Stayed here on Sept 3rd & 4th - room 5. Room supposed to be "superior room" but was very narrow and decor tatty & certainly not refurbished recently as hotel literature suggests. Having said that, the room was spotlessly clean as was the on suite. This room is located at the front of the building and on Monday night it was impossible to have a good sleep due to the constant noise (until well into the early hours) from drunks shouting etc.in the street, also was woken very early by refuse collection lorry and dray delivery which seemed to go on for ages. The hotel though is in a good central location, the reception/bar/restaurant areas kept very clean and tidy. Staff, all seem to be Eastern European and they are all very friendly and exceptionally competent. Food served at this hotel is excellent and better most other places I have eaten in whilst in Keswick, the menu also provides excellent value as do the bar prices. All in all, this hotel is adequate and IMO provides good value.

Many thanks for the review of your stay at the Kings Arms, I'm sure future guests will find it very helpful.

The Kings Arms has a 'olde worlde' feel to it and this is part of the charm of the bar and lounge area. Due to lack of space we can't really fit in a band for evening entertainment but we're open to suggestions!

Glad to hear you enjoyed your meal at LB's Pizza House too.

Couple of things which I don't consider small when visiting a hotel - firstly they claim to be dog friendly - this is a not so slight exaggeration - they let dogs in the rooms but not in any other part of the hotel, including the bar area - this to me does not say dog friendly hotel and if you want somewhere you can go with your pet and sit and have a couple of evening drinks then do not go here or you will very disappointed try the Inn up the road......no signs on any windows, doors etc to say they don't but having bought two pints and sitting in the bar area with out dog was told we could sit outside and they didn't allow dogs in......you have to walk through this area to get to the stairs to the rooms....my dog does not levitate!!!!! Secondly NOISE, and what a lot of it there was in room number 1 - vibrating fans from the bar and kitchen areas till midnight, vibrating temperature controlled air con going on and off like a form of sleep deprivation torture, dray delivery right underneath our room where they literally roll the full and empty barrels not just to the hotel but to the Sports Bar and Nightclub down the alley way....then there is the nightclub itself and I cannot understand why they don't make the occupants leave by the other doors into an empty car park rather then into an alley where there is a hotel and people attempting (in vain in my case even with the supplied ear plugs in) to sleep.......screechy drunk people don't always know how loud they are, not their fault why should they worry but the hotel should. Get the dray to deliver there as well it would save on a lot of disgruntled visitors and I will not be returning anytime soon I have to say. Two nights and we returned home as early as we could - absolutely shattered......!! Staff very nice and they do try, rooms and areas clean and tidy but they have an uphill battle to get people to return with this level of noise going on......not for me or my other half I am afraid...and especially not for the dog!!

Room Tip: Don't to to room number 1 unless you can sleep through just about anything!!!!

Thank you for your comments which I would like to address.

Firstly thank you for the kind comments about our members of staff and the cleanliness of the hotel which we are very proud of.

We welcome dogs into the hotel and are allowed in most of our bedrooms, of course we would allow the dog to walk through the bar and lounge area in order to get to the bedrooms so you have misunderstood this. We allow dogs in the lounge bar in the mornings where can serve our guests breakfast when they wish to sit with their dogs. After that time when the bar and lounge can get busy with lunch and evening guests we ask that pet owners only bring their dog into this area after 10pm once it has become quieter. The Kings Arms is a charming yet small hotel and dogs may get in the way of staff who are carrying hot food, heavy plates etc. As an alternative solution we suggest to our guests that they can sit with their dogs in the resident's lounge or in the Sports Bar next door. We have detailed information on our website from the main homepage.

As the Kings Arms hotel is situated in the town centre, and being an historic building, noise can seem more apparent than if you were in a newly built hotel or in the middle of the countryside. We do our best to deal with this and try to ensure our guests have as pleasant stay as possible. The fans are from the hotel next door and turn off at 11pm at night, but can also be turned off earlier if the noise bothers guests. All deliveries in Keswick town centre have to be made before 10.30am as part of council rules and the market sets up before 8am every Thursday and Saturday. This is because the town centre is pedestrianised so all vehicles must move on by a certain time of day. All drays deliver the barrels as close to the drops as they can because of risk assessments, convenience, access and time. The guests in the night club cannot leave by the back fire escape as there are lots of local residencies at the back and this was also a stipulation by the council.

I hope you can see that the noise is out of our hands but we do our utmost to provide comfort for our guests with double glazing in all the rooms.

Having booked a mid week break in a superior room our first impressions were good, given that I had advised mymwife has some medical / mobility issues I was disappointed to find that our room was as far away from the enterance as possible however the room, slightly small but lovely......
On our first night we discovered that the courtyard directly under our room window turned into a hive of activity as did the "sports bar" which was directly underneath our room.... The noise went on constantly and well into the night. We requested a room change but none were available so we lived with it however on the third night the noise and music so loud the room actually shook ! I spoke with the duty manager who advised this would go on until midnight... Eventually after discussion he agreed to " get it turned down a bit" and to ask the music go off at 11.30, which it did....only to start again twice as loud in " The Loft" next door, this went on until 2am.
We did get a refund for our last night and meal but given that the manager told us " most people dont come back to their rooms until late so it's not usually a problem" I really dont think that wanting to go to a quiet room and bed to 10pm is too much to sak.
I would STRONGLY recommend that you do not stay in room 10, 11, 12 or 14 (ours) unless you like being awake half the night.... Sorry but it totally spoiled our break and regred we will not return

Room was excellent with clean and modern bedroom and spacious bathroom. was a superior room but was similar if not same price as standard. Receptionist and staff serving breakfast friendly and helpful. They provide a permit for parking and bar area welcoming if in areas cramped. The only downside which we had been warned about was the noise element from the disco. Being a Saturday night and with our room at the back of the hotel we did seem in the middle of it. However noise did cease soon after 2 and perhaps next time we will try one of the rooms 1-9 which appear further away from the disco or just stay up later and join in ! However overall would stay again.

Room Tip: Would check with hotel but rooms 1-9 maybe better on a Saturday night

We booked this hotel expecting it to be a kind of pub with rooms added so wasn't expecting too much. 

The hotel was easy to find and in the middle of everything. On arrival we found the reception was quite basic but check-in  was swift. Our room was a few floors up, pleasant and did look like the pictures but even if it hadn't we would have been fine at the price. The room was very clean and tidy but had no real views. The do have a busy bar which we liked but might put some off. We didn't hear the bar in our room, so I'm guessing you have to be on top of it for it to be a problem. We slept well in the bed which is always a plus.

Breakfast was nice enough but we didn't feel the breakfast window was long enough for a tourist hotel, that's a very minor issue though. The staff were friendly and ordinary, so you never feel awkward asking for help. All in all a nice hotel for the price and in a perfect position to explore this area of the lakes.

Great central location. Rooms clean and have all facilities but smaller than they look on website. Slightly put out by free ear plugs!! Never actually used them as window double glazed.
Free dressing gowns for use while there and extra bonus of free parking which was a def help.
Food - great steak cooked just as we asked but totally let down by cheap tinned processed peas!!!!
Also have free use of swimming pool, sauna and hot tub at sister hotel approx 10 mins away.

Room Tip: Try the Oddfellows pub next door for great live entertainment. Use leisure facilities at sister hot...

Returned again this year for a meal at the bar. Excellent service, friendly staff and a lovely meal. Only problem was the portion was rather large. I had fish and chips but the fish was enormous. Would certainly return the next time we are in Keswick.
