For some reason my review did not register. Anyhow, stayed in March again and this place just gets better.
From the moment you arrive to the moment you leave, its like going to see family.
The warm welcome, the lovely breakfast as always and the hosts of Mandy and Brian compliment each other.
Yet again with my work have been travelling and living out of a suitcase at various hotels in the UK. Not one of them can match and achieve the Balcony House.
Will we be back, of course and as soon as possible.

I was amazed at what was offered for the price at this guest house. It is within reasonable walking distance of town (with offers of a lift into town and special offers to restaurants), has the most comfortable bed with en suite bathroom (room 1) and even a sofa! There are lots of very thoughtful touches like an iron and board, good range of toiletries free Wi-fi and the breakfast was delicious.

Room Tip: Room 1 has en suite bathroom.

We stayed here for 1 night as we were walking the Dales Way. What a lovely B&B. That day's walk finished about 1 mile from the B&B and would have meant we walked along a busy road. When we called Brian and Mandy, they were very accommodating and agreed to collect us from the end of the walk, which was very nice of them, and given our tired legs was very welcome. On entering there were easter eggs and cupcakes. We were shown a lovely residents lounge at the front of the house. We were given room number 1, it had a lovely double bed with lots of big pillows and a sofa. We had an en-suite shower room, again very nicely done, with lots of touches like cotton wool, makeup wipes, and other little luxuries. Plenty of hot water and the house was lovely and warm. Nice tea and coffee including a cafetiere , and also a cork screw! Brian and Mandy had a folder with lots of restaurants for us to choose from, and also gave us some of their own recommendations. We tried a Thai restaurant they recommended and it was very nice indeed.
Breakfast was lovely again, plenty of variety. Lots of fresh fruit and different teas and coffees, cereals , porridge.
We had such a lovely welcome and they were so helpful, even dropping us back to where we had ended the walk the next day. Nothing is too much trouble for them.
It's just a shame we stayed for 1 night. Would recommend to anyone, you won't regret it.

That, and Abbot Hall gallery!
My partner and I stayed at Balcony House for 3 nights during the Easter break this year, and we really enjoyed it. The pretty B&B looks over an industrial estate in Kendal (which admittedly is not the best views in the Lake District) but there is something funny about that - and it's within easy walking distance from the train station. Despite its location, it really is the best thing about Kendal. Mandy, the owner, is house pride and keeps her B&B in pristine condition. We stayed at the small four poster room, which really is small as its name suggests - but perfectly formed. Mandy pays such attention to detail that there really is nothing to fault. Although the room looks out on the main road it is not noisy at all, and we slept very well. The bathroom is outside but this didn't seem to be a problem as lovely crisp robes were provided so we could easily nip out. Apparently the bathroom was recently renovated, and it is as perfect as the bedroom: beautifully presented and spotless. The bed was super comfortable, the towels fluffy, and little chocolate treats kept appearing in our room (my partner in particular really appreciated those!). Breakfast was plentiful and very tasty. We had a full English every morning as we spent all days walking, and it really kept us going. We are both vegetarians and felt that our needs were very well catered for. There was also toast, jams, croissants, yogurt, cereal and fresh fruit. Mandy and her husband Brian are very welcoming and friendly people, and a pleasure to be around. They seem to genuinely enjoy running their B&B, and they do so with love and care for their customers. We'd have long chats in the mornings about the Lake District which helped us form our itineraries. On our last day we were able to leave our backpacks there and collect them later in the afternoon, as we were traveling back to London by train. When we went to collect them not only were Mandy and Brian there to let us in, but Brian gave us a lift to the train station too - how thoughtful and kind! (especially as I am 7.5 months pregnant)
We only had one little problem during our stay: our room got very got during the first evening, and we realised that the heating stayed on throughout the night. We got up in the midst of the night all sweaty and turned the heating off. This was partly our fault -we could have checked on this before we went to bed - but maybe Mandy could have mentioned it too. It was not a problem though, we just turned the heating off before going to bed the next two evening, that was all (and at least you know you'll be warm and cosy if lodging there in wintertime).
All in all, we'd recommend Balcony House very highly, and we hope to return there ourselves some time soon!
Oh, and make sure to say hello to the duck (he came to visit us for breakfast and he is super cute) :-)

My husband and I stayed at the Balcony House with our 8 month old daughter and shall definitely be returning!!
Brian and Mandy were the nicest people and couldn't do enough for us!!
We were supposed to stay for 2 nights but had to cut our trip short as our daughter wasn't very well with the chicken pox and we were genuienly gutted we couldn't stay for the second night!
The room was lovely, bed very comfy. The breakfast was outstanding and cooked to perfection!! Brian asked if our daughter would like to see the hens and ducks in the garden, this was lovely and my husband and I were able to enjoy our breakfast infant free.... Thank you Brian :-)
Location wise, Balcony House was ideal, a short walk into Kendal town centre where there are lots of places to eat and plenty of shops.
Would recommend the Balcony to anyone staying in Kendal or wanting a short break away in a lovely little town.
Would recommend to anyone.

Thank you for your lovely review. It was good to meet you. I'm sorry you had to leave early as I know you were looking forward to a weekend away with your family. You were right to go home as baby was unwell. I hope she is feeling better.. Everyone feels better at home when they don't feel right. She is such a cutie, I know she didn't feel well but we both commented on her lovely nature and what she must be like when she's feeling well. We look forward to your return visit and your little character!

My girlfriend and I stopped at Balcony House for 2 night in April this year and I cannot speak highly enough of this establishment.
From the very first moment Mandy and Brian were the perfect hosts, even offering to come back from a shopping trip early when I phoned to say that we'd arrived an hour earlier than anticipated!
The furnishings in the bedroom (we stayed in the 4-poster Balcony bedroom, Room 2) and bathroom were immaculate and the attention to detail was fantastic, with everything you could need being provided - from bathrobes and hairdryers to Crème Eggs and cupcakes! The communal areas were also very clean and well-kept.
The Balcony House also offer a range of information (both in booklet form and from speaking to Mandy & Brian) on where to eat, local attractions and the best ways of getting around. They even offer DVDs for you to watch in your rooms (built in DVD player in the TV! As well as a iPod docking station / alarm clock)
To top things off, Brian kindly offered to take us back to Oxenholme train station in his car at no extra expense.
A great location (about 5 mins walk from train station, 10 mins from Kendal town centre) and despite it being on the main road, the sleepy nature of the town means that your sleep wont be affected.
Food is excellent, with a range of hot and cold foods to choose from. The eggs from the cooked breakfast even come courtesy of their own free-range chicken in the back garden!!!
We cannot speak highly enough of this hotel and, in particular, it's hosts. Thank you Mandy & Brian for a very enjoyable and stress-free couple of nights!
p.s. only rated the Fitness Centre as 3 because, although your booking comes with access to a local fitness centre, we didn't visit it so it's unfair to rate high/low - but this is by no means a reflection on the Balcony House.

I got 2 nights at Balcony House as a birthday treat and it was a treat! The house and hosts were lovely.

Beautifully decorated rooms and lots of little extras that made it special, from chocolates in the room when you arrived, to extra toiletries you wouldn't normally expect e.g. face wipes.

Great location - only a short walk from town centre and good base to travel to other lake towns.
