Well what a delightful little spot. Me and my family came away to enjoy the life of being in the lakes and by heck did we, a beautiful little quaint cottage with a lovely open fire and all the lovely features expected from a lakes getaway, phil and kate are both very responsive and accommodating to any requests put their way, will be visiting again as soon as possible, lovely trip
Enjoyed our stay over New Year. Peaceful location with great walks and access to the lake for our two dogs. Cottage was warm and cosy with very hot water ! Sofas certainly were a challenge as previously mentioned and the whole place needs a deep clean as cobwebs ++ and mould in bathrooms. Wifi was a little patchy .Parking was ample for 3 cars, as previously discussed with the owner but, 2 mins after arrival, the neighbour was out making sure we didn't block the drive, not really giving us chance to unload. Overall a very pleasant stay for our family of 6 adults and 2 dogs.

cottage was in a lovely setting near the lake ,lots of walks near by. ,complimentary bottle of wine was very kind , everything you could possibly need was there in the cottage. Definitely recommend to friends, we will be back next year.
I had been warned that the WiFi was broken just before we went - I'm hoping for some refund. Although we were told there was Vodafone reception it doesn't extend to data so no email or internet access, and there is zero other reception. We had to keep searching out cafes with WiFi. Frustrating given that I chose it for having WiFi. I'm not a house proud person but the whole place needs a really good clean and maintenance. Mould on windows and in bathrooms. Sofa cushions broken so sofa incredibly uncomfortable. Carpets and curtains stained. Extractor fan in ensuite not working and loo seat wobbly. Yes there was a wood burner but the logs left for us were damp. Perhaps we suffered from booking at the end of the summer season and previous hirings have taken their toll on it. Good points: OS maps provided, plenty hot water, quiet. If you want to get away from it all and are oblivious to creature comforts this will be fine. Sorry but I wouldn't recommend.
The location of this cottage is secluded. However, within the woodlands, there are quite a number of houses which we wouldn't have known existed had we not walked around a bit.
The reasons for booking this cottage were 3: lake access, wifi and en-suite bedroom. Unfortunately, we didn't have access to 1 and 2. The path was too muddy to venture to the lake even with a pair of wellingtons. We went to the nearby public lakeside access to Lake Coniston instead, which was divine!
Re: wi-fi, Phil did apologise that BT let him down. He also offered to refund £50. Phil also left a bottle of wine - thank you!
The cottage has all you need like a dishwasher which is super useful. I'd like to make a couple of suggestions: the bedinen in the en-suite bedroom has really seen better days- torn and slightly ripped, just simply well-worn. The en-suite which is useful, is tiny. I am amazed that a shower, sink and toilet could be fitted in there to be honest. I am short and even I found it a bit of a squeeze in there. My husband couldn't used the toilet in there, it's too tight a squeeze. The en-suite is quite claustrophobic and the extractor fan doesn't work.
I agree with one reviewers who said the cottage could do with new settees. They have seen better days and are rather uncomfortable. The cushions could do with a clean as well. We also think perhaps it could do away with the carpet as it's old and when the weather is damp (which it was when we were there for 5 nights), the carpet smelt a bit. This is because it's a pet-friendly cottage. If you like a rustic cottage, this is for you! The pluses of this cottage: it's quiet (except when the visitors opposite us were revving their bikes). The cottage is in the woodlands, which apparently, only I enjoyed! Mod-cons like dishwasher, and washing machine. Super hot water 24/7. Birds in the garden - love them!
Overall it was a pleasant stay!
Location was great, small walk to the lake which the dogs enjoyed swimming in. The town of Coniston only a 10 minute drive away through some beautiful scenery. The cottage had everything we needed and was well laid out.
Pros- Washer dryer, lots of very hot water, games for the children, maps to plan our walks, fireplace and lovely bottle of wine thanks
Cons- Sofa is old and really needs repairing/replacing, Main double bed small and extremely uncomfortable (Wife ended up sleeping in with our daughter after 2 days of uncomfortable sleep and both her and I are not large people) Mouse living in the kitchen.
During our stay the internet did not work much to the children's disgust. We messaged Phillip who kindly refunded £50 for the inconvenience. We understand this was beyond his control.
It was a good break and would love to come back to the Lake District one day.
