Located a short walk from Hammersmith tube on the direct line from Heathrow and minutes from the buses to Kensington, Knightsbridge, Notting Hill and the West End this is a great place to stay in London. The accommodation is in a lovely Edwardian house and we stayed in the spacious basement suite which has a kitchenette, dining table, big sofa, TV and two very comfy single beds. The shower room is nicely decorated, the water hot, the towels big. There is a lightbox mirror, so you can see to make up, a good hairdryer, plus nicely scented soaps and body lotion. Everything for breakfast is in the fridge or cupboards - fresh coffee, cereals, teas, bread, jam, honey, homemade marmalade, orange juice and milk. Fresh croissants are put on the bookcase outside each morning and so you're not disturbed they pop a note under the door to let you know. It's quiet at night and feels safe to walk back from the tube or bus. And it's very good value. It felt more like staying with friends. Highly recommended.

Room Tip: There are also rooms upstairs and breakfast is then served in the kitchen downstairs.

We stayed at this B&B for 4 nights in hot weather in July 2013, and had the lower studio, with a kitchenette. This B&B was a bit of a find. To put it into context, we are tourists from Australia, and have been to London a handful of times before. For a couple, this is the best we've stayed in so far.
The location was good for us. It's within easy walking distance of Hammersmith Tube Station (at most, 10 minutes walk). Hammersmith is on the Piccadilly line, which is the line from Heathrow airport. That means we cab catch the tube from the airport, not change lines, have a short walk from the station, and we're there. There is a choice of restaurants in the neighbourhood (the Japanese restaurant, Suzu, was good [we ate here], and there was a good-looking Italian, but we didn't get there; both very close on the main road), and in the Tube station complex there was a range of shops, including a Tesco supermarket (we picked up food and a bottle or two of wine on the way home from the station). The Piccadilly line took us to the city (ie Piccadilly Circus, which is pretty central). Make sure you buy an Oyster Card at Heathrow; you can buy them at the tube station at the airport at a machine, and use a credit card. We've had ours for a couple of year's and top it up when we are here again.
Anyway, on to the accommodation.
The lower studio was terrific. Very roomy. Flat screen TV, DVD player, microwave, stove, fridge, Wi-Fi, couch and chairs, table and chairs, drawers, shelves, cutlery, cooking utensils and crockery, heating, and a good sized bathroom. The shower was large, with plenty of hot water with good pressure. There was enough to be able to cook a meal if you so chose.
Breakfast was either provided in the fridge (fresh fruit, juice, yoghurt, milk, bread, jam & butter) or cupboards (cereal, coffee/tea, sugar), or delivered in the morning outside the door (croissants). it was fine for us.
Edmund was there to meet us and show us around. He was very personable and invited us upstairs for a chat. He was concerned to make sure we were comfortable. We had email contact with Victoria (note the requirement for a deposit, which we facilitated via a bank transfer, but the banks got more than their share).
The lower unit was cool as it was underground. But there was natural light from skylights in the kitchen. It was the most pleasant of the below footpath B&Bs we've stayed in, in London. It has its own entrance (so you don't disturb anyone by coming in late).
This was a nice, roomy place, to kick your shoes off with a glass of something from the fridge and watch some TV after a day in London, and sooo convenient for international visitors.
