“Average cottage which could do with some attention.”

We stayed for three weeks in May. A few thoughts:

The location of the cottage is great, but had problems parking one of our cars due to a badly maintained road that leads up to the cottage. It is impassable if you have a low suspension car or value your wheels/bumper. If you have a 4x4 then its not so much of a problem. The issue is a water drainage problem and may be resolved at some point. There is plenty of parking near the cottage in an off road lay-by but your car will be out of sight and passed by other vehicles constantly.

The front garden is small but contains a table and chairs. If it rains it then contain a few inches of water (again due to the drainage issue), but then this is the Lakes so get used to this anywhere you go if rains.

The rear garden is very nice, backs onto a field, unfortunately you will also look directly into your neighbors rear rooms.

- Downstairs is cosy, the kitchen is well equipped but the worktops were sticky. Initial horror subsided when it was apparently caused by peeling vanish rather than food

- The dining area and living area is populated with old and tired furniture. The carpets and rugs have seen far better days

- Upstairs is much better than downstairs, clean, airy and better (newer) furniture. The bathroom was excellent and newly fitted. Plenty of storage upstairs.

- No central heating, I imagine winter would be spent in front of the fire (which actually needs its chimney swept)

During our stay someone came to cut the grass in the garden, which is obviously fine. However, we would have appreciated prior warning instead of being surprised, although we were told that an email had been sent to us but this was plainly untrue or miss communicated.

- Great (considering the distance from the exchange and its Cumbria) Internet access via BT WiFi home-hub.

The cottage is pet friendly, although we only allowed our two dogs access to kitchen and dining area, and the rear garden when needed

We had no contact with the owner during or after the stay, an unfortunate disconnection and poor service for a paying customer.

Thanks for your thoughts. We try our utmost to respond to all our guests’ feedback so appreciate the time you have taken to leave some comments.

With regards to the parking, we did have a dialogue prior to your arrival where I advised that it would not be sensible to try and drive a car and trailer with a motorbike on the back up the private lane as it is not a proper road and there is insufficient space to manoeuvre. Our other guests (and neighbours) manage to drive up without issue. There is currently a surface water outlet lower down the lane which South Lakeland Council have been investigating, and which will soon be remedied. Until then when there is heavy rain there is an outflow to one side of the access route which washes away some of the shingle, but we repair this whenever possible.

Our rear garden does receive many compliments, but it is possible to look into our neighbours rooms if you wish as Swangs is in a row of cottages. It is not a detached property. Swangs is the original 16th Century farmhouse, with the outbuildings being converted into housing earlier last century.

The furniture is old, to some it may seem tired, but it is in fact antique. We decided to furnish the cottage in a way we felt matched a 400 year old property. We are, however, replacing the sofa bed and Georgian seat in the lounge area with a leather corner sofa.

There is heating in the property in form of 4 electric storage heaters (on Economy 7), as well as the two electric heaters and the wood burner. There is no gas supply to any of the properties there.

The chimney was professionally cleaned in November 2014 and is still under guarantee. I tested it when visiting last month and it seemed perfectly fine. All other guests before and since have had no issue with it.

We try not to contact our guests during their stay, as we feel it is a little intrusive. We do encourage guests to contact us if there are any issues and have always been responsive despite living in the South. We provide our contact details in the booking confirmation letter, email and in the information file on site.

We have now had over 100 guests stay at Swangs since we started renting the property out and fortunately the vast majority of comments are glowing, however we strive to improve our high standards all the time.

Perfect for our party of 2 adults, 2 young children and our dog. It's a beautiful historic Lakeland cottage with lovely enclosed garden and amazing views north to the Old Man of Coniston and Dow Crag. Well equipped and charming and warm with very nice bottle of wine on arrival. Great location on private lane off main road; close to attractions of Lake District but away from the honeypots - best of both worlds - and good walks from the front door.
