Very clever photography on the website that leads one to believe it is a stunning beautiful hotel. Having stayed in Great John St hotel and number 11 Didsbury Park before and on the eve of our wedding we wanted the same level of luxury for our honeymoon. We booked 1 Park road having searched under boutique hotels. It did not live upto the promises of the website. It is a friendly hotel but completely lacking in the high standard furnishings, bathrooms and luxurious bar and refreshment facilities of an expensive hotel. In my opinion it is a high end b&b and not a luxuriously expensive boutique hotel we thought we were getting. Overall disappointed.

I stayed at 1 Park Road in Windermere in April 2012 with my mum. Just a 3 minute walk from Windermere, it's the perfect location and was a lovely place to stay. The bedrooms were a good size with the usual tea making facilities, the addition of some very nice toiletries was a lovely touch. Philip and Mary were just lovely and nothing was too much trouble from the welcome cup of coffee on arrival to the smashing breakfast to help arranging our "day trip" and even a little bit of company in the evening. You couln't be much closer to the centre of Windermere, just tucked back a short walk away. Philip recommended "Lazy Daisies" for our evening meal and we went twice as it was so good, it's quite popular but we managed to get a table without any trouble. If I return to The Lakes then I wouldn't consider anywhere else.

Room Tip: Room one is a good size, the sofa a welcome addition.

Phil and Mary are very friendly, and we were treated. To cake and coffee on arrival. They were always helpful and took genuine interest in our day's activities and suggested ways of improving.

On the bad side, the mattress was pretty worn out and soft, which wasn't great for my back. There was also no drinking water available in the room. They provided two small bottles of drinking water per day, but wasn't really sufficient. They were however perfectly happy to fill all out water bottles and camelbaks each morning.

Breakfast was great and made to order. They provided us with menus from the local restaurants and had a comprehensive selection of walking books for you to borrow or they will copy pages for you.

Overall, excellent with the minor points not detracting from the overall experience.

From the moment we arrived to our departure Philip and Mary were the attentive hosts. the home made beans with breakfast were tasty and original and the home made pain-au-chocolat melted in the mouth. the room was comfy and everywhere was spotless.

Both Mary and Philip shared their extensive knowledge of the area and provided us with good information to local restaurants and pubs.

Would not hesitate to book again.

You know you have arrived at a great place when as soon as you have checked into your room, you are offered tea and home made cake! Philip and Mary are so welcoming and nothing was too much trouble. As dog owners, Mary and Philip welcomed our dog and had everything that we might want/need for him - great service and so wonderful to have understanding owners.

The breakfast is superb - the bacon to die for... however Mary's homemade Marmalade is something of a gem! Wow it is scrummy!

We had a large double room with sofa and ensuite. The bed was very comfortable, and there were all the amenities one would expect in a room - tea/coffee making facilities, hairdryer and even Kendal mint cake!

The bathroom was small, yet adequate, and there was an abundance of hot water at any time of the day.

A great experience and one that we will definitely repeat. Thank you Philip and Mary- home away from home!

We knew we were in for a good experience from the moment we stepped inside 1 Park Road to be greeted so warmly by Mary. Once we were installed in our spacious, beautifully decorated room, we were offered a pot of tea and delicious home-made cake.
Both Mary and Philip were founts of useful information about where to go, (they have produced their own guided walks all starting from their front door) what to see (Philip even provided printed weather forecasts to guide us in our choices) and where to eat.
Talking of which, it's worth staying at 1 Park Road just for the sumptuous breakfast with such specialities as Eggs Benedict and Omlette Arnold Bennett - apart from the bacon to die for and Mary's home-made marmalade.
Having had professional careers and interesting hobbies both Mary and Philip are delightful and informative people with whom to have a chat while lingering over breakfast or in their sitting room which is open to guests who are made to feel truly at home.
We shall most definitely return and next time we'll eat in one evening having heard of the mouth-watering menu which Philip conjures up.
Truly a Lakeside gem.

Home made cake and tea on arrival what a lovely start to our break away.

Mary and Phillip are wonderful hoasts (nothing was to much trouble).

We stayed in a family room which was lovely plenty room, more than met our requirements.
The room was lovely and warm as was all the rooms, just like being at home.

Breakfast as lovely we were spoilt for choice, home made jams, marmalade, peanut butter, stewed fruit various types, all the breakfast was presented to a very high standard.

Thank you for a wonderful stay, we will be back.

Room Tip: look on their website at all the rooms if in doubt ring and ask which room is suitable for etc.
