“Hidden gem”

You would not expect to find accommodation of this quality on a street that has frankly seen better days. Rooms beautifully furnished and comfortable. Everything sparkling clean. Welcoming and informative hosts. Excellent and generous breakfasts, beautifully cooked. House is only a short walk away from the lively centre of Lincoln. Much to see of historic interest - more than we could manage in a 2 day stay. Very good value for money and highly recommended.

Do not be put off by the outside appearance of the property. This is a great value for money
Guest House. The interior is first class, we stayed longer than we intended to do as it was that
good, we had four nights 9th to 13th Sept. and had a great time. Our host James was excellent
and produced top quality breakfasts. Thanks a lot James. James and Janet.

We echo Cannelloni's comments. Despite first appearances our stay from May 1-3 was excellent. Parking is on the street but we had no problem finding a space, and James had the permit in-hand as we came through the door. Our room was on the (english) first floor. If you are over 6'-2" mind your head on the stair turn. Room was good, bed was comfortable. There were two steps down to the bathroom which might cause some guests a bit of a problem. And finally, Lincoln was great and only a walk away.

Do not be put off by the appearance fron the outside - this is an excellent value for money Guest House with a warm and friendly welcome, Rooms are spacious, clean, comfortable and nicely decorated. We stayed for 3 nights 6th - 8th April and had a great time. Breakfast was plentiful, excellent quality and thanks to James for coping with several fussy individuals including myself all asking for various combinations - nothing was too much trouble for him !

The parking permits provided proved really useful as the Guest House is only a ten minute walk from the centre. Highly recommended.

Room Tip: We and our friends used the 4 rooms available and all were excellent !

We stayed in Room 4 for 2 nights on 23 and 24 March 2012 and were made very comfortable. The guest house is very clean and nicely decorated and we found the room with its en-suite more than adequate. There was plenty of storage and the bathroom was well fitted-out. The bed was especially comfortable. Only grouses were that the TV was a bit temperamental and some tissues in the room would have been a nice touch. James supplied excellent service and ample breakfasts with some amazingly yellow free-range eggs! He was also a mine of information about the area. We hadn't been to Lincoln before but were surprised at how much it has to offer and how nice the Cathedral quarter is. There's something for everyone there and we enjoyed our weekend so much we are certainly planning a return trip.

Room Tip: Room 4 to the rear was quiet, but there isn't much traffic noise in the street anyway.

We stayed in room four. The size of the room was fine. Bed linen. towels and decor nice, with a good standard of cleanliness. Pleased that our en-suite had a bath (with shower over).However, a little work needs to be carried out to cover some exposed pipes,to create a more finished appearance. The view from our window was not pleasant. Next door, and many of the surrounding properties, leave a lot to be desired. I guess it has to be expected in an area which has many student lets, but it wasn't easy on the eye. Thankfully, it was very quiet, especially at night so we slept well. James prepared a very well cooked breakfast. He is a welcoming, laid back host.

Stayed at the Ivory Guest House 2 weeks ago and what a joy it was. Really nice location within easy walking distance of the city. The accomodation was very clean, very comfortable and finished to a very high standard. Also as mentioned in almost all of the other reviews, the breakfast was fab. What made it complete though were the friendly, helpful hosts.

Room Tip: Only stayed once so far and we stayed in a room on the top floor but this was not a problem and the...
