We liked the hotel very much. Being from Texas we like our A/C so not having it was an adjustment for us, but the nights are nice and the windows open. The only issue we had, which is no reflection on the hotel, was the major construction going on right across the street. It made sleeping in and napping impossible. So maybe double check before booking or request a room on the opposite side. It didn't occur to us to request a change until the last night.

Adequate hotel with some nice touches like the free welcome drink but I'll thought out room furnishing and noises building site next door leaves you short of sleep.
If the noise doesn't wake you the window blinds that let the early morning sun in will.

Room Tip: Try and get away from ground or first to escape the noise

This hotel was not all I expected. The room I had was fairly small - but I suppose that's what you expect in London. There seemed to be unnecessary furniture squeezed in - a small sofa and a fairly large table - I felt that a comfortable chair and coffee table really would have fitted beer. The bed had a mattress protector which felt like it was full of feathers and was scratchy to lie on - I actually slept on top of the duvet with the other half of it on top as well I was on my own. Basic bathroom - long and narrow with not much room. Breakfast- staff very friendly and welcoming had continental basic choices again. Was fine for one night but wouldn't have liked to have stayed in the room much longer - no view and fairly dark.

This hotel is beginning to feel like home to us!! The staff are very friendly, helpful and give good service. The bedrooms are comfortable with Elemis toiletries; the only issue we have is that bottled water is only supplied in the room on the day of arrival, whether staying for one night or three nights. For good accommodation close to the Royal Albert Hall, Kensington Palace & Gardens, Hyde Park, Kensington High Street with good shopping and restaurants, the V&A and Natural History Museum, this hotel is very good. Building works close by are due to be completed very shortly but there are quiet rooms on request. A good Continental Breakfast is included in the room rate; hot food is available.

Stayed for multiple nights during a recent solo trip to London. The location was excellent - one block from Kensington Garden, 2 blocks from loads of restaurants/shops and less than 10 mins to Kensington High Street tube station. I stayed in a single room which was tiny yet completely functional. The room was attractively decorated, spotlessly clean and a terrific value for London. The staff were friendly and helpful; the continental breakfast was basic yet satisfactory.
The only real downsides....
- the construction directly across the narrow street was tough. The work trucks began arriving at 7:30am and the loud construction began promptly at 8am. The building seems to be progressing at a rapid pace so this may not be an issue in the months to come.
- the wi-Fi was free but completely annoying.

I stayed there in April 2014 for a weekend.

Location: great! 2 min to bus lines 9,10 and others 10min to Central line train stop

Room: very very small and not clean enough

Service: Cleaning starts at 8 ... Lady hits the hoover to your door to wake you up and plus she puts radio on... If you want to sleep on sat and sunday longer, look for somewhere else!

Very helpful and friendly staff. Great location. Rooms are small but typical for a boutique London hotel. Wifi connectivity would be a problem for a business person. Week signal and it seemed like password changed every time I went to re-use it. Clean, friendly and good value for the money
