The owners are so friendly and welcoming - having mentioned it was my wife's birthday they even left us a bottle of wine to enjoy! The guesthouse is in a great location for the city centre, well decorated, clean and tidy, and looked like it had a nice outdoor area and summer room - although sadly we couldn't enjoy this in January!

Our room was a decent size, and there was plenty of tea and coffee.

The breakfast room was lovely, and there was a great choice of breakfast, with a choice of different fruit, cereals and fruit juice.

To top it all, we were also given a permit to visit Lincoln's cathedral, saving us £12.

This place really does deserve its 5 stars!

just had a weekend in lincoln, stayed at the 202 guesthouse, had a lovely time very clean and comfortable room, the owners are very friendly and cook a great breakfast. the location is ideal for walking into town, you can leave the car outside the b and b with a parking permit and forget about it. hope to return soon, thanks. tracey and darren, derbyshire.

Room Tip: the rooms near the garden are very quiet, just short of hanging space, but very comfortable

lovely b&b,why anybody would want to pay more to stay in a soulless chain hotel when you can stay in a lovely friendly place like this beats me.spotless tasteful rooms, my single bed was fine and i slept really well the 3 nights i was there,terrific locally sourced breakfast which lasted me till tea time,all with delivered with a smile.city centre tourist maps available free in reception with tips from staff on places to go to and short cuts to get there.all you read in other reviews is spot on and why i booked here.looking forward to return in the summer with a bottle of wine relaxing in the great back garden.all in all i would recommend this b&b to all.

These people go out of their way to make you feel welcome and facilitate your stay. They are flexible to suit you whenever they can be. Parking permit was entrusted with me until I left town the afternoon after I'd officially checked out. I was in Lincoln for a course (only 5 hours a day) and I was able to work comfortably in my room with the wi-fi and rest with the TV. Only 10-12 minutes walk from the centre. I wouldn't hesitate to recommend this guest house to anyone not wanting a grandiose hotel.

So second visit to the b&b and still just as before, friendly, clean, helpful and a lovely cooked breakfast in the morning.

Staying before we knew what to expect and weren't disappointed will definitely be visiting again always a pleasure.

We stayed here for 2 nights in December, and was taken back by the high standard of service and cleanliness. We were greeted with a smile was made to feel welcome the moment we stepped through the door. We were given a Parking permit and a pass in to the Cathedral which we thought was a lovely touch. We we also given a map and directions to the best places to eat. We were shown to room 10, which we thought was immaculate, modern but homely. The full English breakfast was cooked to perfection, it was just enough to set you up until lunch time. You couldn't ask for a better location, 10 minute walk in to town. Overall excellent value for money, We have already decide to book again for June, so you can expect a phone call! Many thanks for making our stay so pleasant. Chris & Gemma.

This was our second stay, this time we were there to visit the Christmas Market and to watch our son performing at LPAC. It is so welcoming, homely and warm that we didnt want to leave. Originally we had only booked for 1 night but luckily for us we were able to stay 2 nights. Both bedrooms we stayed in were very comfortable, immaculately clean and had lovely little extras. On Friday night Steve,Elaine and Ally held a Christmas party for the guests with mulled wine and canapes which was such a lovely touch, such a friendly attmosphere, i do not think you could find better hosts. Breakfast was excellent, cooked to order and with homemade bread. It is in a good location, just 10 minute walk to the shops and LPAC, and the free parking permit is much appreciated.
We would highly recommend and will be staying again, we have already booked for February.
