“Friendly b&b”

The cottage is situated right in Hawkshead village, so if you are expecting views from your room, you will be disappointed. We stayed in Top Cottage, the room is very well appointed with an excellent bathroom. For me, the king sized bed mattress felt very uncomfortable and 'tired'. The room is on the ground floor with outlook onto a paved area. There is a parking space about 20 yards away, but getting into it could be a challenge for nervous drivers and difficult at night. The breakfast and welcome were both excellent.

If you are looking for something super modern then don't stay here!
We stayed for two nights in December. What an experience.. The house is found down a pretty cobbled lane steeped in history. A pretty Christmas tree was sat outside the door and the little cottage well dressed up for the festive season.
The rooms are old and quant .. Just what we wanted to see.
Fluffy white towels in the bathroom and clean fresh bed linen.
The breakfasts are cooked freshly whilst you eat cereal in a cute little dining room.
We will go again without a
doubt and will recommend to anyone who would respect staying in a bygone age cottage in a beautiful village.

Staying at Ann Tyson's B & B was a definite highlight of our trip to the Lake District. Our cosy room had all the mod cons, plus old world charm. We had a king size bed, satellite radio, HD T.V. and a recently updated bathroom and, unusual for British B & B's, this room had a small fridge!. The entrance was private, opening onto a cobbled lane heading out into the countryside on one side, and around the corner from about four nice pubs just steps away to the other. A Coop grocery store was minutes away as well as a post office and pharmacy. We didn't need a car in this location as many walks for all levels of fitness can be reached on foot, or by bus. Rosemary, Alder and Johhny were all lovely people and excellent hosts. Breakfast was probably the best we had in England. I'd definitely go back again!

Room Tip: Ask for the room in the upper cottage.

My wife and i have stayed here many times over a 12 year period and can't rate them highly enough. Consistly the best breakfast for miles around and such a welcoming family feel. We have spent weeks and fortnights at a time here and can't praise the place highly enough; not only this b and b but the village of hawkshead itself. This time here we were accommodated at very short notice in a half term week. They couldn't have been more helpful. The warmest of people, the very best breakfast consistently. Applaude how well they have made the very best considering the inherant difficulties and official limitations of listed buildings such as this. Have stayed here many times and will stay many more.

The hotel is as central as can be. The remote car parking is okay. The reception was great, only issue was the dog in the kitchen that didn't look too hygenic. The hotel is as you would expect for a house so old. Our room stunk of mustiness so our first job was a visit to the local Co-Op and a bottle of Febreeze. We removed the musty bed covers and febreezed the room. It was okay after this. Maybe it's time to move onto hyper-allergenic quilts, it is the 21st Centrury. I'm asthmatic and allergic to dogs/cats etc so I was dreading any animals having stayed in the room. I woke up on the Saturday morning and my breathing was okay so the room must just have been musty. We didn't eat our breakfast in the hotel due to the previous day's sighting of the dog. The cooked breakfast looked good and other people seemed to be enjoying it.

Room Tip: Don't stay in the Annexe if it's going to be dark when you return to the hotel !

We stayed at this B&B for 4 nights in August. We opted for he cottage room with its own parking space. The room has a really comfy king size and some clever storage. There is a decent T.V. and radio. The bathroom is small but smart with a shower.
This cottage is old so you do get a little noise from the room above.
The breakfast is top draw, you couldn't ask for better, well done Johnny!
The owners are fantastic friendly people and are willing to go that extra mile to make your stay special.
The location is perfect if you want to explore the Central Lakes. Its walking distance to Hill Top and the ferry across Windermere. There is a spa shop in Hawkshead open till 10pm and 4 pubs offering food. Had a bad meal in the Red Lion but the other 3 were good.
I would recommend this B&B to anyone looking for a short stay in the Lakes.

We spent a night here while having a two day walk in the Lakes. Firstly, the location is ideal as Hawkshead is busy in August but far more relaxing than some of the other towns during peak season. Hawkshead is a quaint rural village and Ann Tyson's b&b down a narrow side street sets a lovely surrounding.
The owners were friendly and the room spacious and spotless. The room was competively priced for the area and we were very happy with our choice. The king sized bed was very comfortable, shame I was on a walking trip with my brother rather than my partner!

Room Tip: Room one was very impressive.
