This hotel is modern, clean, with friendly staff and well located for the city. We've stayed at Holiday Inn Express a number of times and breakfast is always plentiful, but it would be nice to see some variety for the hot option as sausage, scrambled eggs and beans is now getting a bit tedious. However, that is my only criticism for this brand of hotel, which we will continue to go back to.

Room Tip: Ideal for the university or weekend break

This isn't the first time I have stayed at this hotel but it is always worth writing a new review.
The check in desk and area are of an open plan style and the overall feeling is one of cleanliness, openness and friendliness.
At the desk we were met with a very welcoming smile and greeting from Robyn - who is worthy of a special mention. There is no doubt working in such a 'frontline' job can be terrifically frustrating and aggravating, yet it seemed nothing could disturb Robyn's warm demeanor and outlook on just about everything. She was very pleasant to talk to and offered some excellent local advice. Thanks!!
The room was of a very high, clean standard and is a credit to the housekeeping staff. Particularly the shower/toilet area which was spotless.
The overall feeling of the hotel is one of relaxation and cleanliness. It is so good I am returning again in 7 days.
Breakfast is simple but of a good quality. The one comment I would make is that the small room where breakfast is laid out (not the dining room just the room where the 'buffet' is situated) is overly hot and could do with some proper ventilation. I cannot see any reason for the room to be so hot and stuffy other than through poor design.
But that is the only 'moan' I can come up with so, yes, I would definitely recommend this hotel.

Rooms were well furnished, bathroom was a little worn out but good shower. Fantastic all you can eat buffet breakfast included. Charging for parking was a bit of a surprise. Wi-Fi is only free if you join their Holiday Inn club. Will pick up the Hilton next door for free, not sure how secure though.

Spent the bank holiday weekend here, Saturday to Tuesday. Room was clean, bed comfortable and everything worked properly. Plenty to eat at breakfast, sausage, scrambled eggs and baked beans. Also a good choice of cereals, yoghurts and croissants. Staff were friendly and helpful. It cost £5 per night to park but there aren't many hotels in Lincoln with on site parking and if you come on the train you don't need to park. Some earlier reviews mention views of the canal, there is no view of the canal from the Holiday Inn Express but there is from the Holiday Inn which is a completely different building. It takes about 25 minutes to walk from the hotel to the cathedral much of which is up hill.

I stayed here with 4 colleagues on business and was not disappointed with the standard of the rooms and public areas. Very clean, modern, well equipped, great shower, nice bed and all well prepared. However, there was one main disappointment and that was the average breakfast in the morning. The breakfast was all pre-cooked on hot plates, nothing cooked to order and the choice was very limited. The cold buffet was OK but I have had much much better in most B&Bs and small hotels. The hotel is not situated in the prettiest location and therefore I would not recommend for a leisure trip but it was fine for a business trip. Parking was charged for but the WIFI was free for a certain amount of data and worked well. Staff were very pleasant and helpful. Overall, not a delight but did the job for business travel.

Really was impressed. We paid £42 for a family for one night. The room was a good size, very comfy bed (and sofa bed) with amazingly clean and white linen. The hotel looks brand new throughout although its 5 years old, you would not know it. Shower was hot and strong and there is tea / coffee in the room (biscuits would be a good addition !), TV had good choice of channels and noise levels were low. We had interconnecting doors which worked well as we had other family members with us. The location is near and convenient for the marina (a bit further away from the Cathedral) but its not picturesque. It is at the end of the day, on a large roundabout next to a car park and currently a building site BUT if you are looking for convenience and really superb value for money, in a clean, functional hotel you could not fault this. Breakfast was self service, plentiful and good quality. Kids were entertained by the 'secret' room which appears only at breakfast time. Staff were attentive. This is not a glamourous place but for £42 it hit the spot.

Room Tip: Higher room = perhaps less traffic noise

Spent one night here. Quick and easy check in, with friendly staff. Good location, easy 5 minutes walk to the Quay and 10 minutes to the old town. Very nice room, bed a little hard for me, bathroom was spotless and looked brand new. £5 overnight parking good value. Breakfast though limited was nice and perfectly adequate. For the price we paid it is very hard to beat. Would definitely stop here again.
