I have had the pleasure of staying at this hotel twice a year for many years. It is our favourite place to celebrate our birthdays by taking a theatre break, The Phoenix is the icing on the cake. The staff are friendly and professional. The welcome is warm. The beds are particularly comfortable and the rooms cosy and extremely clean. They offer both a continental and cooked breakfast. I have never had the cooked breakfast as there is such a good choice of continental options but I have seen others eating a cooked breakfast which looks quite appetising. The reception and public rooms have had a recent makeover which is modern and tasteful. The location is absolutely wonderful with two tube stations nearby and easy access to buses. Just a short walk away is Kensington Park, if you have time it is nice to walk through the park into Hyde Park and come out at Marble Arch. Highly recommended - you won't be disappointed.

Absolutely great location (near to the tube, a small shopping center, Kensington Gardens and Notting Hill). A little outdated, but really nice in kind of a retro way. Very clean and cozy rooms and good breakfast.

This is awful. Where to start?

Very small room.

Spoke to reception about organising an early breakfast as we had a tour to meet. They were fine with this and one of the young men from reception actually brought us our coffee in the dining room from the kitchen. There was also another couple having an early breakfast. I poked my head in to the kitchen as the receptionist had gone and asked the woman there for another coffee. Wow, did I get into trouble. Obviously no one had told her there would be people in early for breakfast and she was really angry and told me to get out until 7 am. I didn't say anything at the time as she may not have been feeling well.

After we had left the hotel to join another tour I realised my camera was missing. It had been sitting beside my suitcase in the hotel room. I called the Phoenix and they said they would check with housekeeping. No one bothered to ring back.

Not somewhere I would recommend staying.

I have booked a single room, the bed is really small, mattress is very soft, sitting on the edge, I might fall off the bed. The bathroom is really small too, don't suggest for big people...location is good, inside residence area, quiet at night, the bayswater station is about ten mins walk.

Overall,it's good and comfortable stay.

I return to this place time after time if I'm looking for a reasonably priced room in London for a night or two. The rooms tend to be small and the hotel doesn't have air-conditioning but it's clean and comfortable. I've never had any trouble with wifi but it seems that others have. The hotel appears to have been renovated recently and is well-presented. Front desk staff are approachable, and though they don't tend to allow early check-in, they're happy to store luggage and offered to keep my laptop behind the reception desk as opposed to the luggage room. They were able to loan me a charger for my telephone too which was much appreciated. I've been upgraded from a single to a double room without asking on at least two occasions.

The breakfast is at least acceptable and the staff work hard to ensure waiting time is kept to a minimum. I feel comfortable eating there as a single traveller.

Great location too: two tube lines and numerous bus stops are on the doorstep. There's also a decent range of restaurants located nearby.

It's not a grand place but if you're looking for a decent, basic place to put your head down for a night or two, you could do far worse in London!

Room Tip: Request a back room - away from the main street - if you're troubled by noise from the street.

stayed here for 4 nights. No air con. Tiny room. not friendly staff. Only positive was the location. Fantastic location. WIFI not good at all. kept dropping out. Would not stay here again. the housekeeping staff were lovely though.

No Air-con...unbelievable..I am glad I had to stay for just one night and left early in the morning. Breakfast would include eggs either...I could barely walk around the room..too small even for backpackers come on!
