Hotel was NOT a three star hotel! Room was basic, beds hard but clean. Bedroom fixturescand fittings were either damaged or dirty. Bathroom was awful: dirty bath surround and a piece of wood stuck on door (to cover a hole?). No attention to detail (one saucer, no spoons, kettle full up with water from previous occupant). Did not sleep due to noise outside from traffic, people talking on the street below and an ongoing pneumatic drill (roadworks!). Breakfast was adequate although a choice of having a pre made cup of instant coffee or a glass of orange squash are not the best of beverages to wake up to!
On a plus side:the location is good as it's near to good transport connections & restaurants within close proximity. I think that either the entire hotel needs to be refurbished to reach the rating...or the rating be reviewed to being a 1* (or 2* at a push!) Will not recommend!

One of the worst hotel I've ever been: for a price of £118, a so-called "triple room", as large as a single room, with one small bed and another bed just a litte large than a single one.
Noisy, not telephone, with wake-up call made by knocking on the door.
The toilets are very poor, with no shampoo at all and 2 water taps, of which one for drinkable water (?)

Also, the breakfast is very poor
In conclusion it is better to find other alternatives in London

My Grandmother booked this hotel, so before flying to London I went onto trip advisor and read all the reviews and I got a little scared because most were not good reviews.
Yes the rooms and bathrooms are small, but seriously you're not going overseas to spend the day in the room. Location was great, directly across the road from the train station. So yes there is noise, but you are on a main road close to everything. So if you are looking for something quieter I would suggest booking somewhere outside of London.
I stayed here with my husband and 2 children. Now my son got sick while we were in London and had to take him to hospital and the staff were only to happy in directing us to the best and closest hospital. My husband found them great to talk to when he would go downstairs for a smoke, they even enquired as to how our son was feeling. We also needed some dishwashing liquid to wash our sons bottles and it was no trouble at all for the office person to go to the kitchen and get some for us.
So all in all for a cheap hotel, I would say yes stay here.

I stayed with my family in two rooms in this hotel for 3 nights July 2014. The mattress on the bed was very uncomfortable and the bed made so much noise it kept us awake. The noise from people walking on the floor above was unbelievable, not just footsteps it was like elephants up there. The were no shades on the lights, just bulbs hanging there. The curtains were hanging with three hooks, one had a tear in it and were so thin the light came in. The bathroom was so small we had to stand in the shower to dry off after we showered. The grout on the tiles needs serious attention and the sink was cracked and chipped We had breakfast the first morning at the hotel and it was not acceptable in my opinion. We bought breakfast in another restaurant even though we had paid for B&B at the hotel. Not a pleasant stay and I would not stay here again.

... including a decent English breakfast in an overcrowded room and an almost reliable wi-fi. Proximity of the stations a big plus. Walls too thin (at least in the annex). The hotel could invest more in new curtains - these cannot block the outside light so the daylight wakes you if the neighbours are not quicker.

Simple rooms very close to Kings cross. Main building with bigger size but can be noisy and hot during summer. Good and complete english breakfast included. New building with new smaller rooms and more quiet, but without elevator.

We selected this hotel because of its proximity to Kings Cross station. We wanted to be on the Piccadilly tube line so we would have easy transfer to Heathrow Airport the following day. When we checked in, the clerk tried to charge us 10 GBP more for our room, but we had our confirmation, so she could only charge us the 90 GBP that we had confirmed. I also read that the hotel had a lift, but when we checked in we learned we were in the annex which was several doors down from the hotel and there was no lift. The stairway was very narrow and it was difficult getting our suitcases up to the second floor. With no air conditioning, we had to sleep with the window open. Even though there was very little vehicle traffic, there was a lot of pedestrian traffic and much noise. The room itself was very small with a double and single bed. There was almost no room for our suitcases and the bathroom was actually smaller than one on a cruise ship. We had problems connecting with wifi so I had to walk over to the main lobby as there was no phone in the room at all. The clerk had to come over to the building and reset the modem before wifi would work. The breakfast was over in the main building on the lower level. There was a good selection of food offered and it was hot and tasty. Although convenient, I didn't really like the area and would likely opt to stay somewhere else the next time. This is not really a reflection of the hotel which is fairly good value, but just a personal preference for other parts of London.
