just had four nights at Oaklands in Coniston. Put simply, it was wonderful. The location is excellent, two minutes stroll to the village centre. Beds comfortable and super breakfasts. Judith and Zeke made splendid hosts. We will be going there again.

This B&B was a very welcome oasis. We only required the Saturday night, which was fine with the proprietors. (I gather many B&B's locally demand at least a two night stay). Well positioned in the village just a minutes stroll to the co op and post office and pubs etc.

The room had a lovely dual aspect with a beautiful view of 'The Old Man' which was topped with snow. A very convenient table and two easy chairs by the window. We sat up late, chatting over a bottle of wine and admired the view of the mountain in the moonlight. Very romantic!

The proprietors were very welcoming and couldn't have been more helpful. Breakfast was very good.

We also had packed lunches which were really good value. Lovely egg mayo sandwiches and a generous slab of homemade walnut cake- fab!

I thought this lovely B&B was a brilliant find. Highly recommended.

My husband and I have just returned from a three night stay to celebrate the New Year with friends in Coniston. Very nice Guesthouse, clean and comfortable rooms with excellent breakfast. Good base for exploring the lake district.

my fiance and I only stayed one night but it was a great little place :) excellent service, very clean room, lovely hot chocolate, comfy bed and a fab breakfast! getting married in coniston next year so will be recommending oaklands to friends and family :)
