Stayed here last year for a trip to london with my girlfriend. The location is great, with a load of restaurants, shops (oxford street) and 2 tube stops in walking distance. Also very near to Madam tousuads.

The hotel itself is pretty dated, but we only needed it to slee[ in for one night. The bathrooms are a bit pathetic though. All plasticy like the ones your find in caravans at haven sites.

All in all, a great location, but wouldn't come back to the hotel.

Room Tip: Plenty of mainstrres restaurants & Cafes like Pizza Express, Nandos, Starbucks, Costa nearby. Also a nice Weatherspoons across from pizza express, next to baker st tube stop

The location was fantastic, 5 minutes walk to marble arch & oxford street. However the rooms were quite poor. It was very cold and very small bathrooms. The hotel in general was very nice and welcoming, very nice staff. Only complaint is the quality of the bathroom.

There is no doubting that this hotel is in a great location, only a 5 minute walk from Marble Arch tube station and Oxford Street.

The staff are mainly friendly and helpful and check in was smooth. They even asked housekeeping to get our room ready next as we checked in early and wanted to freshen up ready for sightseeing.

The room was small but adequate for a short stay. The bathroom really let it down though. It's as other reviewers have said, more like a caravan bathroom. It's so small, water really does get everywhere and you have to deal with soggy towels and loo roll, not pleasant. There was also an unpleasant odour. The bed was more like a large single than a double really to be fair. Traffic noise was quite audible as our room was at the front. I asked if we could move but the hotel was fully booked.

The hotel looks very nice from inside and out. Can't comment on breakfast as we didn't have any.

Overall, we would probably return, but maybe look at other options too, as the bathroom is really offputting.

I booked this hotel for 2 nights based on the recommendation of a local that has stayed there. The hotel (more of a guest house) is in a swank part of town, and it's pretty from the outside.

However, the room I booked was very small, and despite advertising "en-suite bathroom", it was essentially a toilet/shower COMBO yanked out of a trailer and stuck in the corner of a bedroom in a fiberglass shell. It was very awkward, ugly and a horrible solution to a bedroom that needed a shower and toilet. They warn you to keep the door closed on it so you don't get water on the floor, and that's because it's not big enough to contain the water when showering. Remove toilet paper roll else it is drenched. Fail.

The room was small, and the floors creaked throughout the house. Anyone in the next room walking was heard easily with old wood floors covered by carpet. The walls were thin. Any cough, sneeze or conversation was heard as if the person was sitting next to you on the bed. The linens were the cheapest you could buy.

The staff was all about nickel-and-diming you for everything. "You want to pay with a credit card? We charge an extra 3%." "Your local call was 97p" "You can't cancel your last night with us without paying us full price".

There are just too many other better options in London to stay here. Difficult staff, cramped and dank rooms, and a feeling of a dorm house instead of a hotel. Pass on this one.

Room Tip: a good room would be found in another hotel, not here.

Thank you for placing a review on our hotel, although many of your descriptions and comments were exaggerated and some were quite imaginative, if not dramatised.
Apologies for not responding to your review earlier, I was ill for a while. Practically all of our enquirers who stay with us are aware that some of our bathrooms and rooms tend to be small, this is well explained and is reflected by the smaller rooms being offered at a lower price than the larger rooms.
Reviews are meant to be carried out responsibly and fairly. If you made an effort to be more factual and objective in your review, it would have been more useful to the readers. Sometimes guests take their travel frustrations on us for no justifiable reasons.
If our hotel, which is described by you as being in an upmarket part of London is so lacking, we would not have lasted 37 years and would have not been given a high ranking by other reviewers.
Even what you consider to be nickel and dime or unreasonable are common practices for hotels and airlines all over the world, including the five stars hotels, so what’s all this fuss about?
We aim to please all our guests but we are bound to fail some very demanding individuals. From your style of comments and allegations I would suggest that you would be happier in a four or five star hotel. In our part of inner London that would have cost you a few times more than what you have paid. If money is no issue to you, then I wish you good luck and a happier stay.
By the way , there has been no mention that soft drinks and snacks in guest’s minibars were offered free of charge, Wi-Fi in rooms free, laundry facilities free, Buffet Breakfast of over 35 items from only £4.90, etc, etc.

Sincerely,

Joseph

Stayed for 1-night with wife and 2 kids (17 and 14). Reception downstairs next to small dining room. Then had to climb 2 flights of stairs to family bedroom. Comfy double bed and two single beds took up whole room, wall-to-wall. Room overlooked busy street, but very little noise. Bathroom was tiny!!! Room very cold had 2 large radiators but never on. Hotel provided small oil-filled radiator. Hotel only had 3 star hygine certificate which put us off eating in hotel.
**Word of warning** - Hotel holds a charge against your card for total cost of stay. Make sure you ask reception to complete the transaction otherwise you pay again and it takes a week until the charge is removed from your card.
Location is great for Hyde Park, shopping, etc. Hotel very basic, staff friendly enough but all foreign. Would not use hotel again as feel could have got something better for same price.

Room Tip: Not suitable for anyone who has difficulty climbing stairs.

LincolnHouseHotel, General Manager at Lincoln House Hotel, responded to this reviewResponded 6 March 2013

Firstly I would like to thank you for your comments. We take all comments from our guests very seriously and without feedback from our guests we would not be able to continually improve our services.

I am glad that you found the location of our guest house ideal to access local tourist attractions and I thank you for your comments about our comfortable beds and friendly staff.

Concerning the staff, the UK, as you are aware, is a member of the European Union. Europe is a multicultural and multilingual society that's part of our strength. Therefore some of our staff are foreigners indeed, however they are multilingual and if you had any trouble understanding them you should have asked for a native speaker.

May I also draw your attention to the fact that our building is a Georgian Town House, built at the end of the 18th century at the time of King George III. We have made our best efforts to preserve the historic character, looks and feel of the interior as well as exterior of the building.

Although, we do not have a lift, we are more than happy to assist any of our guests with their luggage and we always have someone available on reception for that purpose. It is standard procedure for our reception staff to offer assistance with luggage. Should you have mentioned that climbing 2 flights is a an issue for you, we would have tried to offer you a room on a lower floor.

As to the status of our rooms, we go into great length in describing our rooms, as stated on the website, also the size measurements/specifications are sent to our valued guests at the time of booking confirmation. No booking is made without informing the guests about the size and limitations of the room, if any.

Like most bed & breakfast hotels in inner London our space tend to be limited however, we do try to make the best use of the space available and I’m sure you’ll agree that our other services and facilities go a long way towards serving our guests needs.

During the winter period we do offer our guests radiators. Some guests come from countries with colder weather than in England therefore they do not need the radiators on. Others come from warm countries and for this purpose the radiators were there. Should we have known you’re coming from a country with better weather than England we’d have ensured that your room is warm enough before your arrival. We do have guests who inform us long before about their special requests.

The hygiene certificate of 3*** is according to the FOOD STANDARD AGENCY an above average satisfactory rating and according to our previous guests reviews, our breakfast is described as excellent.

And the “word of warning” is nothing to worry about as every single hotel in this country has a similar policy and it is a very well established practice in the hotel trade, especially the smaller establishments. What you have called word of warning is called pre-authorisation. We are advised by credit card companies to always check the authenticity of the card. This ensures that the card has sufficient funds. The card companies normally place a hold on the authorisation value for two weeks after which the amount is released back to your account. The amount is not credited to our account; it stays with the card company on hold.

I am very sorry you were not happy with your stay.

I would like to assure you that we take all negative feedbacks seriously and in a positive spirit.

Once again, thank you for your valued comments.

Our best wishes,

Joseph
