“Pretty good hotel for pretty good money”
3 of 5 bubbles Reviewed 7 August 2014

I went to London to do some fashion shopping. I like Bayswater area due to comfortable acces to the public transport and big parks nearby. It is lively part of London, full of small restaurants. Unfortunately "my" UMI hotel was closed so I choose Princess Square nearby. My room was small, but functional, the shower was maybe bigger than the room:-) and all my stay perfectly clean.
Hotel staff was friendly.
How many reviewer mentiond the "added value" of this hotel it is its location - close to the park, close to the public transport, close to shopping. I can reccomend it without any hesitation.
Pretty good hotel for pretty good money.

We 've spent 2 night in Princes Square in November and I am very happy that we didn't have to spend anymore!
The receptionist is welcoming and smiling, but that is probably the only good thing about this place.
We've not tried breakfast as the outrageous price we had to pay for what we got didn't include it, as it didn't include the use of the WIFI. If the management hasn't yet realised this is 2014 we live in, and WIFI is not an optional facility. It costs peanuts to offer it for free to the guests, and then they would have something good to say about this place!
As for the rooms, "undersized" is a very elegant word to describe them.!
The door between the bedroom and the corridor leading to the bathroom just wouldn't stay open, so we had to use one of our luggage to keep it open, and one had to lay in bed for the other one to walk through.... The carpet was dirty and no slippers are provided and the batroom was not dirty but really dated.
The location is close to 2 undergound stations and convenient to go around, but I don't think that we would stay there again.

The hotel offers very basic service, but the staff are very hospitable and helpful.
We took a double room and usually beds come in king size and queen size. Here the bed is princess undersized.
There is no air conditioner, so you should know that a fan is the maximum you'll get. The days were quite hot in London, so the the fan assisted only slightly.
There is complimentary WiFi for the guests and it worked fairly good.
The hotel is located in what looks like a hotel district. All around are numerous hotels on every street and ally.
It is less than 10 minutes walk from Notting-Hill and Portabelo makret. Also, Hyde park is approx 10 minutes as well. There isn't much to do there in the evening, but there is an underground station 400 meters away.
Make sure you get breakfast. We made the reservation online and paid for breakfast. When we got to the hotel they have asked for additional 8 pounds for it.

Room Tip: Don't take room 801, it is on the first floor and the windows are at street level. Noisy and no...

This is a good hotel and you get what you pay for. If you are looking for something that is relatively cheap (for London) and with excellent connections to the underground and bus then stay here. It is situated in bayswater so lots of restaurants to choose from and some good shopping.

Speechless so will bullet point:
* Room SO small could barely turn around.
* Invisible step in bathroom floor which nearly injured me several times - in the end I put a rolled up towel there to remind me.
* NOISEY room right by the lift which was going till gone 2am. Room opposite had foreign language shouters in it, they didn't stop at all, the walks are like paper.
*The area is very seedy, I wouldn't go out after dark as it was bad enough in the daytime.
* I reported all to hotel, and gave the staff members name that I reported it to but they refused to acknowledge my complaints or discuss any resolution.
I WON'T be booking again, very disappointing.

The Princes Square hotel is located on the North West outskirt of Kensington gardens. The neighborhood is very quiet. We stayed in early July and slept easily with the windows open. (room 307) Queensway and Baywater tube stations are easily reached in under 5 minutes, so traveling around London was easily achieved. The Baywater area has plenty of shops, stores and restaurants to find whatever you need. The room was clean and well kept, but was just a bit on the small side for the three of us. (2x Adult, 1x Child) It contained 2 beds, 1 double and 1 single. Both were comfortable. There was an open door closet built into the far wall to hang and store clothes. (I now want one of these for my home bedroom) A desk, three chairs and two small night tables completed the rest of the room furnishings. The bathroom was very clean and had a shower with plenty of hot water and high pressure. In general, the room was well kept and clean but a little run down and musty smelling. Once we opened the windows it became an ideal room for us. We did not see much of the rest of the hotel but what we did see was very similar to the room we stayed in. We dealt mainly with the staff at the front desk and they were outstanding. We were originally assigned a room on the first floor but asked if we could move to a higher room and they did so without any problems. There was a staff member named Ellen who was very helpful. I recommend talking to her if you need help while you are there. (Thanks again!) I would recommend this hotel for travelers who are looking for a great location, prefer to stay in a local neighborhood and do not have to stay in a high dollar modern hotel. We felt safe, secure and had a great time. I would definitely stay here again.

Room Tip: Room 307 worked well for family of three. If you do not like your room ask for another, I'm sure...

Needed a family room that sleeps four, ended up downstairs in a room below the front entrance and stairs. Very noisy with people walking and banging all night, staff not very helpful. Room was basic, beds OK. Bathroom basic with slanted roof over shower area so basically a bath. If you are looking for a quite night sleep avoid this room.
