The apartments are excellent, everything and more that you could possibly need

The restaurant is good with a varied menu, but it has a small bar area. Evenings can get noisy hence I stay in the apartments

Easy to get to with a small car park

Costs are reasonable

did you ever think it would be possible to go to a hotel where the shower was so weak it was like standing under a watering can and the loo took about 15 minutes to fill up after flushing? Neither did I until I visited the oaklands !! , but these things happen I suppose so I duly reported the problem to the receptionist who said she would have maintenance fix the problem. 12 hours later we come back from a day sightseeing only to discover the problem hadn't been fixed and the explanation was that maintenance didn't know what was wrong so they couldn't do anything about it !!!!!!!, so if you like rooms that are filthy ( there were cobwebs all over the ceiling when we got there ) and a room with no loo then this is the place for you. one other thing when we were there there was some sort of party going on and the noise was truly HORRENDOUS all night long. I truly hated the place.

Room Tip: don't use room 24 - it was the one we were in

The carvery at the Oaklands is usually full, but not too full to get a table. Two good slices of meat, from a choice of 3 joints, or a pork steak, and in excess of 10 veg, and all for £3.79. It may not be plush, and it may not be posh, but for hungry people on a tight budget, this place is hard to beat.

I booked a lodge (thought it was cheap at £74) for a business trip and as I normally stay in Premier Inns, I was looking forward to something different. On arrival the receptionist was very efficient, but hardly welcoming, On walking into the 'Horning' lodge I was shocked at the difference between how it was portrayed in the photos and how it actually looked. The sparse furniture was of random designs, some wood, some metal, with an ageing sofa. All the furniture had seen better days, some considerable time ago mind! The bedroom was basic, with the same tired wooden furniture. The cordless phone was unplugged & flat so I couldn't use it to call reception to book a table for dinner. The bathroom was acceptable, having a jaccuzzi bath (not used) and a good sized shower cubicle.

The bed was something to behold! It was so old it must have dated back to the 1970's, God knows how many people have slept in it, but it was so uncomfortable I'm still suffering with aching neck, back & shoulders three days later!

The food was pretty good, but not cheap if you don't choose the carvery, which half of Norwich seemed to do the night I was there, so noisy. The furniture was again very old and basic, the room decoration was dismal & tired and lacking any atmosphere, all that was missing was the sawdust on the floor.

Overall the staff were okay, but none went out of their way to really make you feel welcome.

Fortunately all the other lodges were unoccupied and the hotel did not have many guests (I wonder why!), so it was fairly quiet, but I would imagine it would be horrendously noisy on a busy weekend, or when there is a wedding on.

My advice would be to play safe and book a Premier Inn, as I should have done and will continue to do from now on.

had a 2 night bed and breakfast stay for a wedding reception held here The food was very good and excellent value accommodation very comfy we had the carvery meal the night before the wedding and amazed at the value for money

Booked the Oakland hotel week before so all the good hotels I was looking at had been booked in or the prices which were the same price as the Oakland had gone.
The first 2 days the room I was given was small one bed room but had paid for the classic room and very hot.Could not control the radiator,but no air con but had a small fan in the wardrobe so had to open the loft window a little bit because it was raining the first day.
Room had tea/coffee maker and free wifi which was a bit slow but could read email.
Breakfast was included but tea/coffee was a bit weak for wakening me up ;(
Third time lucky was given a classic double bedroom which I was able to control the radiator temperature but double bed one side warped like an elephant had slept on that side ;)
Had a meal at the restaurant.
Skipped the carvery which was heated by spot lights like the buffet breakfast.
It was ok .Nothing to write home about.
If I have to book a hotel in Norwich last minute will go back but given the choice and doing advance booking will go elsewhere given the price.
Has free parking.
The reception staff need to be a bit more train in customer relations.
Did not get a refund on the first 2 days but that does not mean I am writing a bad review.
Like teachers keep saying must do better ;)

A truly fantastic setting for a wedding reception but several issues that let it down.

1) The Steak meal I was served was uneatable and the vegetables were dried out and uneatable, I could net get a knife through the steak I had (burnt on the outside and raw and cold in the middle) and full of gristle.

2) The cost of soft drinks for children and teenagers £3.20 for a large glass of lemonade & 75p for a dash.

3) At 22:00 they ran out of ice.

4) Shortage of bar staff it took ages to get served.

5) Breakfast was a shambles when they finally put the bread out for toast there was no butter to be found, when we asked for it we were told there was butter substitute on the tables. NO sorry toast calls for butter!!

All in all if they get these problems solved it would a great location, shame wee did not get the things we expected.

Room Tip: We had a family lodge and it was first class.
