but without the communal room

Our room looked nothing like the marketing photographs. We stayed at the Philbeach Gardens, Earls Court. The photos are NOT accurate. You can do better than this even in London for this price range.

1. Do not sign up for an extended stay (more than three days per the hotel rules). We wanted to leave after 8 days of our 13 day stay, but we had paid for the full stay in advance, and the clerk pointed out the policy posted on the wall in the lobby: no refunds for extended stay. Pay a day at a time if you insist on staying here. There were plenty of open rooms.

2. Even for a discount rate in London, this one is not worth the money. Our room was 10 x 10 feet at most. The bed took up the bulk of the floor space. Upon entry, the room smelt of sewer fumes. The kitchenette took up the rest ... at least it worked.

3. The quality of the room renovation was poor. Paint job was sloppy. The furniture was real cheap and worn.

4. The tiling on the bathroom walls were cracked, and the shower handle fell off. Two of the lights did not work. The halls were noisy because of the wood floors. Other guests were noisy. The windows did not in the least keep out any of the street noise. Bring your earplugs!

5. A room down the hall was being worked on, and so we had to put up with paint fumes too--the floor was being refinished.

Wish we would have checked Trip Advisor first.

Room Tip: Ask to see the room in advance. I would not pre-book at Dylan Apartments. If paying ahead to reserve, pay for just one night in advance.

I stayed here during November 2010. I was given the 'Best room' on the top floor for which I paid top $ for.
It was a dump. in fact It was so bad it was funny.
Bearing in mind it was November - we arrived to find the windows wide opened. This was because the heating was unable to be turned off. the room was on the Earls Court road, so our choice was either road noise or heat stroke.
There was no TV remote - as apparently the previous occupier had run off with it!. So we were advised to climb on a chair to reach the TV controls on top of the wall mounted TV.
The shower was amazing - no idea you could get that many cracks in tiles and the novelty toilet seat [it was not attached so kept falling off] was fun too.
But I think the highlight of our stay was the bed collapsing at 3 am. It is a cheap bed with removable wooden struts under the mattress - which when you moved - came out.
Needless to say I asked for the manager - who apparently does not actually exist - so I was given a phone number to call the day after I left.
As of course you have to pre pay - the attitude of the 'management' appeared to be ' we have your money, so we dont care how good /bad your stay was'
Interesting experience and if you want an urban endurance course experience or are possessed with a masochistic streak - this is certainly the place for you.
If however, you a merely a human being with some awareness of hygene and basic comfort - then I would advise you avoid this place like the plague.

All I can say is what a disappointment!, paid 130,00 for x1 night of misery. Stayed in the basement of this building in an "apartment" ...more like a cupboard with a bed, entered the room to find the pleasant smell of raw sewage after spending 5 minutes in the room realised we were above the tube line and every 10minutes (all night) had to deal with the room shaking and noise of underground trains.

Asked reception if we could change .. denied any knowledge of our room being effected by this noise, asked for refund, staff totally refused was then offered an upgrade for an additional min price of 250.00 which I declined. Real shoddy standard of room holes in walls broken plasterboard etc utter sham, the only positive I can take away from this experience is the next time I book a hotel will defiantly do my research 1st!!

Steer clear!

Booked this before reading tripadvisor. First of all the photos on the website are of the "delux" room not the standard type rooms you will get. We had booked a double room and when we arrived our first room was a twin which stank of either water damage or urine. On asking for another room we were told that the room we had originally booked still had the previous guest in it who hadn't checked out and they "couldn't move his stuff". We were given a temporary room, still a twin, the paint was chipped, the toilet door was held together with duct tape and they had a shower curtain over the windows in the room! We eventually got our final room the next day which was satisfactory. On checking out we asked if we could leave our bags and they said that we could leave them for a couple of hours, after the 2 hours it would be £10 per room to leave bags. The apartment part of the room is a sink, microwave and one hob and a fridge contained in a tiny small cupboard area.
So, whilst relatively cheap the service is poor, the rooms are poor and I wouldn't stay here again. The place has a lot of potential but unfortunately doesn't come up to scratch!

Rooms are not like in the description, totally run down place, never again!! The website is showing modern, renovated rooms. We where shown differents rooms, and none was renovated. I have never been in a horrible place like this on earth. The users pictures show the real situation. Our room had a broken bed, water spots on the ceiling, a dangerous broken hair-dryer, broken kitchenette, dirty carpet....
