Really was impressed. We paid £42 for a family for one night. The room was a good size, very comfy bed (and sofa bed) with amazingly clean and white linen. The hotel looks brand new throughout although its 5 years old, you would not know it. Shower was hot and strong and there is tea / coffee in the room (biscuits would be a good addition !), TV had good choice of channels and noise levels were low. We had interconnecting doors which worked well as we had other family members with us. The location is near and convenient for the marina (a bit further away from the Cathedral) but its not picturesque. It is at the end of the day, on a large roundabout next to a car park and currently a building site BUT if you are looking for convenience and really superb value for money, in a clean, functional hotel you could not fault this. Breakfast was self service, plentiful and good quality. Kids were entertained by the 'secret' room which appears only at breakfast time. Staff were attentive. This is not a glamourous place but for £42 it hit the spot.

Room Tip: Higher room = perhaps less traffic noise

Spent one night here. Quick and easy check in, with friendly staff. Good location, easy 5 minutes walk to the Quay and 10 minutes to the old town. Very nice room, bed a little hard for me, bathroom was spotless and looked brand new. £5 overnight parking good value. Breakfast though limited was nice and perfectly adequate. For the price we paid it is very hard to beat. Would definitely stop here again.

Nice hotel - albeit marketed as a Budget Hotel. Room was very clean, bathroom was spotless with a decent shower. Car Park is charged at £5 per night, but location is ideal for walking into Lincoln - go via the University Campus towards the City end of Brayford Pool. Breakfast is OK, not advertised as a 'full english' but has the basics - cereal, toast, tea / coffee, croissants, so enough to keep any hunger pains at bay. Has a small bar for a night cap if needed, and evening meals available if you can't make it into the City. Will definately stay here again if in the area.

On our 2nd day in a lovely hotel with fantastic location overlooking the canal. Great size room, lovely and clean with car park on site. Beds comfortable just like being at home! Staff are lovely and friendly. Bathroom very clean with fluffy white towels. We will definitely be returning for another two day stay the facilities around the hotel are all in walking distance.

Stayed here Friday and Saturday last week. Lovely clean and comfortable hotel. Staff were lovely, friendly and nothing was too much trouble for them. Nice and quiet (even though there was a Rugby team staying, who were all nice lads). Room and bathroom were spotless. Really could not find fault with this hotel whatsoever and would use again without doubt. Well done to them.

Stayed over the Bank Holiday for 3 nights, room nice size, bed comfy only downside on the first night an engineer had too be called to sort out a leak in the hotel which resulted in no hot water for a shower, but the water wasn't freezing and was bearable, other than that, excellent service, breakfast was good, the place was very clean. All in all a very enjoyable stay would be happy to stay again.

Stayed two nights before moving on to York. Very clean and smart modern Hotel ten minutes walk from the city. Breakfast excellent, bit miffed at being charged £5 per night for parking; seems a bit mean. That's the only gripe though.
