The haven hotel is very warm friendly place with free breakfast every morning the rooms are amazingly reasonable for the area of London and it is near edgeware tube so you can access any part of the city including major attractions. The staff were very nice Russian I believe they were sweet and helped us whenever we need it for a budget hotel this is top notch

Area at first was not good but got used to it
Room was small for a family of 5 two of my kids are classed as adults
1 of them had to sleep in a bunk bed
Would have been better the room being slightly
Bigger
Staff were friendly & nice breakfast was great
Was a lot of painting going on could have done with
It in our room only 1 lift that can fit 2 people so not
Great if you are on 3rd floor like we were & had 3 cases
& bags no air conditioning only a fan that doesn't
Blow a lot of cold air could not fault maid service
As had fresh towels & room was cleaned every
Day
When I return next time will look at premier inn
Or Hilton

Okay - the sheets were clean; but there was precious little else to recommend this place. The rooms were small and hot (London in the summer is horrid, and no a/c turns every room into a purgatory where you have a choice between windows open on incessant traffic, or sweating).The rooms were not clean - a lick of paint would have made a good deal of difference. As "Passion for Flavour" rightly points out in another review the conversion to a hotel was done on the cheap, and a while ago - the laminate floor is definitely showing it's age, and the painting and plumbing was showing it's age. I was there for two night, in that space of time someone came in and did a 2nd rate job of making up the bed, but there was no other cleaning.
The staff were friendly, but although this is budget venture, it is not up to the mark. There are other hotels within a 3 minute walk that are at least £20 cheaper per night, and are clean and modern.

Whilst providing the basic necessities at a reasonable price for the area, the condition of the furnishings leaves a lot to be desired - curtains were dirty and damaged, the shower worked but not at a decent pressure nor constant temperature, the bedroom floor had not been thoroughly swept and cleaned.

Cooked breakfast was poor in quality with only options being bacon, fried eggs, beans & sausages. Fried eggs were overdone and only 1 slice of bacon.

'Continental' breakfast consisted of a hard boiled egg and a few pieces of wrapped cheese.

Constant traffic noise through the night due to it's location

Stayed overnight a few weeks back and i didn't expect much from the pictures listed however, i was fairly disappointed nonetheless.

The corridors appear as though they'd been decorated 20 years ago when this place was converted into a hotel by a handyman who no doubt has appeared on the TV show 'Cowboy Builders' during his time as a 'decorator'. Carpets weren't fitted correctly and as for the rooms, i think a stay at Butlins Minehead would appear like heaven compared to the Haven Hotel.

The rooms appeared as if you were staying at a poor version of your grandma's home in terms of the bedding however, for the furniture, i've stayed in better hostals. Definitely not clean, one of the guests had a bug on their bed (although they put this down to the window being open) and hairs on the sheets, and I even found a sock on the outside of the window ledge.

Breakfast was poor, looked like a bulk buy situation to save money which it no doubt was.

All in all, i would l say it was overpriced for what it is. A somehow glorified yet somehow poor hostal.

This hotel is nearly at the corner of Sussex Gardens and Edgeware Road in Bayswater near Paddington Station. It is roughly 8 blocks from Paddington or the Edgeware Road tube station or the Marble Arch tube station or the Lancaster Gate tube station. You can walk to either Buckingham or Kensington palaces in less than an hour. If you take the Heathrow Expres to Paddington you arrive on track 6 and if you walk to the front of the building there is a road leading up to Priam Road. The intersection immediately on your left is Priam and London St. If you walk 3 blocks away from Paddington (south) you come to Sussex Gardens then walk five blocks west and the Haven in on the left before Edgeware Rd.

We paid 100 GBP per night (all inclusive) which seems expensive for a small room but some of the nearby hotels are even more overpriced in high season. The room includes a refridgerator and a wardrobe as well as a flat screen TV. Ours had a single bed plus a double. One of the lights was missing a piece and the one of the bulbs in the 3-bulb overhead light was missing, but everything worked. The wifi is fast and free. Hot water is not their strong point, and at best the shower was luke warm. The shower water control is strange in that you turn the lower knob as far right as you can (clockwise) and the knob above it regulates the water volume. You do get hot water fairly quickly but it never really gets hot.

Breakfast was included and you have a choice of Continental or English. Continental includes cheese and a hard boiled egg as well as cereals where English comes with a fried egg, sausage and two pieces of bacon. Coffee or tea and toast with butter and jam comes with either option. We enjoyed the breakfasts which would cost 5 GBP or more per person outside.

The staff was friendly and loaned us an electric adaptor when we had a problem with ours. Loaned as in free. Also they kept our bags in a locked room on our last day when we had an evening return flight. Just glancing at some other reviews I must say our room was clean, they brought clean towels every day (we stayed three nights). We were on the second floor but there is an elevator. Our bathroom was clean and the breakfast utensils and crockery were all clean.

I would stay here again without hesitation and it is better than other hotels we have stayed in on the same street without naming names, one of which now wants 250 GBP for a double.
