“A special and beautiful place”

My mom and I stayed here a few weeks ago, and it is quite possibly our favorite of all the places we stayed in England. We were not so sure that would be the case, when we arrived in Hawkshead by bus, far from the busling tourist towns of Windermere and Ambleside. Not sure exactly how to get to the B&B, we asked directions and ended up walking up a pretty but scarily narrow road with stone wall on either side. We were tired and hot when we saw the house, but how quickly Lisa brought us back to life with tea and the (not kidding) best cake I've ever had. And you absolutely cannot beat the view, especially if you are a Beatrix Potter fan-looks just like something out of her books. Charming old farmhouse, stone walls everywhere, bleating sheep, calves frolicking, rolling hills, and sparkling blue Esthwaite Waters. We were relieved to learn that there is a delightful footpath that goes right past the house, through pastures and gardens, and leads into the village. Taking that footpath over and over became one of our favorite memories from the whole trip. You feel like you are back in time, and on the way back it quickly felt like we were heading "home" as the little B&B became so comforting.
Hawkshead is darling, with plenty of Peter Rabbit stores, but does not feel crowded or too cheesy. While it is more limiting to be in the smaller place, buses are pretty frequent, and we didn't have any problems. Since we like it more quiet and remote, it was well worth it. We had delicous breakfasts every morning, and the one night we stayed and had dinner, we were blown away by how good it was. Lisa's cooking is fabulous. She is also very friendly and helpful, and the house is immaculately clean, which has to be a challenge on a farm. We loved our room, especially the dreamy window seat. We were sorry to leave after 3 days, and I am determined to go back someday.

Lovely room with friendly hosts: Stayed two nights for family wedding & had a great stay which was definitely added to by our hosts Lisa & Mike. Our room was charming with lovely furniture & had a nice view; the location was fabulous only 10 minutes into village to meet up with other members of family in evenings & be able to walk back by road or footpath after a few drinks! Had breakfast each day & couldn't have cooked it any better myself.We had a lovely stay & would not hesitate to tell our friends to visit too!

Room Tip: Don't worry as both rooms are lovely

My wife and I together with our friends John & Lyn stayed for 4 nights at the beginning of March. We had both rooms of course, which meant we also had exclusive use of the dining room and lounge. We decided to have dinner most nights which Lisa cooked to order and we were able to supply our own drinks which fitted on and in the fridge handily placed in the dining room. After each days walking Lisa provided a tea tray in the lounge and helped us with wet clothing and boots on one occasion. Fortunately the weather was fine on all other days.
Howe farm is very comfortably furnished and decorated and in keeping with a 17th farm house.
Lisa and Mike are perfect hosts, and Lisa in particular works very hard to pamper her guests.
This is a very good location for the South Lakes and only a short walk into Hawkshead and there is even a footpath into the village which starts from the property.
The food here is very good indeed, with an excellent choice at breakfast and imaginative main course dishes and puds in the evening, all served up on time to the minute, with Mike doing his part time waiter routine.
A lovely couple, smashing place, clean as a whistle with bed linen and feather pillows to die for,
thoroughly deserving its reputation, and we can't wait to return !!

By the way, check out the self catering Shepherds cottage to the rear of the house. This is a barn conversion suitable for a family of four or a couple who like to spread out a bit.
Furnished and decorated to the highest standard with a large living area and very well equipped kitchen. Loads of space and big enough for a permanent home for 2 people I would say.

A lovely B&B with views down to Esthwaite Water. The whole house is beautifully decorated and a wood burning stove, cake and coffee were waiting for me after a long drive north. Lisa really looks after her guests and was happy to put on an early Sunday breakfast to cater for mad runners!

Room Tip: Close to Hawkshead for really excellent food and interesting shops. Lots of good walking and Grizeda...

Went up to the lakes for a couple of days tuition with a friend of mine and she recommended Lisa and Mike to me and she wasn't wrong. Wonderful place, very very clean and comfortable and the best hosts ever, so kind and helpful. Lisa kindly made me a packed lunch for my trip home today and it was the best treat for a long drive. I shall be back again. Thank you so much for a wonderful couple of days, a home from home.

My son and daughter-in-law who live in Japan were holidaying in the Lake District and found this wonderful B&B for all of us to meet up for a few days. The accommodation was fantastic and Lisa and Mike made us very welcome and gave us coffee and cake on arrival which was delicious. The rooms are beautiful with everything you could need including slippers and dressing gown.Great location with the village only a short walk away.We really enjoyed the cosy sitting room where we could all meet in the evening to chat about our day

We had a very warm welcome from Lisa and immediately loved the farm, the suroundings and our room. We stayed in the Letterbarrow room, which was cosy and tastfully furnished. I especially enjoyed the windowseat with views to the lake and the cows beneath. I even could watch the sunrise from bed in the morning. It is also to mention that there was free wi-fi in the house.
It was great that Hawhshead was only a short stroll away. We went there to eat at the Qeens Head and liked it very much.
Breakfast was fantastic. The sausage and bacon were the best we had. We also got fresh raspberrys and blueberrys which complemented the breakfast perfectly.
We only stayed for one night, but would have loved to stay longer.
