Its with some reluctance i am writing this revue. I have stopped here on numerous occasions over the years with family and friends and i would have preferred to keep the place a secret. where to start ? the owners Pia and Ian are two very nice people who are extremely welcoming. The accommodation is out of this world and i have stopped in three parts of what is available. everything is very clean and comfortable. The decor is absolutely spot on, with a light warm feel in every room. the welcoming pack has always included the essentials tea, coffee,milk, cereals ect down to slippers and a dressing gown on the end of the bed ! Even the shower gels and shampoo are top notch. To cap it all the surrounding scenery is absolutely stunning. A walk past Rockland Broad up towards the river yare will fetch you into contact with all manner of wildlife including Marsh Harriers , Barn Owls and deer. if you want a peaceful relaxing break in stunning accommodation with matching scenery do not hesitate !

“Lovely location, very well appointed cottage”

The Barn is a lovely two bedroomed cottage. It has been fitted out to a very high standard. We were greeted by the owner who was very friendly and welcoming. She showed us round and then left us to it. She said they were always available if we had and problems or needed advice which was reassuring.
It was absolutely pouring with rain when we arrived so we availed ourselves of the welcome basket until we could unload the car.
The cottage is very close to the Broads (200 yds) and we were able to get some use out of our canoe while we were there. Also got some cycling and walking in straight from the cottage. There is a great pub just across the road.
We spent a very relaxing week and would certainly recommend this cottage to friends and family.

“Excellent accomodation and superb location”

Just had a great week staying in Oxnead House. A very nice welcome hamper was waiting for us on arrival with the kind of essentials needed in first 24 hours of holiday such as milk, bread, cereal and wine!! The accomodation was clean, the kitchen well equipped and wi-fi was available. The two bedrooms were of decent size and the beds were very comfortable. The grounds were well kept with a small play area for younger kids. The location meant we were within an hour of all the main tourist attraction of Norfolk and North Suffolk. There are also a number of walks to do in the local area, in particular to the stunning Surlingham Church Marshes were we saw our first Kingfishers. We would have no hesitation in returning in the future.

“Beautiful, Friendly, Relaxing, Special”

Firstly, I am one of those incredibly hard to please people when it comes to self catering cottages, probably down to too many poor experiences. But, Wow, what a find, I cannot tell you how pleased we are to have found this place, it was everything we were looking for and more. We received a very warm welcome from Pia, we had arrived later than expected due to a road closure, we were quite tired after the journey and running lower on petrol than we had anticipated, but had to go and stock up on groceries and Pia kindly gave us her petrol can with fuel in, to travel to the nearest filling station just in case we ran out. The Welcome basket was a lovely touch and allowed us to have some tea and toast before our supermarket shop. We stayed in The Lodge and I can honestly say, it is the best holiday cottage we have ever stayed in, it was extremely well equipped with everything you would need, the furnishings were lovely and comfortable, the decor nice and light and the whole cottage was extremely clean and fresh. We felt very spoilt having three bathrooms to chose from and let me tell you it was a very welcome change as at home we have one bathroom and my poor husband has to share that with me & two teenage daughters. There was plenty of hot water for baths and showers and there was even some locally made toiletries to use, the nigh time bubble bath was very good, everything was thought of, even down to bathrobes and slippers, making us feel very spoilt indeed. I honestly cannot fault the place, it was luxurious, tranquil, comfortable and we all fell in love with the house and the area of Rockland, we really didn't want to leave and usually after day 5, we are ready to get back to the comforts of our own home. This place was better than home and when we go away, that is what we look for, not just a place to lay our heads, we want that extra something and The Lodge at Oxnead certainly delivered that!

We know Norfolk fairly well having been there a few times already, we had some lovely days out, can highly recommend Banham Zoo which we always find a great day out both when our children were younger and now as teenagers. While away we celebrated our 22nd wedding anniversary and chose to have a meal at The Old Feathers which is a short 5-7 minute drive away, what a lovely pub, serving excellent pub grub,great service & value for money, I would recommend this place, what it lacks in its location being on the main road it makes up for in quality of food & service.

Pia and Ian, thank you so much for the memories, you have a wonderful place and you can see you have put a lot of love, thought and hard work into making the cottages what they are today, you clearly care a lot about what you are offering to your customers and that is such a refreshing change. We will without doubt be coming back and if ever you want to sell The Lodge, let us know and we will pack our bags fast:~))

“Wonderful week!”

My husband, daughter, son in law, baby granddaughter and I stayed here for a week, complete with our Yorkshire Terrier - Bailey. We arrived to a fantastic welcome pack and a lovely warm welcome from Pia the owner. Everything was explained to us clearly and we were left to settle in. Ian, Pia's husband then arrived with fresh milk, bread and butter - again complete with a genuinely warm welcome. the cottage was very tastefully decorated and very well equipped. There was literally nothing that we needed all week that wasn't provided in this cottage! The garden is worth a special mention. It was completely safe for our small dog to run around in, being completely enclosed. It was also lovely for our baby granddaughter to sit and play in the shade of the trees. We had some lovely days out - walked round the nearly country park, went to Cromer (beautiful), hired a boat at Wroxham, visited Norwich - amazing cathedral- the free guided tour was excellent, the shops were superb and the castle was really interesting and deserved much more time than we had allowed. We took a Red Bus Tour on our first full day, which was well worth doing, so we got our bearings. It was always a pleasure to return to the cottage and its comforts. We stayed in The Stable, which allows dogs, as does The Barn, although I think the other two cottages don't. There is a lovely play area for the children, containing swings, slide, Wendy house, and a covered sand pit. Another large communal garden is ideal for family games such as badminton or tennis. The washer is free to use, although the tumbler costs £1 - entirely fair. There are shelves full of games, books and DVDs to borrow and use free of charge. Local pub was delightful- three minutes walk away. We ordered a take away from there on our last night and they were delicious. In all, a really fantastic holiday in a beautiful cottage. We all loved the chance to spend a week relaxing together, Bailey loved it too!!!!

“A little gem in Norfolk”

What a lovely place to spend a few peaceful days.

My boyfriend and I were looking for a peaceful and tranquil place to stay in the countryside so booked up the Stable for a couple of nights during the easter holiday.

What a fantastic little place. The Stable was the perfect size for the three of us (we have a little Chihuahua). We felt very welcome, with a basket of goodies and some treats for the dog waiting for us on arrival.

We spent the days exploring the beautiful countryside surrounding the cottage, using information kindly left in the cottage, and the nights barbecuing away in the garden. We were very lucky with the weather, but there is a large range of games, books, and DVDs if it pours with rain!

The place is also great for families (playground with slides) and for dogs (gardens are all attractively fenced and any gaps covered with chicken wire - so inescapable even for the smallest and craftiest of dogs!) and there is ample parking.

Pia and Ian were very kind and were on hand if we had any questions but were not intrusive at all.

This place was a little gem that we found - and for such a great price. Would definitely go back and have recommended to a number of people.

“Like being home, but without a care in the world”

We took a chance on Oxnead House for our first overseas trip to visit a friend in Norwich, and we were incredibly lucky. The grounds and accommodations were superb. Ian and Pia made you feel like a true guest and available for advice or help without being in the way either, which was perfect for us. They've done wonderful work, keeping the character of the farm, but providing all the modern amenities to make you feel like you're in a first class hotel. My wife and five year old son were equally impressed with it. Great place to travel with a family and feel totally at ease. There is a village and nice pub within easy walking distance, and if you range just a bit further you can enjoy the Norfolk countryside, or Norwich proper. It's close to a lot, but if you close your eyes, you feel like you're away from everything. We couldn't imagine a better stay than the one we had here. Truly perfect.
