“Overpriced”
Reviewed 2 April 2013

We recenty stayed here, having paid £173 for a superior twin room. It was quite annoying on arrival to discover room prices were reduced by 35%. The room (No 10) was very comfortable and well furnished but was directly above the kitchen/dining room and a lot of noise (from banging doors?) could be heard early morning which was offputting. The staff were all very pleasent and breakfast enjoyable but we would not return due to the noise over the weekend from the club next door.

My wife and I have just returned from yet another stay at the Kings Arms (27th to 29th March). This time my daughter and her dog came with us.
Dog friendly rooms are classed as `Standard Rooms` and in this instance we were allocated room No1 on the first floor. One word of warning, on entering (during the day) there is a very audible `Humming/Motor` noise that comes through the wall which the bed is against. This emminates from the Hotel next door and is on a timer, so the noise stops at 11pm. The room is fitted out with en suite shower, toilet and sink, fine if you have a `small` dog (as ours is) but if you have a medium/big dog and if there are 2 of you, well things would be tight.
I stayed with `Henry` a King Charles Spaniel in this room whilst I had booked a `Deluxe Room` for my wife and daughter to share. This was room No4 and was a very good size with settee, table, easy chair, wall mounted flat screen tv and a good bed and plenty of wardrobe/storage space.
The let down, which we have never experienced before was the food. Not the quality of it but the fact that the `Breakfast`s` were luke warm to cold. The plates were cold which did not help the matter, we `Highlighted` this to the serving staff and I took this up with reception.
The Chef had been with them for over 3 years, but it appears a `New Chef` was taking his post in 2 weeks time. Maybe he was no longer bothered what the food was like if he was been replaced. A shame, because this is a nice Hotel.
Will we return in the future. Yes, without doubt.

We took advantage of an offer for £90 for two night B & B. The pub/hotel is situated in the main precinct of Keswick so is handy for all amenities on offer. It was a bit of a problem finding the public car park we were told to use- however when we did find it - we were given a pass by the management to use for the duration of our stay.
Our room -No 1 - was situated at the back facing onto a courtyard but you could just see a snow covered hill above the roofs through a very small window. The room itself was small but adequate. Tea & coffee making facilities were available with a TV. No wifi connection, free or otherwise. The bed was a double but really comfy. The shower room was large in comparison to the room & spotless. However, the shower was not much use at all. Water was either burning hot or freezing cold, no amount of tinkering with the thermostat helped. The flow of water wasn't good either. Consequently, we didn't try to use it again. Had to make do! A word of warning- you will probably find 2or3 boxes of earplugs in your room- you will need them, especially on aThursday night. We were kept awake by the noise of "worse for wear" revellers way into the early hours!
The breakfast was served in the dining room & was cooked to order. The food was quite good with plenty of choice. There was also a good choice of cereal, yoghurts, juices etc., We were served by Lenka who was delightful. We did have an evening meal there on our first night which was not good, however. My tip, there's plenty of choice of other restaurants & pubs within spitting distance, go there to eat!!!
The bar was lovely & very welcoming with an open fire with a good atmosphere.
Communal areas were a little tired in places but acceptable & everywhere was very clean.
I was very impressed by Agnes on reception who was very efficient & most helpful. Also Lenka in the dining room couldn't do enough for us.. There was one waitress though, whose name I didn't see , who was quite surly & not helpful.
All in all, this was a good deal for us. It had everything we needed. We just wanted a base central to the areas we wished to visit in the wonderful Lake District. If you want luxury then don't go there, but for a short break it is ideal & great value for money.

Room Tip: Ask management about the quietest rooms available. They must know about the noise problem because th...

We have previously stopped at hotels in this family owned group of hotels but never at the Kings Arms. We booked the Valley and Passes break which gives you 4nights DBB. When we arrived we were greeted by the very friendly barman Dave. We collected our car park pass which means you don't have to pay for parking in the public car park. Our room was a superior room at the back of the hotel. The room was splendid with a very comfortable bed and flat screen TV. The bathroom was a nice size and with a decent shower. Everywhere was immaculately clean. As our room (14) was directly above the sports bar there was some noise and I can imagine in the summer this could be an issue but we certainly didn't find it to be a problem whilst we were there as we only heard noise on the Saturday afternoon when the rugby was being televised.

After coming back to the hotel after a walk it was lovely to sit in the bar area enjoying the open fire, where there is a lovely atmosphere. The staff behind the bar and in the dining room are very efficient and friendly. We spent time talking to Dave & also to Sinead who made us feel at home. All the staff work hard to make sure everyone is happy. The food was excellent both when we had breakfast and in the evenings in the Courtyard restaurant. You also get the option to eat at the Italian restaurant next door LBs which we did twice and very much enjoyed the meals we had there also.

We think the Kings Arms is excellent value for money and will definitely return!!

Stayed for 4 nights dinner bed & breakfast. We had a superior room which was at the front of the hotel. I would recommend asking for a room at the front as there is a restaurant & night club at the back which I think could get noisy but we didn't get any noise at the front. The bar was excellent and so was the food. Keswick is a lovely town and well worth a visit.

Room Tip: go for a superior room at the front of the hotel.

Stayed 2 nights b&b with my wife.
The rooms were clean and comfortable with adequate amenities.
There is a selection of real ales and the option of dinner which I cannot comment on because we dined somewhere else.
The full Cumberland breakfast was good and cheap at £65 per room.
The location is right in the centre of Keswick and there is free parking.
Overall very good value.
One thing though the stairs to the rooms are VERY steep and you must have good knees to climb them!
