My boyfriend booked this guesthouse as a surprise for my birthday as I love keswick Lyndhurst is in a fantastic location just 2 mins walk into the centre, we were made to feel welcome and the breakfast was great, we ended up being the only guests staying due to everyone canceling due to terrible weather we were looked after and had a fantastic break.

Importantly, Barbara who runs this place is lovely, helpful and chatty.
The rooms are very comfortable, quiet and functional. The breakfast was very satisfactory.
Some of the negative reviews need to remember this is a guesthouse, not a 5star hotel.
Great location, about a 5 min walk to town centre.
I wouldn't think twice about staying again. Thumbs up.

booked this accomodation at short notice so wasnt sure what to expect,on arrival we were given a lovely warm friendly welcome.
it was in a great location,it was about 5 mins walk into the central area of keswick and we managed to park for free on the same road although it was quite busy.
.we were in room 4 which was good,although there were 2 lots of stairs to climb ,not overley large but was very clean,.i dont think it would be suitable for anyone that is on the larger side or disabled as it was a tight squeeze in the bathroom .the room was very warm and the bed very comfortable although the pillows were rock hard.the room had a television on the wall and wifi,one thing i noted was that there was no complimentary soap,towels were lovely , white and soft .
the breakfast was very good -full english although in hotel guide they stated they would be able to variate from this with notice, although we were told it was 8.30 to 9am the owner said that they could be flexible on this and the day we checked out someone was just having breakfast at 9.45 am.
all areas of the B&B were spotless and i relly feel that it is underated and i wouldnt hesitate to recommend or stay again

Room Tip: twin rooms seem larger

Stayed 2 nights, together with husband and daughter. Good size room, cot for our daughter provided. Very good service. Good location. Only minus, is that breakfast is served 8.30-9am, bit tight esp when you travel with child. But overall, would recommend.

Booked at short notice and was just happy to get somewhere to stay at the height of the tourist season.

I then looked at TripAdvisor and saw this as rated as no 169 out of 184 similar in Keswick. Oh help! What was I in for? Some kind of rat infested doss house with drunken and belligerent owners offering only cold gruel for breakfast?

Thankfully my experience at The Lyndhurst was so very far from that.

I do not know how good the 168 other guest houses are that rate higher on TripAdvisor in Keswick to be better than the Lyndhurst, but they would have to be pretty amazing. And doubtless, some of them are.

But lets do the check list:

Great:

Comfortable room with imaginative and tasteful decor.
Spotlessly clean
LCD tv that worked
All the touches, everything of quality
Nice breakfast
Superb location
Parking outside the door (perhaps not always)
Wi-Fi
Friendly wee dog

You might have issues with:

Small rooms (but all these Keswick houses are similar- thats what they are)
Steep stairs - but good auto lighting
Busy parking street - I got a place no bother, you might struggle.
I see comments about the WHB being in the bedroom rather than the en-suite - hey that gives a little bit more useability I think if there are two of you.

In summary I think the Lyndhurst just do not market themselves in Keswick as well as they could and, actually, should be in the top 50 on Tripadvisor. You can book with confidence in any event!

(They, the Lyndhurst owners are a Middleton family as are we, we are not related. But us Middletons do get about as you may have noticed!)
