Just returned from a few days away after having stayed in a lovely B & B. We had the top Suite room 11 what a wonderful room. Plenty of clean towels every day. All tea coffee sugar and milk was filled up every day. Clean Sheets, room hovered and tidied lovely to come back to plenty of hot water. Staff were very friendly and helpful as we had not been to that part of the lakes before. B & B is in a wonderful location ideal for walking. Breakfast was fantastic plenty of everything poached eggs lovely, full breakfast great. Sue and staff thank you for a lovely stay my husband and I will definitely recommend your place to our friends and family. We will definitely rebook for another visit.

Room Tip: All rooms clean and very helpful staff.

Overall all Lakeland House is a nice no frills guest house situated centrally in the fab town of Coniston. The website describes a "boutique" hotel, but for me you need to look further than just having modern decor to meet that criteria. I've no idea who my host was because check-in was a key on a table (must be there between 2-5pm to check-in with a human).

[] bright room (Room 3) with lovely view of The Old Man
[] quiet - even on Saturday night when full, we were not disturbed by our neighbours
[] comfy bed
[] warm room with adjustable radiator

[] for a "superior double" we found the room and shower-room to be small and the shower was weak (but hot).
[] poor pillows
[] average breakfast - herb sausages :[, bacon pastie and dry (cooked first thing and kept warm), awful tea (sacrilege to a yorkshireman); no toast first morning
[] getting a knock on our door at 10:33 to be told check out time was 10:30 (we were about to leave)
[] room turned over but strangely the bed wasn't made (twice). no choice of fresh towels.

Thank you for taking the time to post a review. We make every effort to read all reviews and take on board all constructive feedback both positive and negative. Any suggestion that our staff have not carried out their duties is also taken very seriously and is checked with the staff members. Reading your review we feel that we clearly have not met all your expectations during your stay with us at Lakeland House and i would like to take the time to respond to your negative points :

• Firstly, we are not a Hotel and do not advertise anywhere that we are "Boutique Hotel". We provide guest accommodation and describe ourselves as "Boutique Accommodation"
• We provide 24 hour checkin whether it be by member of staff or using our electronic door (this is made clear during booking and after on the confirmation ) This system is there as much for the convenience of our guests as it is for us and we feel it works well. However, if you feel let down that you did not meet me personally I was available from 7am every day for the duration of your stay. I would have happily made myself known to you if you had asked.
• All our rooms are described accurately on our own website and that of our partners, even down to listing actual size. They are also priced accordingly. You could have booked an alternative room if size was an important booking criterion.
• We will check the pillows and replace them if necessary.
• We use local cumberland sausage and use good quality ingredients in all the food we serve.If you were unhappy with any thing we would have happily cooked you an alternative. I cooked all the breakfasts during your stay and they were all cooked freshly to order. All guests are asked if they would like toast. If you were over looked i am sorry-all you had to do is ask. We serve a large selection of Twinings Tea at breakfast....i am sorry that this offended you, but unfortunately we don't serve Yorkshire Tea....!!
• I can only apologise that your room was not serviced AT ALL during your stay with us. However you did have your DO NOT DISTURB sign on your door handle for the entire duration of your stay and our housekeeping staff are told not to enter a room if that is the case. If you needed towels you could have asked.
• Check out time is indeed 10.30am on the day of departure. As you had not had breakfast on the day of your departure, when it got to 10.50am I personally asked the housekeeper to give you a knock...this is normal practice and not unreasonable .

We were booked into room 8 which was a small but comfortable room, not ideal for tall people as the ceiling is very low in places. The bathroom finish was slightly disappointing but overall ok for a budget room. Ideal location for those wanting to go up The old Man of Coniston.

Thank you for taking the time to write a review of your stay in our budget room 8. We are pleased to hear that your stay was comfortable. As you point out, this is a small attic style room and at an average of £30 less per night than a superior room, it represents excellent value for money.

First and foremost, I have to say- This Guest house has a cafe attached to it. It serves the best coffee (Lavazza) and very nicely cooked meals. My hubby and I stayed at the Guest house few times over the past 10 years and witnessed the changes that the owner, Sue and her family made. The accommodations are superb, this time we stayed at room number 7 which had been decorated to a high level of finish. I stayed at 4 stars hotels in the UK that were not as nice as this room. There was a choice of breakfasts we could have and we were served Full English and Vegetarian Breakfasts, cooked to perfection. Mushrooms, beans, tomato, hush, deep fried bread (no extra fat on the plate!), 2 vegetarian sausages/ locally made, Lakeland House speciality sausage. Definitely recommend.

As a party of geologists we stayed 15-16th November. The room was very clean and comfortable with a great shower. The breakfast was excellent, non greasy, decent sized full English with lovely coffee. I've been to Coniston for years and this accomnodation is the best i've found and i'd highly recommend it. Great value- thanks!!!!

Nice clean and tidy rooms with very good breakfast.

Very lovely ambiance and friendly staff.

Location of this restaurant is close to Coniston waters and with nice views outside from hotel room.

You get all the necessary information and special vouchers for Coniston boat trips etc..

Stayed here for a two night break, for us to walk The "Old Man of Coniston"Booked the budget double room which was fine for a short stay , clean and comfortable and excellent value for The Lake District! breakfast was good and nice being in the centre of Coniston,choice of eateries nearby chipshop in town is worth a try! pubs also nearby.
