The location, rooms and facilities are excellent. The rooms have gorgeous period features - the attention to detail is outstanding. We were welcomed by the lovely owner who gave us lots of advice about where to eat and how to get around. Our niece loved her room too - it was a fantastic treat for her! We will definitely stay here again and would wholeheartedly recommend to friends.

I have never completed a review before but following weeks of trawling the internet looking for accomodation in London to suit a tourist trip for the family, I by chance stumbled accross Kennington B&B and what a find it was. Really couldn't fault it based on location, tube access to city, facilities and friendly helpful service from the hosts.
The front door is literally on the doorstep of the Kenning Tube underground which is on the Northern Line meaning fast access to city, other lines and mainline overground stations. The bedrooms within the building are spacious and modern as well as fully equipped. Breakfast is served in a kitchen / breakfast room in the lower floor which is more than adequate as a continental with many conceivable cereals, breads, meats, cheeses, teas, coffees etc. With a Tesco Express, Fish & Chip shop, Pub just along the road there is also easy access to provisions rather than restaurants every night.
We were very nearly booking a Premier Inn but so glad we went to the Kennington, couldn't fault it.

We have just returned from a four night stay in Kennington B&B, and are so happy that we chose here for our family trip. Such a lovely place to stay, an oasis of calm in busy London - we didn't want to come home!
Lovely breakfast each morning, and little touches like being able to use the kitchen and dining room when we got home of an evening were very much appreciated.
The rooms and common areas are spotless, the rooms we had (3&4 on the ground floor) were spacious and comfortable (with fantastic comfy beds I might add!), gorgeous bathroom and the short walk down the hallway to get to it did not daunt us at all as not once did we bump into another guest (and the B&B provided us with lovely bathrobes also to save any dash wearing a towel!). And considering that we were on the ground floor (en-route between the way into the other guest rooms/floors and the kitchen), not once were we disturbed by any noise, I was so surprised by how quiet the whole place was, just so family friendly!
We wouldn't hesitate to recommend this B&B, or to stay here again ourselves. We were made to feel so welcome during our whole stay, Inga the housekeeper is lovely and my children adored her!

We were very disappointed by our stay at the Kennington and by the previous reviews that enticed us to stay there. For starters, the location is really far away from all of the main sights that you come to London to see. The mattresses on the top floor that our family slept on were the worst that we have ever experienced in a B&B. You could feel the coils of the mattress sticking into you, which caused you to toss and turn all night. After a long flight from the U.S. this B&B only added to the jet lag since you could not sleep. The owner was in complete denial regarding our complaint. They acted like we were the first ones to ever notice this problem. Good service is when they acknowledge the complaint with respect and try to change it. We would definitely never stay here again or recommend it to anyone.

Room Tip: Do not choose a room on the top floor unless you want to sleep on springs poking through a mattress!

This review is highly suspiscious. We have never had a guest from the USA by the name of David R staying in the top floor suite, even if this name is false we have not had a guest from Pound Ridge, New York. This review has either been posted by mistake to my property or has been posted maliciously - trip advisor have not answered my emails and I am not allowed to contact the purported guest.
If I address his comments about springs poking up through mattresses - this is NOT TRUE - please see other reviews - our mattresses are top quality hotel mattresses. No guest has EVER complained to me about bad mattresses
He states that Kennington is "really far from the sights" again not true - please confirm this with google map but I can confirm that we are less than 1.5 miles from the Houses of Parliament, Big Ben, Westminster Abbey and St James' Park - 20 - 30 minute walk - 10 minute bus journey or 6 minute tube ride. The tube station (Kennington tube on the Northern Line) is less than a 1 minute walk away. You can be in Leicester Square (Soho) in 8 minutes. Oxford Street (shopping) in 12 minutes. London Eye and the Southbank (Waterloo station) in 5 minutes. Museums at South Kensington (20 minutes) and there are buses to everywhere that run all through the night (if need be).
This review has caused us to drop down the ratings list by 3 places. We work very hard at this small family business and ratings like this seriously damage it and all the hard work put in by my whole family and our housekeeper. I have no idea why someone would lie like this it is very distressing. Nothing in the review is true and I am extremely bemused and upset as to why it has been posted.

We have just returned from a family break in London. We stayed at this bed and breakfast and it was perfect. We always stay in hotels but this was not an option in London as it was too expensive. We were so lucky to book this accommodation through late rooms. Very personal service from start to finish - the owner even met us at tube station. We had the top floor to ourselves and much to kids delight could see the london eye and shard from our rooms. Our accommodation was spotless and buffet breakfast ideal. We used the bus more than tube as it passed the top tourist attractions on each journey we made. As other reviews have mentioned this is not a luxury hotel but in my opinion this is a better option when in London with kids as it is more relaxing and calm after a busy day in the city. Top marks!

We have just returned from our weekend stay in London and were lucky enough to find the Kennington B + B. From booking to departure we were made to feel welcome. The room was a good size and nicely decorated with a very homely feel. The location was great, tube station 1 minute walk from our front door! If you are looking for somewhere quiet at a good price with easy access to central London then i would recommend staying here. We will definately be back in the future. Thanks for a lovely stay.

Stopped in London for five nights to finish our holiday, and were lucky to stay with Sian and Charlie at their B&B in Kennington. Delightful couple with lots of suggestions for touring around their city. Loved the little B&B. If you want a luxurious hotel type holiday then stay in a hotel, but if you want a friendly, convenient, reasonable place to spend your nights, this is the place to call home. A little kitchen noise in the morning before the breakfast hour, but quiet the rest of the day. We will recommend Kennington to our friends.
