the hotel is a bit worn out but clean. ikea furniture in the room, tea set with kettle, tv, hair drier, daily towel change and shower cleaning. what else do you need from a 2*? the best thing about arriva is its location near rail stations and within walking distance from sightseeing attractions.

This hotel is by far the worst that I have ever stayed in. The hotel is filthy inside and out, dirty carpet, dirty curtains, just gross. I was afraid to walk barefoot in the hotel room. In addition, the room was so hot that I couldn't sleep (even with the window open). The walls were so thin that I could hear the person in the next room snoring. There is just nothing good to say about this hotel except that the people who work there are nice. I am sure that I could find some nice people to talk to if I were sleeping on a park bench. No thanks. This place is a DUMP.

Room Tip: I would never stay in this hotel- in any room.

Comfortable room also if it was at semiunderground floor. Poor breakfast and very small breakfast room. Good position,close to KingCross station. WiFi connection available only for payment! I suggest this accomodation for short stay.

OMG! Whoever rates this place Excellent, good average or even fair must have pretty low standards. Electric sockets with gaps around them, carpets that could grow vegetables there was so much organic matter ground into them, and tiles in the bathroom with dirt engrained into the surface. I felt like checking into a defumigation clinic after staying at this place. Saw an old guy in the morning asleep in a nearby Macdonalds - I recommend that as an alternative!! Don't go to this hotel.

If you like very small, plainly furnished, overheated rooms, then this is the place for you. If not, stay somewhere in south Kensington -- better part of town, better restaurant choices, etc. The breakfast is the same awful stuff every day. Our room had an electrical problem that took four days to fix. The bathroom was really small with virtually no counter space. On the plus side, the staff was friendly and the room was clean.

Disappointed with this hotel, very small room and the carpet was deeply stained, would not dare walk on it bare foot! Only stayed 1 night thankfully and decided to wait until I got home for a shower. Breakfast is just toast, jam, rubber cheese and wafer thin ham and with only 1 of the toasters working it was a queue for this too. I stay in London quite often due to work and have stayed in cheaper hotels before, this is definitely one of the worst I have experienced. On the plus side it is nicely situated for Kings Cross Station, the staff were very pleasant and the coffee was good!

We weren't expecting much of this hotel based on the price and other reviews we read on here, but we were pleasantly surprised. The receptionist was friendly and there was no problem leaving our luggage at the hotel for the day, although the room wasn't locked. When we returned (late in the evening), we were greeted in a friendly way and alocated a room. The room exceeded our expectations! The room was clean, the bedding was of a good standard and the overall impression was good. We had a twin room with an ensuite shower room which was well worth the price. Yes, there was noise from the street but you would expect this as it's a farily busy area.

The breakfast was disappointing however. The cellar room was very hot and overcrowded: we had to wait for a space and then had to share our table with strangers. This made it hard to get up to the self service food and drinks. We gave up and went to a coffee shop near Kings Cross instead!

However, despite the breakfast, I would still recommend this hotel as a cheap place to stay near to Kings Cross/St Pancras.
